Before I describe the property....the VRBO calculator does not accurately reflect the price, ever, for renting the house. Do not go by it. The house will never rent for $75 per night. E-mail me with the size and composition of your party and length of stay, and I will provide you a quote. For groups and separate couples, it'll be approximately $75 per bedroom used, per night. There is a lot of flexibility in my pricing so definitely send me an inquiry. Prices are higher on special or high demand weekends here in Fayetteville (football games, graduation, etc.). When you rent the house, you get it all to yourself or your group. There won't be another person or group cohabiting it. I've been renting here on VRBO for five years, and have a great track record and reputation.
If you are interested in staying on a weekend anytime from March through November, it will have to be at a minimum, a two night stay, for me to consider renting the house. Also, the property, being four bedrooms and three bathrooms, is geared for groups, and as such it almost never makes sense for me to rent it to one couple. There are rare exceptions, but normally I want to rent it such that at a minimum, two bedrooms are being used.
The house is perfect for family or groups coming in for weddings, graduation, Thanksgiving, Christmas, or U of A parents for Orientation, move-in, or just a regular group of two or three couples in town for any reason. Regarding popular wedding venues: The Botanical Garden is a seven minute drive from the house, Sassafras Springs Vineyards is a 10-15 minute drive, Pratt Place Inn and Barn is a 15 minute drive, and Dickson Street with it's many churches and reception venues is only 10 minutes away. The Barn at Springs in Springdale is 25-30 minutes away.
The neighborhood is a quiet tranquil established neighborhood comprised mostly of retirees and empty-nesters, with a handful of families thrown in. The U of A campus and downtown Dickson Street entertainment district are just 10 minutes away (lots of Uber cars here in Fayetteville), AAO is only 7 minutes away, while it's just two minutes to the Whole Foods store, and three minutes to the Starbucks store.
Completely renovated in 2006, the house has gorgeous hardwood floors, an open floor plan, a 250 sf covered patio and a 200 sf open air patio. The kitchen is fully stocked with glasses, plates, cooking utensils, silverware, serving platters, barware, etc. and every imaginable cooking device. The living room has a Vizio 42" smart TV, so you can access Netflix, Hulu, Youtube, etc. Also the sofa in the living room pulls out to a queen size sleeper. The master bathroom includes a deep walk in shower and a big jetted tub. Three bedrooms have king beds, the fourth a queen. Linens (800 thread count) and towels are high end. Each bedroom has a Keurig coffee maker, I-phone charging alarm clock, ceiling fan, ironing board and iron, robes with slippers, and much more. There is wi-fi all throughout the house.

Everything was Perfect!
We stayed in this house this past weekend for our granddaughter's graduation from UA. The accommodations were perfect for the parents, and both sets of grandparents. I would just echo all of the previous, positive reviews. The space (inside and outside), location, and host-all 5 star rating!!
We have two other grandchildren attending the University, and I hope this property will be available for us to rent when they graduate.
Bob takes great pride in maintaining his home with the utmost care and dedication to larger groups. He has thought of everything that a group might need during their stay with him, to ensure that they are very comfortable. I rented the place out for a wedding in the family and it was just the best time. It literally felt like being at home, only better! Will definitely rent this place again!
Very nice stay with no amenities spared.
This is truly like staying at a full service hotel except it’s a home. Half a dozen keurigs, everything you’d need toiletries wise, bath rubs, bedside fans for each room, etc. Everyone thought their mattresses were very comfy. Definitely would stay again.
The I-phone autocorrect spelling feature strikes again. I provide bath robes for my guests, not bath rubs. Nonetheless, I appreciate the kind words from Pat. He and his group were fantastic guests.
Great house and location!
We were in town for a track meet at the University. The house was comfortable and our group was able to relax on the back porch and living room. The house was well stocked with everything we needed, including coffee, water and pop. All the bedrooms had King size beds and lots of pillows and towels. Bob was really easy to communicate with and was very flexible about our arrival and departure times. The house is also really conveniently located for groceries and restaurants. Thanks Bob for making our trip a great one!

Bob was a very nice host. He has everything imaginable at your disposal. This place is very nice and comfortable in a quiet neighborhood. It was cheaper than a hotel and we had it to ourselves. Will definitely be back!

Peaceful relaxing safe quiet established neighborhood, centrally located in Fayetteville. Seven minutes from Dickson St., five minutes to the mall/north end of town, one minute to the famous Herman's Steakhouse.
