A lovely 1.5 km drive through olive groves brings you to the private, gated entrance. Our apartment (Casa Pinocchio) is part of a six apartment 'Borghetto' (formerly a rural, rustic farmhouse from the 14th century) in the hills below the village of San Gennaro near Lucca. The apartment is a tasteful blend of rustic, contemporary and antique furnishings. A 5 x 12 metre swimming pool with beautifully manicured lawns is shared by the apartments and is located on the terrace above the apartment with lovely views down the valley toward Lucca.
We are proud to offer a lifestyle in the heart of Tuscany that is truly unique. Picture yourself on the grounds of an historic 14th century building, rebuilt to the highest standards using only traditional Tuscan materials and methods, from handmade terra cotta tiled floors, to chestnut beams and tiled ceilings. The property also makes extensive use of hand built stone walls in keeping with the character and traditions of Tuscany.
The entrance is a spectacular double-wide glass door, in keeping with the original architecture of the building, as this room was where the farm animals were kept.
The inviting open floor plan, which includes the living, dining and kitchen areas, is perfect for sharing meals and conversation. The fully equipped kitchen featuring granite counter-tops has everything you need: a six-burner gas stove, oven and broiler, and dishwasher.
There are two large ensuite bedrooms/bathrooms. One of the bedrooms has French doors leading out to your private sitting area. Lots of light with windows in all bedrooms and bathrooms. Great views from every room.

About Jim Kachenmeister
Jim and his wife, Debbie, bought property near Lucca in 2003 and have permanently relocated to this beautiful area. We have lived in Europe for the past 20 years (London and Stockholm before moving to Italy). Jim has a passion for cooking and is happy to share his secrets to making a perfect pizza in a wood burning oven. We are also happy to help you plan your itinerary while in this area, including pre-booking your museum tickets in Florence to avoid the lines, booking our favourite restaurants for you and more.

The location of il Borghetto in San Gennaro is superb. In the medium hills above the Lucca plain and below the historic village of San Gennaro, we offer a piece of solitude in the Tuscan hills. Views of vineyards and olive groves are offered from every vantage point on the property. The newly built property features the stones of the 14th century building that stood on this very spot. Modern inside, the apartment retains the Tuscan charm of handmade terra cotta floors and chestnut beam ceilings throughout. It is an easy 20 minute hike up the hill to San Gennaro, where you can dine at the local trattoria, Il Corno Rosso. Hiking paths (all well marked by Club Alpina d'Italia) are all around the area.

Il Borghetto is a wonderful place!
We had a great week in Casa Pinocchio and found it very comfortable and well equipped. The property is very peaceful and surrounded by beautiful scenery. Our three year old had great fun in the garden; it was too cold to go in the pool but we could imagine it would be fantastic in warmer months. Jim was a great host and was very helpful both before and during our stay promptly answering any questions we had via email and giving tips for the local area. We would definitely recommend a stay at Il Borghetto!
Picturesque beauty in Tuscany
This was our first time abroad and we couldn't have gone to a more beautiful villa!! The apartment was perfect for two people. It was spotless and perfectly maintained. Jim and Debbie were phenomenal hosts; warm and helpful with every aspect of our trip. Lucca is charming and although we rented a car, the villa is located quite close to train stations, restaurants and coffee shops. We look forward to returning to this magnificent Tuscany villa in the near future and will absolutely highly recommend staying here to all our friends and family!!!
Great anniversary stays
Great location for a relaxing stay and to celebrate our 55th and 56th anniversaries. Lucca is a wonderful city to explore. Jim K. is a great host with many good suggestions as to what to do and see. The facility is outstanding. Il Borghetto is a super property with a swimming pool, olive trees, and great hikes located just outside your door. Our apartment was well furnished and very user friendly. It is also locate within an hour of Pisa and Florence. If you are into wine there are many really good wineries near by. Fantastic places to eat near by.This was our second trip and plan to return.
Il Borghetto was even better than the pictures!
We had a fantastic stay of 10 nights with our two teenage children.
The property was very clean and very well maintained. Jim the owner couldn't have been more helpful to us from the moment when we booked online to the time of our stay giving us great advice and tips of places to go. Jim's efforts made our first visit to Italy as a family really easy.
Great pool to cool off in after a day sight seeing or just to relax and take in the view.

Great stay in a beautiful place
We had a wonderful stay here in the groundfloor 2 BR apartment with our 2 kids. We were very lucky to have the entire place to ourselves so enjoyed complete privacy and relaxation as there's no one nearby to disturb you. Jim was an excellent host, with fantastic communication throughout the booking, arrival and our stay. The apartment is very comfortable and well laid out.. although it could do with a little more food prep area , but not a problem if you're not cooking that much. It's very quiet here, so you'll easily relax and is set perfectly amongst the olive trees away from any other houses. We know the area very well, so getting around wasn't a problem for us, Pescia nearby is a charming little town but Lucca is fantastic and our favourite place in Italy. Highly recommended for a real relaxing break.
You will find that il Borghetto is located in one of the most popular areas in Tuscany. Situated between
Pisa and Florence in Northern Tuscany, il Borghetto is only eight miles from the historic city of Lucca,
famous for its flat, pedestrian-friendly, cobblestone streets and its magnificent thirty meter wide
Renaissance wall surrounding the entire city. Taking part in the evening walk, la passagiata, on the
tree-lined wall with dozens of other walkers and bikers is one of life’s little pleasures in Lucca. Lucca is
big enough to offer opera and world famous artists at its Summer Music Festival, first-rate shopping,
and fine restaurants – and small enough that you can traverse by foot in twenty minutes.
You will be perfectly situated for easy access from either Pisa International Airport or Florence
International Airport – each just 45 minutes from your door. Less than one hour away you will find the
Ligurian Sea and the famous walks in the Cinque Terre and the beaches of Forte dei Marmi, Viareggio
and Torre del Lago, the home and final resting place of Lucca’s most famous citizen, Giacomo Puccini.
The world famous Puccini Festival takes place every summer on the shores of Torre del Lago at their
beautiful outdoor amphitheatre. In less than two hours, you can visit beautiful Siena, San Gimignano,
the vineyards of Chianti, and the famous Garfagnana region, home of the beautiful forested National
Parks of the Apuane and Appennine mountain ranges.
