TUSCANY COUNTRY HOUSE

The villa, completely renovated in 2019, is located on a hillock, surrounded by a beautiful park and a wonderful view of the Tuscan hills. In a few km you can reach the most beautiful cities of Tuscany such as Pisa, Florence, Lucca and Siena. About 20 minutes by car we can reach the beautiful beaches of Tirrenia and further north of Vecchiano, Viareggio and Forte dei Marmi. To the south you can go on the beautiful seafront that from Livorno (the rocks of the magnificent Romito) reaches Cecina passing through Quercianella, Castiglioncello and Vada. In the park there is a circular swimming pool of 5m in diameter with a large illuminated garden, parking inside the private property with an electrified automatic gate.
The house has a well-equipped kitchen with dishwasher and laundry room, sheets, blankets and towels are included in the price.
The extras to be paid locally upon check-in are:
- Electricity, gas and water costs that are paid according to your consumption (usually they amount to approx. 100-150 € / week, but depend on your use). You will be asked for a security deposit for consumption of 200 € / week or 300 € / 2 weeks.
- Wi-Fi (20 € / week up to 7. 5GB, unlimited from 24H to 8h, then goes extra), optional.
- Pets are allowed at a cost of € 10 per day each.
- Beds / double rooms used as singles cost 10 € / day / room.
- possible use of wood for the barbecue or fireplaces (20 € / week).
- Cleaning and management costs are mandatory and amount to € 250 / stay.
- Tourist tax in accordance with local laws.
All extra expenses must be paid in cash and in advance on your arrival.

The villa is situated on a hilltop. It is surrounded by a beautiful park and a wonderful view over the Tuscan hills. It has been newly renovated in 2019. You can reach in a few km the most beautiful cities of Tuscany such as Pisa, Florence, Lucca and Siena. - electricity, gas, water, according to actual consumptions (typically ab. 100-150 € / week, but can vary according to your usage). An advance refundable deposit of 200 € / week or 300 € / 2 weeks is requested.
- Wi-Fi (20 € / 7. 5GB / week, extras apply if exceeded) only if requested.
- Double bed rooms used as single will cost 10 € / day / pax more.
- Pets are allowed at a cost of 10 € / day each.
- Firewood usage cost (20 € / week) if any.
- Final cleaning and handling cost is mandatory and is 250 € per stay.

Just perfect

We spent a week in the house and we were fascinated. The house, the yard, the pool and the location were just perfect. Francesca and Andrea were the perfects hosts and also took some of their valuable time to give us recommendations for activities and groceries around the location. It was just perfect and we enjoyed our stay a lot. As already mentioned in some reviews before, the gravel road to get to the house, which is about 300 metres long, could be a challenge for some cars, but we drove a normal sedan (no SUV) and we had no issues to reach the place. Thanks Francesca and Andrea for the opportunity to stay your house! You were great hosts!

Very, very nice and spacy house and garden. Also very nice hosts.

Andrea and Francesca did thier utmost to make our stay as perfect as possible. The house is a bit old, but renovated. The veranda's are perfect if the weather is bad, or in our case, very hot (33-37 degrees for 2 weeks!). The airco facility's in the bedrooms were perfect in these hot days. The pool is very nice, not too big, but for our needs it was perfect (two small children without swimming experience). For the 60th anniversary of my wife we hired a cook (arranged by the hosts), and that was really a high light during our stay. In one sentence: we have had a perfect holidays in this residence. Andrea and Francesca: we hope to be back one day!

Venlige og tålmodige værtspar. Virkelig hyggeligt hjem. Dejlig stor og ugeneret beliggenhed, i acceptabel afstand til alt hvad Toscana kan byde på. Hvis jeg havde 6 stjerner - ville det være hvad jeg ville give!! Vi, hele familien, har haft en virkelig god oplevelse og ferie . Vi takker værtsparret mange for dette ophold. Calm & quiet traditional tuscany house

This house is excellent for a big group holiday where you can enjoy a well equipt and clean stay. You’re isolated and can be as loud as you want to all day long. The house is attached to a large garden area where you can enjoy the pool. There were no mosquitos during the night. Daytrips to nearby cities like Lucca or Pisa and also local beaches are pretty and around 30 minutes by car. The communication with the owner was very easy and friendly and he was keen on helping us with all our questions. The check-in and check-out were very easy-going and at the time we wanted to. The costs for water and electricity summed up lower than the deposit which made us happy. We can recommend the house for groups of friends as well as for families. We would advice cars capable of driving offroad to reach the gate. We were super happy with our holiday and it was exactly how we pictured it.

