This brand new home is the best option for you and your loved ones to live the experience of this beautiful island. Wake up with the first sun rays of the day in an ocean front Mediterranean style villa.

Our villa is unique in the island for its Mediterranean architecture and view.
This villa is perfect for big families or group of friend who enjoy luxury, comfort and love for the ocean.
The house is divided in two sections:
- The Main house with 3 bedrooms, living and dining room, kitchen and tv room.
- The bungalows: 2 bedrooms and 1 master suit.

* All bedrooms have their own balcony.

The house is ocean front on the highest part of the island.

- Housekeeping is included.

We are located at the residential area of the island so you can be sure you will be able to relax... No tourist noise and bars around but close enough for you to drive in a golf car to a nice restaurant or fun bar... We see Dolphins and turtles swim by often.

We recommend you to rent a golf car to drive around the island.
Taxis are available too.

This home will be ready this November and available for rent starting on December 2016. We will be posting more photos to update you as soon as we finish the decoration.

This property was just was the pictures show. Beautiful! Very clean and Victor and Jenny were so nice and helpful whenever we had questions. The included breakfast was such a nice and tasty add to the stay! We would definitely come again!

Family Vacation 2025

We take our family every year on vacation. We love Isla Mujeres, my wife and I go every year for our anniversaryWe found this villa on VRBO we needed a large one since there where 16 of us. Eight adults and eight children. We usually go on cruises but we thought this was would fun. We were right. The villa is beautiful located on east side near Punta Sur. The check in was flawless. But the best was meeting Victor and Gheni (not sure of her spelling its pronounced HENI) Her food was amazing. We had breakfast every morning and most evening we took advantage of her culinary skills with supper. They provided great service and was a treat to meet them. I would highly recommend this property.

Great location, great house, great service!

The house, pool and overall property was amazing. Felt like we were in Greece! The on property chef and her spouse were fantastic, provided great food and service, but outside of meals, they weren’t noticeable. The host was responsive and very helpful. Would definitely come back.

Perfect Family Vacation

We had a wonderful family vacation! The home was perfect for the 13 of us and accommodated all of our needs. The house is clean and well appointed for large groups. Victor and Ginny were very attentive to our needs and if you pay for the chef service, they really do their best to accommodate all of your diet and meal preferences and prepare the tastiest meals! You do need a golf cart or taxi in order to get around as the home is not within walking distance to town. We had such a wonderful time and will remember this family trip for years to come!

35th Anniversary Celebration with our Children and Grandchildren

This property was everything they said it would be, and more. It was better than a standard rental because it came with 2 wonderfully, friendly, helpful caretakers who cooked and served breakfast and any other meal you contracted them to do so. Every meal was delicious and we wish we had contracted them to cook more!!! Victor and Genny were the best! They took all the stress out of traveling with answers, solutions, and advice if you were looking for it! The rooms were super spacious and clean. The rental came with bath towels, linens, pool towels, toilet paper, soap, paper towels, spices, and dish washing liquid; all the little incidentals that you forget to purchase when running to the store. We very much appreciated all the extras! The bedrooms have air conditioning that cools off the bedrooms nicely as long as the sensors on the doors are engaged. The living quarters (dining, living room, kitchen) are open-aired and hot, unless you are under a big fan that is provided. We brought smaller fans that helped out also. The pool and the picturesque views from the villa are extraordinary! The property is very well maintained. The yard was an added bonus for our grandchildren. Golf carts are highly recommended since this property is on the south side of the island and further away from Playa Norte. This family vacation was an awesome experience filled with more happy memories than we can count. It will definitely be the trip, all other trips will be measured against. Thanks!!!

