Before I describe the property....the VRBO calculator does not accurately reflect the price, ever, for renting the house. Do not go by it. The house will never rent for $75 per night. E-mail me with the size of your party, length of stay, etc. and I will provide you a quote. For groups and separate couples, it'll be approximately $75 per bedroom per night. Prices are higher on special or high demand weekends here in Fayetteville (football games, graduation, etc.). There is a lot of flexibility in my pricing so definitely send me an inquiry. When you rent the house, you get it all to yourself or your group. There won't be another person or group cohabiting it.

It's perfect for family or groups coming in for weddings, graduation, Thanksgiving, Christmas, or U of A parents for Orientation, move-in, or just a regular group of two or three couples in town for any reason. Regarding popular wedding venues: The Botanical Garden is a seven minute drive from the house, Sassafras Springs Vineyards is a 10-15 minute drive, Pratt Place Inn and Barn is a 15 minute drive, and Dickson Street with it's many churches is only 10 minutes away.

The U of A campus and downtown Dickson Street entertainment district are just 10 minutes away, while it's just five minutes to the north end of town, and three minutes to the Whole Foods store. The neighborhood is a quiet tranquil established neighborhood comprised mostly of retirees and empty nesters, with a handful of families thrown in.

Completely renovated in 2006, the house has gorgeous hardwood floors, an open floor plan, a 250 sf covered patio. The kitchen is fully stocked with glasses, plates, cooking utensils, silverware, serving platters, barware, etc. and every imaginable cooking device. The living room has a Vizio 42" smart TV, so you can access Netflix, Hulu, Youtube, etc. Also the sofa in the living room pulls out to a queen size sleeper. The master bathroom includes a deep walk in shower and a big jetted tub. Three bedrooms have king beds, the fourth a queen. Linens (800 thread count) and towels are high end. Each bedroom has a Keurig coffee maker, I-phone charging alarm clock, ceiling fan, ironing board and iron, and robes with slippers. There is wi-fi all throughout the house.

Bob is The Bomb!

Bob met us at a ridiculously early hour, explained everything, and let us to our weekend with instructions to call him anytime with questions. Lots of little extras provided. Great spot and was less expensive than a hotel.

Would stay here rather than with family

Our whole family was coming into town for a funeral and lodgings were getting tight so we started looking around and found this house, which at first seemed to good to be true. Glad we asked some questions to feel more comfortable as it was a great comfortable stay. Nice neighborhood close to downtown with room to spread out.

An absolute gem!

You can't ask for more!! Bob has certainly set the bar high for VBRO rental properties! This is the perfect location if you are attending an AU function as it is within a 10 minute drive to the campus. The property is close to the highway, gas stations, a decent grocery store and restaurants yet secluded enough in a quiet neighborhood that you don't hear the traffic noise. The house has a cozy feel yet was spacious enough to accomodate 4 couples and two toddlers during our stay for a graduation. Everything we needed for a short and sweet stay, we found here: extra blankets, pillows, towels, Keurig machines in every room, up to date kitchen appliances/utilities, bottled water, ample parking, ideal location for AU functions, quiet neighborhood, spacious rooms inside and out...I can't say enough good things about this place! Thank you Bob for sharing your place with us, we thoroughly enjoyed our stay in your home!

Above and Beyond

What can I say, best vacation rental experience, ever! Everything was exactly as advertised and much, much more. Bob was so accommodating, I really wished I could have met him, to put a face to the friendliest of men. He provided water and Kerig coffee makers, along with coffee, in EVERY room. The beds were comfortable and big, the house really feels like home. The back patio is really quite charming and provided a lovely space for my family to relax in the evenings. The kitchen is equip with everything you need to cook as well as pitures and blenders for drinks. If you ever find yourself in Fayetteville, do yourself a favor and stay at Bobs.

Home away from home

Very accommodating and service oriented. Very comfortable beds. Lots of room for our family. Extra details at no charge like drinks and plenty of dishes, towels, kitchen appliances. We didn't need to bring any extras. Great outdoor space, nice quiet neighborhood. Close to shopping and parks. It was great for our family.

Wooo Pig Sooie! Razorbacks!

This was our first time staying in a VRBO, but not our first time in Arkansas! We are Arkansas natives and lived in NW Arkansas for almost 18 years. We moved to Big Sky Montana 8 years ago. This October our oldest son got married and we were looking for a place that was centrally located to all of the family and guests as well as the wedding venue. Bob's home was the perfect fit! It instantly became our home away from home and we felt very comfortable from the moment we stepped over the threshold. It had every amenity we could possibly imagine, from the big fluffy bath towels and robes down to the exquisite Kurigs in every room. Every item we needed was made available to us. We hosted a get together for 25 people for the rehearsal and parking was very easy as well as everyone being comfortable and having plenty of space to mingle and visit. I had every resource available as far as platters and serving dishes and Bob offered to help us find anything we might need. This is definitely a place you and your family will want to stay while visiting NW Arkansas. We can't gush enough about how wonderful everything was and how we truly will call Bob again next time we visit. This review deserves far more than 5 stars!
