Before I describe the property....the VRBO calculator does not accurately reflect the price, ever, for renting the house. Do not go by it. The house will never rent for $75 per night. E-mail me with the size of your party, length of stay, etc. and I will provide you a quote. For groups and separate couples, it'll be approximately $75 per bedroom per night. Prices are higher on special or high demand weekends here in Fayetteville (football games, graduation, etc.). There is a lot of flexibility in my pricing so definitely send me an inquiry. When you rent the house, you get it all to yourself or your group. There won't be another person or group cohabiting it.

The property, being four bedrooms and three bathrooms, is geared for groups, and as such it never makes sense for me to rent it to one couple. I want to rent it such that at a minimum two bedrooms are being used.

The house is perfect for family or groups coming in for weddings, graduation, Thanksgiving, Christmas, or U of A parents for Orientation, move-in, or just a regular group of two or three couples in town for any reason. Regarding popular wedding venues: The Botanical Garden is a seven minute drive from the house, Sassafras Springs Vineyards is a 10-15 minute drive, Pratt Place Inn and Barn is a 15 minute drive, and Dickson Street with it's many churches and reception venues is only 10 minutes away.

The U of A campus and downtown Dickson Street entertainment district are just 10 minutes away (lots of Uber here in Fayetteville, too), AAO is only 7 minutes away, while it's just five minutes to the north end of town, and three minutes to the Whole Foods store. The neighborhood is a quiet tranquil established neighborhood comprised mostly of retirees and empty-nesters, with a handful of families thrown in.

Completely renovated in 2006, the house has gorgeous hardwood floors, an open floor plan, a 250 sf covered patio. The kitchen is fully stocked with glasses, plates, cooking utensils, silverware, serving platters, barware, etc. and every imaginable cooking device. The living room has a Vizio 42" smart TV, so you can access Netflix, Hulu, Youtube, etc. Also the sofa in the living room pulls out to a queen size sleeper. The master bathroom includes a deep walk in shower and a big jetted tub. Three bedrooms have king beds, the fourth a queen. Linens (800 thread count) and towels are high end. Each bedroom has a Keurig coffee maker, I-phone charging alarm clock, ceiling fan, ironing board and iron, robes with slippers, and much more. There is wi-fi all throughout the house.

  • King beds in three bedrooms, queen bed in the fourth bedroom. Luxurious 800 thread count sheets. Each bedroom has a ceiling fan, as well as alarm clocks that recharge your I-phone. They also have a mini-Keurig coffee maker, and bottled water. Bedrooms #1 and 2 have their bathroom within the walls of the bedroom, while bedrooms #3 and 4 have to utilize the hall bathroom. High end supima cotton robes, iron and ironing board, and much more provided. In addition to the bedrooms, the sofa pulls out to a queen-sized sleeper, and I have two queen sized air mattresses for use.

Excellent house in a wonderful neighborhood

Bob was great to work with. House is very nice and in a great neighborhood. Downtown is a $10 Uber ride away if you don't want to drive (it's not far). Highly recommended and we will stay again!

Great football weekend retreat

Bob thought of everything. This was such a nice place to come back to after hiking, football games and University of Arkansas chaos! Lots of room to spread out. We had 4 couples and we never felt like we were crowded. Great backyard to cook out in - everything provided but the meat! Thanks for all the coffee, soft towels, great beds and making us feel at home away from home!

Bob is The Bomb!

Bob met us at a ridiculously early hour, explained everything, and let us to our weekend with instructions to call him anytime with questions. Lots of little extras provided. Great spot and was less expensive than a hotel.

Would stay here rather than with family

Our whole family was coming into town for a funeral and lodgings were getting tight so we started looking around and found this house, which at first seemed to good to be true. Glad we asked some questions to feel more comfortable as it was a great comfortable stay. Nice neighborhood close to downtown with room to spread out.