Amazing, Exceeded all Expectations

I wish I could give this property 10 stars. We stayed here for a bachelorette trip. The process starts by communicating with Carla who was wonderful to work with. Then before we arrived I was introduced to the concierge, Adrian. Anything you could possibly need, Adrian coordinates it for you. I asked for four taxis on four different occasions (transportation for 14 people) and they all arrived to the house early and ready to go. Victor and Genny are at the property and also took care of our every need. They cooked us a delicious breakfast each morning at the time we requested and had coffee prepared and ready for the early risers. They also cooked us two dinners and prepared a wonderful lunch that they packed in a cooler for us to bring on our boat charter. You can coordinate the boat charter and golf cart rental through Adrian. I hope I get the opportunity to come back one day to Isla, but also Casa Yaax. Thank you for such a wonderful trip!

Spring Break Getaway - 3 families of 5

HIGHLY RECOMMEND THIS PROPERTY!!!! We had a group of 15 people, 3 families, ranging from ages 12-45. We are used to staying at all-inclusive resorts, so this was a bit out of our comfort zone, but it ended up absolutely perfect! The property is beautiful and comfortable! The on-site staff Victor and Genny are very kind, helpful, and thorough in cleaning, preparing food, and helping with all our needs. Genny is also the chef and cooked delicious breakfast every day (included). We only took advantage of full chef services (lunch and dinner) on 2 of our 5 days but should have done at least 1 more day. The food she prepared was nothing short of amazing. We ate at some good restaurants on the island, but nothing compared to Victor and Genny's guacamole, ceviche, brochettes, and tamales. And the groceries for them to cook for 15 people was very reasonable and food was always plentiful...especially with 4 teenage boys!! The property is exactly like the photos. The pool is perfect, all bedrooms have full bathroom and AC. I definitely recommend renting golf carts. It's fun and easy to get around. It's nice to head to north beach for shopping, we spent a day at an all-inclusive beach club, and we took kids for coffee and ice cream runs in between walks and enjoying the pool! We also made runs for our own ice, drinks, snacks. The island itself is also fun and has a laid-back vibe! It was easy to get around the island and to get into restaurants with 15 people. Everyone is very helpful and very reasonable prices all around! It truly was a special week of relaxing and enjoying friends and family! On our way to the ferry to catch our flight, the taxi driver asked my kids if they would be back. Hands down, it's a YES. We all loved the island vibe more than Cancun!

Excellent house for multiple families. Bedrooms are spread out and all have en suites. The house has a good common area for gathering as well as a large yard around the pool area. Victor and Ginny are excellent hosts and the house was kept clean and breakfast was excellent every morning. Highly recommend.

Exceeded my greatest expectations

The beauty and elegance of Casa Yaax far exceed any of the posted pictures, as does its magnificent setting along the oceanside cliffs. While the property itself could have made our week above and beyond perfect unto itself, the live-in caretakers, Jenny & Victor, pushed our vacation up to a Spinal Tap "11." Their unobtrusive grace & helpfulness, and spectacular cooking, equal the brilliance of the setting. Suffice it to say, the property is immaculately cared for from bedrooms to bathrooms to common rooms, to grounds and pool.

Incredible experience!

This house is truly spectacular! It fit our family of 15 very comfortably. The concierge was very helpful in organizing travel details. And the chef - victor and geni at the house made us excellent meals every day! We loved our stay and highly recommend casa yaax!

Best place on the island

I can't imagine a better stay on the island. We enjoyed the house and pool so much that we didn't hardly notice there's no beach access at the house. We walked to restaurants and snorkeling, while avoiding the crowds of Playa Norte. The caretakers make this place really special; Victor and Jenny made us feel so welcome and relaxed.

