* Government ID & Screening: Required for check-in

Security & Fees:
* Security Deposit: A refundable $150 security deposit is required at booking
* No Smoking: Smoking indoors will incur a $500 fine
* Pets: If you are to bring a pet, there will be an additional charge of $125 (With up to date vaccination records) which is not included in the total cost of your booking. Evidence of unregistered pets will result in a $250 fine
* No Parties: A $1,000 fine applies for deceptive booking; parties are not allowed
* Unregistered Guests: A $50 per night surcharge applies for undeclared guests

Additional Information:

* Parking: Paid parking available off-site
* Check-out Procedures: Please wash and put away dishes, throw away trash, and place used towels and linens on the bathroom floor
* Keys: Mailbox keys must be returned at check-out; lost keys incur a $150 fee
* We do not allow mail or package delivery to our listing address for short-term stays. This is due to our inability to accept responsibility for locating your package or for any items that may be missing or damaged.

➀A fully refundable $150 security deposit is required. It is collected securely through our trusted property management system and covers incidents such as intentional damage to linens or lost keys/fobs.

➀Guests must provide a government-issued ID and complete a screening form through our verified property management platform.

➀Failure to complete the ID verification or security deposit process will result in a canceled reservation with no refund.

➀Note: The individual making the booking must be the one staying at the property. The credit card on file must match the booker's name. Valid government-issued ID and a signed rental agreement are required prior to check-in.
➀Check-in: Flexible after 4pm

➀Check-out: 10AM

➀Quiet Hours: 9PM - 9AM

《 Security Deposit Policy 》
➀ A security deposit will be collected to cover specific incidents such as lost or unreturned keys/fobs, or damage to/staining of household linens. Charges will apply if these conditions are not met.


《 NO SMOKING 》
Smoking indoors will result in a $500.00 fine. Removing smoke smell and nicotine from the walls is an extremely time intensive process.

《 PETS 》
Evidence of unregistered pets will result in a $250.00 fine charged to guests in addition to any damage and unexpected cleaning required.
➀Certain breed restrictions apply including, but not limited to, mastiff, Pitbull, Rottweiler, and Doberman pinscher


《 NO PARTIES》
There is a $1000.00 surcharge charged to groups that are deceitful about the use of the unit. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.

《 NO UNREGISTERED GUESTS》
All guests must be registered for liability purposes.
➀A surcharge of $50.00 per undeclared guest per night will be applied for each unapproved guest. Our cleaners and inventory is scheduled and prepared according to the number of guests occupying the unit.**

《 SECURITY CAMERA 》
Under no circumstances is the security camera to be removed or disabled in any way that is found on the outer door frame of the unit. This is a stipulation and requirement from building management for our units and the camera must be functional at all times. Any cameras removed or disabled will be considered a violation of the booking and a fine of $500 is applicable. This security camera captures activity Outside of the unit only.

《 CHECK-OUT TIMES 》
Check-out times are firm unless scheduled and confirmed 24 hours in advance and only if it does not disturb upcoming guest reservations.
➀$50.00/hour penalty is applied if guests fail to check out by 11am as my cleaners are on tight schedules.

《 CHECK-IN TIMES 》
Guests are also expected to adhere to the check-in time. If a guest arrives before the scheduled check-in time and requests early access, an early check-in fee of $50 per hour will be applied. This fee covers the additional expenses associated with accommodating early arrivals.

《 GARBAGE 》
Garbage is to be thrown out in a sealed bag in the trash chute on your floor.

《 LOCK ALL WINDOWS & DOORS 》
Please lock all windows and doors if you are not home and upon check-out.

《 LIGHTS 》
Please turn off lights when not in use. Please make sure all lights are turned OFF at the time of check-out.

《 SHOES》
Outdoor shoes are to be left by the front door and not to be worn throughout the inside of the unit.

《 COMMUNITY POLICIES & RULES 》
We appreciate guests who value maintaining the integrity of the building community and its rules and policies. By confirming this reservation, you comply to respect any written apartment rules and community policies, including instructions for care of our property. Any substantiated complaints from the building may result in fines and/or cancellation of your reservation without refund.

《 CHECK-OUT PROCEDURES 》
➀Please wash, clean and put all dishes away. Cleaning dishes is not included in the cleaning fee.
➀Please place all used towels and linens on the bathroom floor.
➀Please throw all waste away prior to check-out.
➀We appreciate guests who respect the home and encourage guests to leave the home in good condition to keep our cleaning fees reasonable so we can continue to offer guests an amazing experience.

《 KEYS 》
Check-in is via Smart lock with keypad. Mailbox keys must be returned to its original location a check-out. Any lost keys will be subject to a $150 fee.

《 PARKING 》
Paid parking off the premises.

✩《 RESERVATION EXTENSION POLICY 》✩

Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48 hour notice MINIMUM prior to checkout time to extend without penalty.

All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners.

Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee.

Please note that all additional fees must be paid first before an extension is confirmed

Beds were comfortable with plenty of pillows. Great location for the marathon. Place was fine but road was extremely noisy with the balcony door open. just needed kitchen linens and body washcloths.

Yes there were places to for adults and teens. Things to improve on is parking - need parking passes even if you include in the the booking price. TV’s for each room! Overall great and safe stay!!

We went there for a football game so it was nice to be walking distance to the stadium and restaurants. Location was the best! Parking was expensive and a nightmare. We received three tickets on a four night stay! The unit itself served it purpose just a bit rundown on the inside of the unit. But the location is worth staying there again but I wing rent a car again. Not needed nor the headache.

Very clean, stylish property, great downtown location. Conveniently located to walking distance of the downtown area. Communication with the owner was wonderful! The only downside is the parking situation. We had 8 ppl & 4 vehicles. Parking across the street was convenient but a little pricey. Especially if you leave & come back. (And event parking kicks in) I would recommend the property for the location & very clean.
