Recent Provencal bastide style villa of 175 m2 + 20m2 can accommodate 6/8 people (3 or 4 bedrooms 3 bathrooms), the 4th bedroom independent option of 20m2 with private bathroom / wc. Quiet and residential area in the countryside. Located 12km from Aix, in the pretty Provencal village of Rousset.

- Friendly kitchen opening onto the terrace and its shaded pergola, where you can enjoy your meals outside. You can also cook up a good meal with top-of-the-range quality equipment, Lacanche 5-burner piano, American fridge, multifunction robot, dishwasher ...
- A spacious reception room that can accommodate up to 10 guests for a seated meal, with direct access to the terrace.
- A large living room of 40M2, with a beautiful Louis XIII style stone fireplace, 2 sofas and club chair, flat screen TV with satellite 5 international channel), bose sound system. Two large bay windows with magnificent views of the landscaped garden and the swimming pool.

NIGHT AREA on the 1st floor ....
The 3 main bedrooms are on the 1st floor, all facing south have a nice view of the garden and the countryside (not overlooked)
- The master bedroom n ° 1 of 35m2 with a King size bed 180, flat screen TV connected to satellite, dressing room and private bathroom in shades of gray in tadelac, with 2 sinks, separate bath and walk-in shower .
- Bedrooms n ° 2 and n ° 3 are of the same size (14m2), carefully decorated in shades of gray and mauve for one, with a 140 bed and the other in shades of beige with a 160 bed, many storage cupboard. These two bedrooms share the 2nd bathroom with a sink and walk-in shower in aged marble tiles.
- On the first floor landing, an independent WC (there is another on the ground floor as well and in the 4th bedroom)
-For more privacy, the 4th bedroom on the ground floor, (paying option otherwise will be closed) has independent access to the house (near swimming pool), around 20m2 with its private bathroom with double sinks, shower and wc. A decoration with Asian ascents in shades of orange and gray.

THE EXTERIORS
- The 1500m2 garden is fully fenced with an automatic gate, not overlooked, a pretty landscaped garden, with a maintained lawn and large plant hedges on the edge gives you the opportunity to relax in privacy.
- We wanted the pool with a gray background, which gives a nice green reflection to the water or reflects the surrounding nature. dimension 9X5m, ALARM swimming pool for the safety of your small children. WATER HEIGHT 1.35 meter everywhere. The 1st step is much wider so that the children can patogate.
- To enjoy the outdoors a garden furniture with large sofa and 2 armchairs, deckchairs and 4 sun mattresses for the pool, as well as a wrought iron table and chairs for meals (8 people) under the pergolat sheltered from the sun .


GEOGRAPHIC LOCATION
The villa is located in the pretty Provencal village of Rousset, near Aix en pce (12km), the villa is 1.5 km from the village center, in a residential area in the countryside.
In Rousset there are all the amenities (bakery, butcher, tobacco, press, mini-market, and supermarket)
The market takes place every Wednesday morning in the village square.
You can also discover other Provencal markets, such as the one in Aix en pce (Tuesday, Thursday, Saturday)

Lovely private villa

The villa is lovely and private, within walking distance of Rousset (although a little hilly). The pool was great and just what we needed during the heatwave to get some relief. We had fans in the house but no air con which could make it quite warm. The kitchen is very well equipped and the terrace gives you shade throughout the day. It’s a great place for a family to enjoy with three double bedrooms. The master suite bathroom and the family bathroom don’t have toilets so everyone has to share one upstairs. There is a second downstairs. The house has been decorated well, making you feel comfortable and at home straight away.

A week in Provence

We enjoyed our stay in Sylvie’s house, located in a residential neighbourhood of Rousset. It was convenient for doing day trips to Aix, Marseille, Martigues and also some of the local wineries. The kitchen was well equipped for us to cook each evening. All the downstairs rooms are very spacious. Managed a quick dip in the pool on the one sunny day we had and lunch on the terrace before the rains came again. It was a bit strange renting a house with so many of their personal belongings there. It is difficult to keep an old house clean, but I think more effort could have been made. We asked for more toilet paper, but we were told to buy our own. 2 rolls for 4 adults for 7 days doesn’t quite cut it. Sometimes it’s the small things that make the difference.

Beautiful property and an amazing vacation

First, let me start by saying that the pictures of this property really do not do it justice. The location was perfect. Close enough to drive to a number of locations but the home was also very quiet that you felt almost secluded from the area around you. The pool was beautiful and was definitely the highlight of the trip for us. The property was beautifully manicured and well taken care of. Sylvie was a wonderful host. She was always responsive via text when we had questions during the week. She even picked up groceries for us since we would be arriving late in the evening. The kitchen was fully stocked with everything you would need to cook during the week, which we did pretty often. We did a few short day trips during the week. Once to Aix-en-Provence (about 20 mins away) and also to Chateauneuf de Pape (about an hour and 1/2 away). We also went to St Tropez which was a little under 2 hours away. Sylvie also gave us some very great recommendations for wineries only a few mins from the house. I can't say enough great things about this home. A few things to consider if you are going in the summer months would be to bring bug spray as the mosquitos were always around. I would also recommend bringing some pool floats if you plan to spend a lot of time in the pool as we did.

Fijn verblijf in rustige omgeving

We huurden het volledige huis, dus inclusief het gastenverblijf. In totaal waren we met 5 personen. Het huis binnen is mooi, aan de buitenkant heeft het wel wat onderhoud nodig. Dat geldt ook voor het meubilair bij het zwembad en op het terras. Dat is verouderd. Het is ook wel jammer dat er geen airco is (behalve het gastenverblijf). Het is best wel een warm huis. Er zijn wel ventilatoren. Desondanks hebben we een fijn verblijf gehad. De locatie is prima, dicht bij Aix en Provence en in de buurt van veel andere mooie plekken om te bezoeken. En het huis is comfortabel met een fijn zwembad.