GREEK VIBE on a MEXICAN ISLAND

We have enjoyed Isla Mujures since 1999. We have stayed in many homes, condos and hotels over the years. I have been eyeing Casa Yaax since it was built. This was finally the year. I took 8 family and friends for my 50th and here is what I have to say. Casa Yaax exceeded all my expectations. From the moment we walked into this immaculate home. The view is surreal, the location is spot on and if you have never visited the island before, if you want to see a sunrise, well this is the place to see it. the grounds/pool is perfectly situated so that you can enjoy the entire day in the yard and pool. The mainroom/kitchen is a room we can all only imagine having as our own. We did have massages in the TV room which was perfect, such a zen room. The bedroom/suites are beautiful and comfortable. My guests were very comfortable in each suite. The only downfall, ONLY I say is that there are no screens or windows within the French blue doors, so what you shut them, you shut out the view. :(, BUT, there are side windows so that does help. With this incredible home you are blessed with a family who is wonderful. Whatever we needed, we had. We are very self-sufficient, so we didn't need much, everything they did for us was a treat. Breakfast was included and it was delicious. housekeeping too. We had fresh towels for the pool and beach. BONUS!!!! If we needed anything more, they are more than willing to help. We also felt at ease knowing they were on the premises. There are cameras in the great room and the courtyard area. the home is open so it's nice to know that there is security. There are no cameras in the suites. (that I saw) I highly recommend this home to a large family/ friend getaway. The Greek Island vibe, on this beautiful Mexican island is magical. You have your own boutique hotel all to yourself. Lastly, there is a little road which you can take walks on to watch the sunrise and feed iguana's , Enjoy!

The best friend trip EVER

We spent a long weekend here for my bachelorette and words can't describe how amazing it was. The whole team including Carla, Adriane, Victor and Anna were outstanding and made the weekend that much better. Victor and Anna are so special and they made the most amazing meals and made sure we always had everything we needed the entire weekend. We coordinated a boat day through Carla and Victor & Anna packed us a great lunch to bring with us, I highly recommend booking a boat through them it was amazing!!! We are already trying to plan another trip back next year! Can't recommend this property and team enough!!!

Great bachelorette weekend!

We were a bachelorette party of nine women, and we enjoyed our stay! Geni and Victor were very welcoming; they were excellent cooks and housekeepers and very helpful with scheduling cabs! The villa is gorgeous, though it is a trek from the ferry/downtown, especially in a golf cart, and the taxi drivers and locals were surprisingly unaware where restaurants and tourist attractions were located, so we had to rely heavily on Google maps. The airport transfers were difficult to locate and/or late, and we repeatedly did not receive clear instructions about where to board the yacht we booked through the property. We did, however, book COVID 19 tests and massages through the property, and those were great! Overall, it was a good trip!

wonderful stay

it was an amazing property with a wonderful staff, we are never going to forget Victor and Geny, the are the best! My only complaint is because one day before our arrival I received the email with the confirmation and all the details for the property including the adress, that was completely wrong!! I gave the adress to the Taxi and he left us at the wrong house!! I tried to contact Carla and never heard anything else from her, I started looking for the house in the island (based on the pictures of the website) walking with my brother and leaving all my family waiting for me on the street, it was very stressfull but I manage to find the property, it was a scary moment because it was my first time on the Island, so my advice is be sure to verify the adress, over there is about the name of the house, no streets or anything.

Best beach trip ever!

We spent a week at this amazing home on Isla Mujerus. The property is even better than the pictures, incredible views and immaculately clean. Victor and Ginny the staff were the absolute best part! They are so friendly, biggest smiles ever and always available for anything you need. And what amazing cooks!! Fajitas, tamales, ceviches, heuvos rancheros, guacamole and the best margaritas ever!! I can’t recommend this property any higher! Victor and Ginny will make this your best vacation ever!

4 nights in paradise!

We had the pleasure of staying at the beautiful property with 5 other couples. We all enjoyed the houses so much, the rooms were very comfortable and the views were amazing! We loved having Victor and Gennie their to help us make our stay relaxed and enjoyable. Every meal they prepared for us was amazing! Our rooms were cleaned daily which is a nice perk in a VRBO! Carla was great to work with as far as planning everything from airport transfers to golf carts, massages and so much more. I highly recommend staying here! You will not be disappointed!

Fantastic Trip!

