Many thanks for your feedback. We try our best to keep the villa in top condition but sometimes issues do arise. Since your note, we have replaced the two internal lights and the pool lights. Damage to loungers is always a problem during the course of a season and our property agents do their best to try and find out when one is damaged so we can recover costs but this is not always possible. We ensure there are 10 new loungers at the beginning of each season and replace damaged products as we go along. Obviously, we need to improve our post stay inspection in this regard and this is something we will address with the property agents. In the meantime, we have asked the agents to replace the broken loungers. In terms of updating, we have plans to build a home cinema and games room with small bar area into the basement area in the next 12 months subject to planning so hopefully you can come back and enjoy sometime in the future.

Many thanks for your comments and I'm glad you had an enjoyable holiday. I would respond to some of your comments as follows: 1. We have used a folder in the past but it was lost on more than 3 occasions. We now have a picture board hanging in the kitchen with over 40 business cards from local restaurants and attractions in the area. We feel this is more aesthetically pleasing than a folder and less likely to be removed. Our guests have enjoyed the selection of cards in the past and we feel it is more personal and reflects the tastes of our usual guests rather than a somewhat clinical folder. 2. The pool is large by private villa standards. We have taken holidays at the villa for over 10 years, always with children, and the private pool is a highlight of their trip. We have never had a complaint about the size of the pool. 3. The house is managed by Top Casas Estate Agents in Foz. Each guest is provided with the contact details of one of our property managers who looks after them for their trip. There is no charge for this service. The primary reason for having these contact details is to give guests peace of mind that someone is there to sort out serious problems or emergencies. Our agents are very amenable and we encourage all guests to pop into their office and introduce themselves if they wish. 4. The cleaning of the barbecue area and broken pool filter has been passed on to the agents and dealt with - thank you. 5. We purchased new loungers in April 2016 to replace the old ones. 6. The fridge / freezer cabinet unit is 7ft tall and 3ft wide, the largest we could find. 7. We have 8 dining chairs, 3 kitchen bar stools, a high chair and a further 8 outdoor chairs. We choose to have 8 chairs around the dining table so as not to over clutter the room and change the ambience of the villa. 8. i always recommend that holiday makers rent a car to fully appreciate the area and stunning beaches. 9. The surf school is great and the owner is a personal friend, which is why i recommend him to guests. Apologies for the long response but we take reviews seriously and address issues when needed and if we consider appropriate to do so. Despite your comments, i'm glad you had an enjoyable holiday.

Many thanks for your feedback which is always appreciated. Due to Covid restrictions the villa is given a deep clean before any guests arrive so your comments re cleanliness are surprising. Our property manager explained to you that the marks in the wooden floor in the lounge are marks created on the white wooden floorboards when guests move furniture around. The villa has a large outside dining table and chairs - guests usually move this table around the villa to take advantage of the sun or shade as required. This has not been an issue before but appreciate this didn't suit you and we are sorry for that. We regularly replace our furniture, for example the sun loungers are replaced every 2 years. The lounge we felt looked great but on the back of your comments have ordered a new sofa for the area. Kind regards,David

Thank you for your comments. The house plot to which you refer has been vacant and undeveloped for over 10 years, during which time planning permission was in place to build a new villa but i wasn't aware of when building was due to start. The surrounding area has been vastly improved over the past 5 years due to the construction of new villas in Foz, and believe this villa will further improve the area. I offered you €100 as a gesture of goodwill and i'm sorry that you felt this was not acceptable. You will appreciate that i have no control of when people can commence building however rules about when contractors start and stop work each day are strict and my property manager assured me that all building work was undertaken during the appropriate hours and does in fact regularly check that these rules are adhered to. For the avoidance of doubt, this villa will be completed over the winter, it will not impact the quality of the view from our villa as we are at an elevated position above the roof and will continue to benefit from the great views over the lagoon.
