About this property

Beautifully modernized Abbey Villa

Modern Abbey Villa condo with new kitchen, new bathrooms, and all new appliances. New air conditioner installed spring of 2020. This condo is in a quiet location within the Abbey Villa complex overlooking a stream. It is an easy walk to the beach, restaurants and water sport rentals. This condo has two bedrooms/two bath with queen beds. There is also an elevated framed queen air mattress available upon request. There is large screen HD Smart TV, wifi, dishwasher, oven, stove, microwave. Updated full set of cooking and dining utensils. The Patio has a grill, as well as a table and chairs for outdoor dining. This unit is privately owned and not part of The Abbey Resort. Guests are provided with 6 Fontana beach passes and two pool fobs for access during your stay. Linen and Towels are provided. Beach towels are also provided on the shelf in the laundry room. Used beach towels must be laundered by guest prior to check-out. All other linens will be cleaned after your stay by property managements. Starters of TP, paper towels, garbage bags etc are provided upon check in but not necessarily meant to supply you for your entire stay.

Load and start the dishwasher
Strip any used beds, gather used towels, and store extra beds
Remove personal items, remove leftover food and drinks, and take out the trash
Turn off the lights and lock the doors
Turn air conditioning up to 80°. Please put any wet towels in the foyer and not on the wood floor. A list of departure instructions is located on the back of the unit door.
Failure to complete these may result in a negative review from the host.
All Unit Owners, Residents and guests have a right to the peaceful enjoyment of their units. Please respect the neighbors. Quiet Hours 9pm-9am
HOA fines will be passed onto guest (minimum $250). The full list of HOA rules is provided in agreement, in the unit and in building foyer.
No more than 6 people may sleep in and no more than 8 people may occupy the unit at any given time.

This quaint Lake Geneva Villa was the perfect location for my husband & I. My son & his family had another villa near the pool, so everyone was able to visit easily. The weather was perfect to use the pool, walk around the lake a bit, go for ice cream at Blue Heaven, & check out the boats. I must say, a small bag of coffee grounds would be very welcome, as The Mill gets a bit crowded in the am!

This property is adjacent to the Abbey resort and all the amenities of Lake Geneva. This is our second time staying here and we will definitely be back again in the future.

Why they chose this property

This property is located in Fontana, WI on Geneva Lake. Once you arrive by car, you can park and walk to all of the local attractions including the Abbey Resort, the Abbey Harbor on Geneva Lake, a municipal beach, and local pubs and eateries. A 22 mile, fully open access, walking path around Geneva Lake is yours to explore in full, or for just a mile or two. An 18 hole (Abbey Springs) and a 9 hole (Country Club Estates) municipal golf course are both less than 5 minutes away, as is a PGA-certified driving range and golf courses near downtown Lake Geneva.

What makes this property unique

The Abbey Resort (walking distance) has a Spa, a Coffee Shop, and 2 restaurants open to the public (an elegant restaurant, and a casual restaurant). You can walk a couple blocks to the beach and relax. There are 2 beachfront restaurants. You can rent a boat/wave runner at Gordy's or Jerry's Majestic. Several more eating establishments are a short drive away in either Fontana or nearby Williams Bay or the town of Lake Geneva. The Villas have well maintained grounds with 2 outdoor pools. This unit does not have access to Abbey Resort pools.