Belle bastide avec tout le confort. Petit bémol sur le rapport prestations/prix : en effet plusieurs petites choses ont manqué comme la lumière de la piscine qui ne fonctionnait pas, un BBQ pas propre, et une facture ménage à la fin plutôt élevée compte tenu qu’il nous a fallu défaire les lits et rassembler les serviettes… bref dans l’ensemble très bien mais rapport qualité prix un peu élevé

Déception

Bien que la maison soit agréable, décorée avec goût et bien équipée, nous avons été déçus de notre séjour. Ligne électrique au dessus de la propriété. Cela doit être signalé au loueur avant décision. Le pool house transformé en chambre : à louer pour un supplément de 300.00 euros. Airco ne fonctionne pas correctement, pas de pression aux robinets, pas possible de fixer le pommeau de douche, toilette partiellement utilisable, ... bref, les arguments mis en avant pour encourager cette location supplémentaire, ne sont pas valables. Quand on loue une villa avec un potentiel de huit personnes, on assure un équipement autour de la piscine permettant l'accueil de 8 personnes. Or, uniquement deux transats et quatre matelas à mettre à même le sol... Pas très confortable. En résumé, je pense que cette location est surfaite par rapport au bien proposé. Il faudrait "relever" l'équipement de cette maison. Il serait également judicieux d'y prévoir l'air conditionné. Ax en Provence

The house is lovely with beautiful comfortable furniture Both inside and outside. The neighborhood is a quiet residential upscale neighborhood. We enjoyed waking up in the morning to the birds chirping. The house is very tastefully decorated We were 7 adults and also rented the pool house. The bathroom.and plumbing situation were not comfortable For our group. Although there were two beautiful bathrooms upstairs, there was only one separate toilet serving the three upstairs bedrooms. She had signs not to flush anything down, not even toilet paper. The shower in the master was great, but the shower in the other bedroom was really only hot or cold and unable to adjust. We all wished there was a rail on the narrow stairway for safety.She had just had it painted so perhaps a railing will be added. It was great to have a laundry room with a washing machine and there is a line outside privately located . There are some nice hiking trails in the neighborhood. We had a good time and the spacious rooms with comfortable furniture was great.

Beautiful home!

We loved staying at Sylvie's gorgeous home, which was a relaxing, peaceful spot for our family vacation. We made the most of the location with lots of walks in the neighborhood and also hikes and e-biking in the foothills of Mt. Saint Victoire. We appreciated Sylvie's responsiveness and her recommendations for restaurants (Riad was awesome!) in Aix.

Wonderful

The villa is gorgeous. Very well located in a quiet street and close to Rousset where you will find everything you need: market, bakery, butcher, restaurants. Aix is 30 mins away. The house is very well equipped with a full kitchen and bbq, wonderful pool, lots of storage space. Sylvie is a great host and will help you with anything you need.

Agréable séjour à Rousset

Nous avons passé 3 belles semaines au cœur de la Provence et à proximité de la belle montagne sainte victoire. Les prestations offertes par ce logement sont très agréables et permettent un séjour dans de bonnes conditions. Les pièces sont spacieuses et les aménagements extérieurs sont bien pensés. Sylvie s’est tenue disponible et à l’écoute. Seul petit bémol : une ligne à haute tension traverse le jardin ce qui implique un petit grésillement constant dans les oreilles. Cela correspond à un bruit de fond qui n’empêche ni de dormir ni de bien profiter des lieux.

MAGNIFIQUE SEJOUR EN FAMILLE

Magnifique villa provençale, très spacieuse avec un jardin et une piscine remarquable. Tout est parfait, la propreté, la piscine, la terrasse où l'on mange avec la vue sur la piscine. Ein super Urlaub in einem wundervollen Haus

Wir haben 3 Wochen Familienurlaub mit 3 Kindern in Sylvies wundervollem, geschmackvollen Haus mit allem Comfort verbracht. Alles ist genauso wie auf den Fotos, es hätte nicht schöner sein können. Von dort ist alles (Aix, die Autobahn, Einkaufsmöglichkeiten) gut zu erreichen. Es ist sehr ruhig und in einer netten Nachbarschaft gelegen. Der Pool war eine willkommene Abkühlung im heißen Sommer! Wir haben sehr viele Ausflüge gemacht (Arles, Avignon, Camargue, Marseille, Cassis mit den Calanques: alles in höchstens einer Stunde zu erreichen). Wir kommen sicher wieder!

Wonderful place, friendly hosts, and treasured Provençal memories.

We had a wonderful stay here with family for a week in summer, and we will treasure these memories. There were 7 of us, including 3 children, and there was plenty of room in this comfortable, stylish, and well appointed house. The poolhouse - with its separate bathroom - was perfect for the grandparents, as all the other bedrooms are upstairs. The house was immaculate throughout, and beautifully presented. The kitchen was well appointed with a huge stove and fridge, and we used the BBQ every day. The pool is fantastic, and very well maintained, and the children were delighted by the local squirrel who would scamper down to drink from it each afternoon. The house is a very convenient base to explore Provence by car, and there are fantastic roadside stalls selling the most delicious fresh fruit and vegetables on the short drive from the village to the main road. The hosts are fantastic; very friendly and welcoming, responsive but not intrusive, and both are fluent English speakers. We had a wonderful time. Recommended.
