Tipsy Turtle Lagoon is a stunningly beachy-decorated 3-bedroom, 2-bath home in the Village of Moultrie Creek. Enjoy a PRIVATE POOL within a screened-in birdcage featuring a sunning ledge with two chaise loungers, plus comfortable lounge seating and outdoor dining. Just minutes from exciting EASTPORT TOWN SQUARE and Middleton for shopping, dining, sports, activities, and free nightly entertainment—while still convenient to the classic Villages favorites. Everything you desire at your fingertips!
Our goal is to provide you with all of the information you'll need during your stay at this wonderful home in The Villages. If you need any further assistance, we are available 24/7 by phone, email or text if you need anything or have any questions during your stay. We are a local management company and have local vendors to handle any issues that may arise. So, please do not hesitate to reach out if you need further assistance.
The Villages is a 55+ community and therefore has age restrictions for long term guests. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen (19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period. Additionally, neighbors are friends here and pay attention to each other's homes. Therefore, please do not be excessively loud past 9pm.
There is a gate at the neighborhood entrance. Push the red button for access.
Front door code will be sent to you 2 days prior to your booking date.
Guests are permitted access to the entire home, excluding locked areas for owner belongings and supplies. You'll also have access to nearby activities, entertainment and sports, if you choose to purchase a Lifestyle ID and explore everything The Villages has to offer.
The Villages is a GOLF CART COMMUNITY!! There are parallel roads for golf carts only. The Villages has an app where you can find directions to anywhere with the golf cart paths. It is truly a fun experience. The home you are staying in DOES NOT offer use of a golf cart. There are local vendors available to rent (with delivery) golf carts, if desired. Come live like a Villager and try it out for yourself!

POOL DETAILS:
- This is a salt water pool.
- The pool is professionally serviced every Tuesday. Screen Doors Must be Left Unlocked
- The pool is approx. 30' in length and 3' - 5' in depth with a 7' x 6' sundeck.
- This pool is serviced by an electric heat pump with HEATING & COOLING capabilities, to set to your desired temperature all year long.
- The pool is monitored via an external control. Guests are not permitted to adjust pool temperature or other functions. Failure to comply can result in fines or expulsion from the property.
- When choosing to add the pool heat – this cost will cover getting the pool to an average temperature of 83-84 degrees.
- The cost to control the temperature of the pool will be $40/day. Please notify management prior to your stay if you want this service. It can take up to 18 hours to heat, or cool, to the desired temperature.
- The pool heating/cooling option is not always guaranteed and may be denied at the discretion of the homeowner due to extreme weather conditions, if applicable.

POLICIES:
Guest Policy: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 3-Bedrooms = 4 guests included; max 6x guests.)
Due to the deed and covenant restrictions no one under the age of 19 may reside in the house for more than 30 days.
Door Code Provided 48 hours before check-in date
Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.
Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker. Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.
Smoking: NO SMOKING OR VAPING on the premises at any time. Violations will result in fines.
Pet Policy: Pets are NOT allowed anywhere in or on the property. Violations will result in fines.
Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.
Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.
Golf Cart: The Villages is a golf cart community. The home you are renting does NOT provide a golf cart, please inquire with local companies, prior to arrival, to rent a golf cart if this is something you are interested in.
