Light filled and open, with the possibility to sleep 20 in beds, you will not find another home like this in Seattle!

LIGHT FILLED, Newly Constructed Modern Farmhouse
4 level home features 4,000 sq ft of living space total (3,000 in main portion of home and additional 1,000 in mother in law apartment)
6 bedrooms in total (4 main, 2 MIL)
3.75 baths (2.75 main / 1 MIL)
The first level of the main home features an open living area which includes formal living room, dining room, family room, spacious kitchen, half bath, coat closet, and large open hall with bench seating and cubbies for storage.
The family room has a pull out sofa bed (full size bed)
The second level boasts 3 large bedrooms, the master has a queen bed and we can add in a pack and play for a baby or small child, the 2nd bedroom has a full size bed, the 3rd bedroom has 2 twin beds.
The 3rd level bedroom has a queen bed, and 2 twin bunk beds (4 total). The 3rd level also features a HUGE 133" projector screen with HD projector, plenty of entertaining and play space, and a bar area with small fridge and microwave.
The MIL apt has a completely separate entrance and includes its own washer and dryer, it's own full kitchen, full bath, dining / living / office area and 2 bedrooms + xl twin in main living area (if needed)
The large, (by Seattle standards) 4,800 sq ft fully fenced yard contains a courtyard with outdoor dining area, grassy play space, a play structure with swings for children, bbq area, and 2 offstreet parking spaces off the alleyway.
This listing is for the whole main home (3,000 sq ft 4 bedrooms, 2.75 baths) which can sleep 14 adults in beds, and up to 3 babies/ small children in pack and plays. And the MIL apartment (extra 1,000 sq ft 2 bedrooms, 1 bath) which can sleep an additional 5 guests in beds, (1 queen in bedroom, 1 full in bedroom, and xl twin in main living area).
You also have exclusive access to the backyard, playset, back courtyard, and 2 car parking pad off the alley.
The house is great for large groups or extended families traveling together, and its very child friendly -- we have stocked it with things like pack and plays, umbrella strollers, and high chairs so you dont have to travel with all those items :)
Queen Anne is THE BEST and most desirable neighborhood in Seattle!
No where else can you be downtown in 5 minutes, yet still feel safe and removed from the hustle and bustle. The house is located on the crown of the hill, so everything is pretty much flat and walkable here compared to most of hilly Seattle. And there is a lot to walk to -- award winning bakeries and restaurants, quaint boutique style shops, and ample necessities like grocery stores and dry cleaners.
Queen Anne boasts many neighborhood festivals, and a weekly Thursday night Farmers Market in the summer that a good portion of the neighborhood turns out for to buy fresh produce and have dinner together.
Being one of the oldest neighborhoods in Seattle, it also has stately picturesque homes, tree lined streets, gorgeous views of the Space Needle, downtown, and the Puget Sound, as well as, many many parks, playgrounds and activities for everyone.
Parking is free and generally easy (by Seattle standards) in the neighborhood and our part of Queen Anne does not require a permit as much of the city does.
There are several bus lines to take you anywhere you need to go in the city within a 3 block radius, or its easy to get a service like Uber, or just grab a Cartogo or ReachNow car (app must be downloaded and account created)
HOUSE RULES -- PLEASE READ BEFORE BOOKING
We want you to have an excellent stay, however, this is NOT a party house!
This is our family home (that we unfortunately dont get to live in at present) located in a quiet residential neighborhood. We really like our house, and we really like the neighbors, so we want them to to be happy, and we want to keep the house in excellent condition for all our guests!
Any sort of event or gathering of people not listed on the rental must be pre-approved and will most likely incur additional fees.
This is a shoes off home.
No smoking is allowed in the home or on the property, and sorry no pets.
A complete list of all of those who will be staying in the home must be provided upon booking the reservation, and a separate rental agreement must be signed and returned, along with a copy of the photo id of the person making the reservation. The house has quiet hours of 10pm-8am (also City of Seattle noise ordinance hours)

Originally from Laguna Beach California, my husband and I have lived in Seattle for almost 14 years now. We have lived in several different neighborhoods, and love them all, but Queen Anne really holds our heart as home :) We have 3 young children who keep us busy and heavily caffeinated :D In our spare time, we like to garden, explore the city, walk the neighborhood, volunteer, and renovate old houses. This house was the first one we bought when we moved to Seattle, and we just took it down to the studs and foundation and rebuilt from there -- if you like to hear remodel stories, we've got some good ones!

Why Sarah chose North Queen Anne
We LOVE old houses and bought the original house because it was a cute little Craftsman bungalow with a great history (it was part of the Love Israel Commune) We loved the home, but when we found out we were expecting our 3rd child, we knew we needed more space, so decided to add a second story. Our intent was to preserve as much of the home as we possibly could, but when we got it down to the studs, we found the house just wasnt structurally sound enough. Sadly, we had to tear everything down to the foundation, but that meant we were able to add 3 stories above and gain even a lot more space. We love the feel of old houses with character, so we decided to go in the direction of an modern farmhouse installing wideplank wood floors, subway tile, trough sinks, and builtins where we could, but also updating with modern conveniences and trying as much as possible to make everything entertaining and family friendly. Just as we were finishing the house, my husband was offered a residency in pediatrics that requires we live closer to Childrens Hospital for his on call time, so we now live on the other side of the city, but we cant wait to return to Queen Anne once he is finished!
What makes this Farmhouse unique
We think the space and the light are the houses two biggest assets, but the location is amazing, and the large level yard is awesome as well. You really wont find another home like this in Seattle, and its all for about the same price per night as a decent hotel room :) The house also works great for company retreats, offsites, family gatherings, and production because of the large amount of open space, quality of light + ease of access.

Additional information about rental rates
Rates are subject to change until confirmed. Extra person fee after 6-10 guests (depending on season) is $50 per person per night + tax and that does include babies and children. Separate rental contract and house rules along with list of guests and photo id required when booking.
