Duplex by park/springs/town with big private deck!

Welcome to Cliffside - Updated two bedroom, one bath duplex with vaulted beamed wood ceilings only available for monthly rentals, unless there is a gap between rentals. Enjoy the view out of the many windows high above the street below. You can't beat being just a .44 miles from Barton Springs Pool and Zilker Park, and approx 2 miles from downtown Austin. The kitchen is fully equipped and opens up to the living room and dining area with a bar and 2 stools. There is an electric stove, microwave, refrigerator and dishwasher as well as coffee maker, grinder, blender, toaster, pots, pans, dishes and flatware for 8. The master has a king bed with a Tempurpedic mattress and the 2nd bedroom has 2 twin beds. The bathroom has a shower/tub combo and a double vanity. There is a partially covered large front deck with a gas grill, table and chairs and a retractable gate, a porch swing hanging in the oak tree on the side of the building, and off-street parking for two cars. There are 2 TV's with WiFi and Roku's for Netflix and digital antennas for local TV channels. There is also a front loading washer and dryer in the laundry closet.
This property is pet friendly with a fee of $50 for short stays and $100 for monthly stays.

The house is great and comes equipped with everything you may need. It’s in a great neighborhood and within walking distance of Zilker Park. It also has a really nice deck where we spend a lot of our time. 💜

Quick trip to Austin

I made a quick trip with my daughters before the holiday to show them around Austin and visit friends. This location was perfect to have them experience true Austin and have a middle ground between friends in S and N Austin. The property was clean and comfortable, and the neighborhood was safe and quiet. We had everything we needed and the hosts were accommodating and friendly. We’d book there again easily!

Plenty of room and kitchen was well stocked with necessary tools, dishes and drinkware

Austin was having rains storms and was cold. The house kept us warm and cozy. Plenty of lights and the sofas were very comfortable. We had family over with a two year old, she was completely contained in the living area and safe. Funny thing, those acorns falling on the roof gave us a start when they started falling on the metal roof. We also enjoyed the string of Christmas lights on the porch.

Nice location, light, and high ceilings

My wife and I spent over 3 months at this rental. Overall I'd say we were mostly happy with our experience. There are many positives: cleanliness, location to Zilker Park and greenbelt, quiet neighborhood, tile/pergo floors, great light, decent price, comfy bed. My wife thought the couch was a little on the old side and the kitchen cabinets smelled musty, but nothing too detrimental. The other side of the duplex occasionally had noisy tenants since it was more of a weekend rental (bachelorette parties, etc.) The biggest issue we had was the owners had to repair the roof due to a leak in the other unit. This repair happened during SXSW, when it was either impossible or crazy expensive to rent another place. So for three days we had guys banging on the roof from 9am-7pm and ceiling dust falling over everything which meant each night we had to sweep and wipe down surfaces (beds, counters, cookware). The owners compensated us with a few extra days at the end of the rental, but it was a major disturbance that I wish could have been handled better. They were nice about everything else though and I was pretty happy with our stay.

It was unfortunate that we had an active roof leak in the other side of this duplex and couldn't leave it leaking until these guests moved out. We had to put on a new roof rather than trying again in vain to repair the old one and had to do it fast since rains were coming the next week. We regret any inconvenience this caused, but didn't see a way around it. The main problem for the guests was their dog was barking a lot due to the noise from the roofers working and this was disturbing the guests as much or more than the actual noise. We offered to board the dog during the day when they were working, but that wasn't acceptable. If we could have moved them to another property we would have, but it was SXSW and nothing was available.

Great Property in a Great Location

We loved our stay here. It has all the amenities one needs and the location is unbeatable especially if you're coming to visit during some of the music events that happen within walking distance.
