Guest access
Guests have full access to the entire property, including the home, backyard, and all amenities. Entry is simple via secure smart lock at the front door for easy access and a seamless check-in experience.

Security & Safety

There are 3 security cameras in the property:
• 1 located in the backyard pointing out to the backyard and pool
• 1 located in the front yard pointing out to the front of the house.
• 1 side camera.
• All of them are recording 24/7 for security purposes.

There is one noise monitor and it is installed in the backyard.
• As Per City of Desert Hot Springs Ordinance No. 794, a professional decibel monitor is installed in the backyard.
• This device is 100% privacy-compliant; it measures cannot record audio or conversations."

Local Compliance:
• This property has special local compliance requirements, including a signed rental agreement, ID verification, and a $1,500 security hold (not a traditional deposit, just a pending transaction).

Damage Waiver (Optional):
• Up to 10 nights: $59
• 11–20 nights: $59 + $4/night over 10 nights
• Over 20 nights: $200 + $4/night over 20 nights

Guest Portal:
• We make this process easy using Happy Guest, a secure, app-free platform. No account signup is needed, and it gives you a guest portal with all home info and my favorite local spots.

Optional Upgrades:
• Early Check-in: $30/hr
• Late Check-out: $33/hr

Spa & Pool:
• Complimentary Spa/Hot Tub: Heating is included in your stay! (Operated via a simple 2-hour timer).
• Optional Pool Heat: Heating for the main pool is available for $150/day (2-day minimum). We require 24 hours' notice to activate.

Music:
• Allowed outdoors until 10:00 PM.
• Small portable speakers only; no large speakers, DJ equipment, or karaoke machines outdoors.

No Smoking:
• Strictly inside the house. $1,000 fee for violations.

Maintenance Access:
• By booking, you acknowledge and give permission for the pool and/or hot tub to be serviced twice a week and for the gardener to access the backyard once a week for routine maintenance. These services may occur during your stay.

Furry Friends:
• We welcome your furry friends, for an additional fee of $90 per pet.
• Our home is PET-friendly, but we kindly ask that you clean up after them and be mindful of furniture and flooring.
• To ensure a comfortable stay for all guests, smoking is not permitted indoors. A $1000 fee will apply for any smoking violations.


Strictly no decorations, No tapes, No pins, on walls that has wallpapers on it, or the wall with the flower backdrop. You are welcome to decorate the other walls, and you would need to take down your decorations.

Please note that we don't have access to the mailbox.

Assumption of Risk & Liability Waiver:

By confirming this reservation, you acknowledge and agree that your stay at the property is undertaken at your own risk. You accept full responsibility for your own safety and the safety of all members of your group, including guests, visitors, and any third parties you invite onto the property.

You understand that the property and its amenities, including but not limited to the swimming pool, spa, stairs, balconies, outdoor areas, and any provided equipment—may present inherent risks. These risks may include, but are not limited to, slips, falls, injuries, accidents, or equipment malfunction.

Certain areas of the property may not be suitable for children, elderly guests, or individuals with mobility limitations. Guests are responsible for determining whether the property meets their specific needs.

By proceeding with your booking, you agree to:

• Use all areas and amenities in a safe and responsible manner.
• Properly supervise children and all guests at all times.
• Assume full responsibility for any injury, loss, or damage arising during your stay.

You hereby release and hold harmless the property owner, host, and any affiliated parties from any and all liability, claims, demands, or causes of action arising out of or related to your stay, including but not limited to personal injury, accidents, loss, or damage to personal property.
