Villa Bénie, meaning blessed villa, is centrally located on the south side of Anguilla, just minutes from the airport, Blowing Point ferry terminal, beaches, and some of the island’s best dining — offering both convenience and a quiet, private setting. Oceanfront with direct water access, this private, boutique-style retreat offers stunning views, sunrises, and a true sense of peace and privacy. Designed for slow days and relaxed evenings, the villa centers around a spacious outdoor living and dining patio, complemented by thoughtfully styled bedrooms. It’s the kind of place you never feel the need to leave-perfect for couples traveling together, girls’ trips, and relaxed family getaways. Designed for gathering, slowing down, and truly unplugging, the villa offers a seamless connection to the ocean from the moment you arrive. You’ll understand right away what makes this place feel different — the view, the sound of the water, and the way everything opens up to the sea. At the center of the home, upstairs, is the Great Room, where the kitchen, dining, and living spaces come together. It’s a bright, open space for shared meals, game nights, morning coffee, and relaxed evenings, with three sets of French doors that open directly to the Upper Patio. Just outside, the Upper Patio becomes a natural extension of the home — a shaded, breezy outdoor living and dining space overlooking the ocean, complete with ceiling fans to keep it cool throughout the day. It’s where most days begin and end, whether you’re enjoying breakfast at sunrise, reading in the breeze, taking a nap, or sitting together in the evening as the lights of St. Martin come to life. Downstairs, the Lower Patio offers a quieter setting with additional lounge seating, a dining table, and hammocks — creating a second place to unwind while still taking in the view. Beyond the patios, the villa leads directly to The Point — a private sandy oceanfront area with loungers and umbrellas. Just steps away, the dock provides direct access to the water. From here, you can swim, float, snorkel, or simply take in the incredible marine life — sea turtles and stingrays are frequent visitors, and during the right season, even whales can be seen passing by. As with any oceanfront home, the water is just steps away and there is no lifeguard on duty, so we encourage guests to use care when enjoying the dock and surrounding areas. The home includes three king bedrooms upstairs and two queen bedrooms downstairs, along with three full bathrooms, one half bath, and an outdoor shower for a cool rinse after a day in the sun. Each space is designed to feel cozy, comfortable, and easy to settle into, with air conditioning, thoughtful storage, and layered bedding for restful nights.
While the home is designed for connection, it also offers space to spread out — making it ideal for couples traveling together, girls’ trips, or families with older children. Guests have full access to the entire villa, including all indoor and outdoor spaces. The property is private and quiet, offering a secluded feel with no shared areas. A member of our on-island team will personally greet you at the villa upon arrival. We recommend using Google Maps to navigate to Villa Bénie. If you don’t have an international phone plan, we’ll provide detailed driving directions from the airport and ferry terminal via email before your arrival. If you’ve rented a vehicle and prefer, a team member can meet you at the airport or ferry terminal for an easy escort to the villa. If you’re comfortable navigating on your own, they will meet you directly at the home. Upon arrival, they will walk you through the main living spaces, go over a few details such as the air conditioning, kitchen basics, water system, and provide keys and gate access, and ensure you’re comfortably settled in for your stay. House Rules- • Registered guests only. No unapproved visitors. • Primary renter must be 25+. Maximum occupancy is 10 guests. The daybed and sofa bed are not included in standard occupancy and may not be used without prior approval. Any additional guests must be approved in advance and will incur additional fees. • No children under 13 due to the oceanfront setting.
• No pets allowed. • No smoking, vaping, or e-cigarettes anywhere on the property. • No parties, events, or loud gatherings at any time. • Please respect neighbors and quiet hours (11 PM–7 AM). • Outdoor areas are oceanfront—use caution; no lifeguard on duty. • Swimming and use of the dock ladder, water equipment, and recreational items are for use at the villa only and are used at guests’ own risk. • Please respect local wildlife and do not disturb animals in or out of the water. • The villa is on a septic system—please only flush toilet paper to help protect the home and island. • Please avoid leaving food out or in bedrooms, as the tropical climate can quickly attract small ants • Rinse off sand before entering the home. • Keep doors/windows closed when AC is on. • Please place all trash in the designated outdoor bins. • Do not move indoor furniture outdoors. • Report any damages promptly. If any issues arise, please contact us or our property host. Do not enter neighboring properties or attempt to resolve concerns on your own. • For guest safety and property protection, exterior security cameras monitor entry points, exterior doors, stairs, and the property perimeter. These cameras cover outdoor access areas only and do not monitor guest rooms or private interior living spaces. Smoke detectors, carbon monoxide detector, exterior cameras, and motion lighting are installed for guest safety—please do not tamper with or disable them. • Late check-out/early check-in must be approved in advance. • Please leave keys and gate access clicker in the designated location upon checkout. • This is our home—please enjoy your stay and treat it with care and respect. Any broken, damaged, or missing items will result in additional charges.

As hosts, we care deeply about your experience and want your stay to feel effortless, relaxing, and memorable. When we walked up the stairs and took one look a the view, it didn't even matter what the inside of the home was like. Every time we go we discover something new that we love. The quiet, the nature, the constant sound of the ocean. It's all amazing! And, we love that it is central to everything on the island, 3-15 minutes drive to all of our favorite places.

What makes this property unique

Villa Bénie is oceanfront, with water access, a unique and rare find on Anguilla. The view is stunning and expands 1/2 an acre. Sunrise every morning, and in certain seasons both the sunrise and sunset right from The Point. When sitting on the Upper and Lower Patios you have complete privacy and never see neighboring homes. It is so quiet and peaceful. While all the beaches in Anguilla are public, Villa Bénie offers its own private sandy area exclusively for guests, complete with loungers and umbreallas- your own slice of paradise.