Perfekt stay in a beautiful house

wir waren insgesamt sieben Personen. und waren im Zeitraum vom 12 bis 26. August 2023 zu Gast bei Andrea und Francesca. Das Haus liegt weit weg von der Hauptstraße und bietet dadurch einen hohen Erholungsfaktor, da man dort mitten in der schönen Toskanischen Natur ist. Das Haus selber ist sehr geräumig und gut aufgeteilt. eigentlich ist es für viel mehr Personen ausgelegt :) aber wir fanden es trotzdem sehr schön, das ganze Haus für zwei Familien zu haben. die Gastgeber sind sehr nett und sehr zuvorkommend. Nicht aufdringlich, aber immer hilfsbereit. Bei unserer Ankunft und bereits davor hatten wir schon einige Tipps bekommen für das einkaufen in der Nähe, Strände oder Sehenswürdigkeiten, die wir besuchen können. Durch die Fotovoltaik Anlage auf dem Dach und den Wärmetauscher, halten sich die Verbrauchskosten für die Energie auch sehr in Grenzen. alles in allem, sind wir sehr zufrieden und wenn sich nächstes Jahr eine Möglichkeit bei uns ergibt in der Toskana Urlaub zu machen, kommen wir gerne wieder.

Traumhaftes Haus mit riesigem Garten

Wir waren 3 Familien und haben die Zeit in dieser Unterkunft unglaublich genossen. Die Lage war traumhaft ruhig und schön. Das Haus hat alles geboten, was man braucht. Die Ausstattung war gut ausgelegt für eine größere Gruppe. Der Garten ist riesig. Wir haben uns sehr wohl gefühlt. Andrea war ein toller Gastgeber, sehr freundlich und hilfsbereit. Wir kommen gerne wieder!

Inchecken was niet positief: Wij wilden eerder komen dan 18.00 uur, werd uiteindelijk aangegeven 16.00 uur en daarna 12.00 uur. Op zich positief, maar wij zaten wel ruim 250 km verderop, dus toen het bericht kwam dat we om 12.00 uur konden komen, moesten we nog een flink stuk rijden en kwamen we pas om 17.00 uur aan. Dat viel niet in goede aarde en daar bleef de eigenaar maar over praten. Best vervelend. Airco is alleen in 3 slaapkamers en verder niet. Zwembad mag geen naam hebben, heeft geen diameter van 5 meter, maar van 3,5 meter. Voor ons onbruikbaar. Huisvuil moet gescheiden worden en naar verschillende locaties gebracht worden. Restafval is 15 minuten rijden. Supermarkt is 20 minuten rijden. Strand tich wel 30 minuten. Huis is gedateerd. Kapotte kraan door val van onze zoon in de badkamer werd op laatste dag contant verrekend met de borg. Het was in mijn ogen netter geweest als de eigenaar dit eerder had afgehandeld met ons, want dan hadden we verzekeringsdocumenten in orde kunnen maken. Nu niet gedaan omdat we op het punt stonden van vertrekken. Let op de kleine lettertjes. Als je met meer dan 4 personen komt wordt er extra in rekening gebracht. Wij komen hier niet meer terug.

It was a great holiday home

The property has a fantastic plot with lots of lights that make for a great atmosphere. The nearest neighbors are far away, so you do not bother anyone and nobody bothers you. Pure relaxation is guaranteed. The driveway and the access road are unpaved and therefore somewhat adventurous. Especially with cars with little ground clearance. But it also makes the charm of the whole. In the house you will find everything you need - the equipment is good. The house is quite old, but the landlord wants to renew a lot. The landlords themselves were fantastic, very nice and helpful and if a problem occurred was helped immediately. The area around it is very nice, the Nachbarot Lari offers a pasta factory and very delicious ice cream. A free beach can be reached in about 30 minutes. We (4 adults and 5 children) enjoyed our stay very much and can recommend the house.

Sehr schönes altes Ferienhaus auf einem risiegen Grundstück

Das große Grundstück mit Ferienhaus liegt etwas abgelegen zur nächsten Kleinstadt (Einkaufsmöglichkeiten). Es ist sehr ruhig (Nachbarn sind keine zu sehen). Wer Ruhe sucht liegt hier richtig. Das Mobiliar ist etwas in die Jahre gekommen. Das Haus an sich ist sehr gemütlich und die Veranda lädt zu entspannen ein. Der Strand ist ca. in 30 min zu erreichen. Wie waren 2 Pärchen mit 2 Kleinkindern und haben unseren Jahresurlaub sehr genossen und würden wiederkommen. Den Grillkamin haben wir fast täglich genutzt. Die Vermieter sind sehr nett und unkompliziert.