Carla was great to work with prior to getting to the island and was incredibly helpful in sending over recommendations and making sure we thought of everything! Victor & Gennie absolutely made the trip for us! The breakfasts in the morning were perfect and they were very flexible on the food along with the timing each morning. On top of this, they not only significantly helped our group keep the place clean each day but washed the towels, dishes, took out the trash, and I'm sure a dozen other things. They also picked up dinner for us from local restaurants that were amazing and one night they even picked up a customized cake for us to celebrate a birthday. Hands down the nicest people and would recommend this place to anyone and everyone simply because of them! Pros: 1. Place is 100% as seen in the pictures 2. The staff is incredible from planning through trip completion 3. The breakfast was amazing each day 4. Flexibility of Carla, Victor, and Gennie Cons: 1. The pool wasn't ready the day we arrived so we were unable to use it for the first 24 hours 2. There was dog poop in the yard that we disposed of 3. There was glass in the yard that one person cut their foot on

Spectacular views, staff and stay

The house was wonderful. Well stocked, tastefully decorated, plenty of space for our group of 15. We brought grandparents down to 2 years old. There are lots of stairs and no bedrooms are ADA accessible. Our grandparents were fine but others may not. The only caution I would give for little kids are the roof patios are not required to have railings. That made me very nervous for someone to fall over. If you want a perfect vacation have Victor and Geny cook for you. They made our stay amazing. The food was superb. The ceviche, the desserts, the enchiladas with green sauce, the coconut shrimp, etc. We could not have asked for kinder or better people. They treated my kids so kindly. They had a birthday party for the twins birthday. Everything they did was so thoughtful. It made our vacation one of our most favorites. I highly recommend staying here. Carma was so helpful, and followed through with transportation and help whenever we needed it. Come and stay, we highly recommend it!

Amazing Birthday Trip!

Pictures don’t do this house justice! The property is simply gorgeous! Victor and Gennie were so helpful and made us delicious breakfast every morning! A group of 9 of us were there for 6 days and never wanted to leave! Would absolutely stay there again!

Amazing Home in Isla Mujeres

Beautiful home was more than what we expected when I booked through VRBO. Carla helped me to book everything and once we arrived Victor and his lovely wife were so accommodating to make our friends 50th Anniversary so special. There were 12 of us on the trip and each one of us were treated so special by Victor and his lovely wife. If you’re looking for a luxury, stress free vacation, this is the place! Definitely a 5 star rating!

Staying here is like walking into an episode of MTV Cribs

The house is unbelievable. The pictures DO NOT do it justice. And the house staff are amazing. I went spearfishing with some friends tre morning of my wedding and when I came back the house staff used our catch to cook up an amazing meal while we were all getting ready. This a the best place for a big group and a good time.

What an amazing trip!

We stayed as a group of 12 people (6 couples) for a 40th birthday bash for 2 of the attendees. I can't even describe how awesome it was. The house is perfect. The staff (Victor and his wife) are so helpful. The rooms were great, very nice. Love the fact the house is split into two. Worked great for our group, 3 couples in the main house, 3 in the pool house. All room views are great. The yard is large, we could throw a football around. Pool was great. I can't even state how helpful the staff on property was. They perform the housekeeping, cooking, grocery runs and even make a great pina colada! We ate dinner in the yard each night. Ate breakfast and lunch in the open air living/dining space. Make sure you rent golf carts so you can go around the island. Very easy, safe, fun to do. Go the the north beach for white sand and water! I will stay here again and again!

Amazing oceanfront villa!

Casa Yax was the most perfect setting for our extended family vacation on Isla Mujeres. From the moment we set foot in the beautiful white-washed, oceanfront villa we knew we had reserved the perfect place. The main living and dining areas open up to amazing views of the beautifully maintained yard, lovely pool and open ocean. All of our bedrooms were lovely and very comfortable with fans and ac units in each of them. We spent much of our time relaxing and playing in the saltwater pool looking out onto the amazing view of the ocean. We were so well taken care of by Marvin and Maria. They prepared the most wonderful meals and delicious cocktails. They took care of all of our shopping needs and arranged for taxis whenever we wished to venture out. Carla and the staff were most helpful with arranging our short-term golf cart rentals, our whale shark excursions, and our roundtrip airport transfers. Our only jobs for the week we were there were to eat, drink, sleep and relax. We had such a wonderful stay at Casa Yax and highly recommend it as the perfect setting for family and small group vacations!
