Comfortable house that worked well for our family of 5. We really enjoyed our stay- the house worked well as a base for exploring the areas beaches, fruit picking, cafes. Outdoor eating areas were a bonus.

Lovely cottage and location for a winter visit to friends, Rye and Hastings. Several pubs in the village; the Horse and Cart laid on a fabulous lunch and Jenson's is a fabulous nearby supermarket for all supplies. Highly recommend!

A great property to spend time with our family. Youngsters were very happy with their bunk beds and extremely comfortable bedrooms for the adults.
Plenty to do in the area for all ages.
Quiet location but a good size supermarket is within an easy 15 minute walk.
Nice BBQ in a seclude rear area.

Property in lovely condition - clean, spacious, attractive.
Location on a country lane surrounded by woods and farmland. Nice country walks straight from the property.

Thanks for your great review. As you say, we are very lucky to have so many footpaths on the doorstep. There is approximately 1,500 acres of Forestry Commission land crisscrossed with paths in close proximity or you could walk across the fields to Rye.

Cosy, warm and well-furnished
Wintons Cottage was delightful: cosy, warm and well-furnished. The gas fire was wonderful, once we had mastered the technique of switching it on. We were very comfortable over Christmas and really appreciated the excellently appointed and well-equipped kitchen. We enjoyed the walks - very helpful maps - and the tennis court was a real bonus, even on a cold Boxing Day morning. Beautiful countryside and, as others have mentioned, Rye was fantastic - we recommend the George.

Perfect countryside location
August 20th-27th 2016
Excellent well equipped property in peaceful yet accessible location in the Kent countryside. Perfect weather in August and lots of things to do nearby for all ages. Easy access to good beaches, the lovely town of Rye and other attractions such as Bodiam Castle. Owners were very helpful and friendly. Use of a very large garden and hard core tennis court was brilliant. Highly recommended.

Great to hear that you had a good stay and found lots of interesting things to do. The Bodiam Castle trip is one I always recommend to adults and adults with children. It's now possible to take the ferry boat or the steam train from Newenden, which is just just 10 minutes away.

Very comfortable accommodation for an extended family
We were delighted with this house. It was extremely well furnished and equipped, beds very comfortable and bathrooms on two floors gave us some privacy, when needed. It was warm and cosy for a winter stay. Location very quiet and restful, we even managed some tennis over the new year. Ideal location for exploring the local area with Rye & Winchelsea close by. Hastings was popular with the grandchildren who enjoyed riding their bikes along the front. Not forgetting of course the wonderful store Jempsons just down the lane where we bought our rib of beef for new year. Highly recommended.

Thank you for your positive and helpful review. Pleased to hear you had fun on Hastings seafront. It has benefitted from EU funding in recent years and now has a beautiful new pier. The Old Town is great for a wander and there are plenty of places to eat and drink. Like any seaside town, best enjoyed on a fine day, if possible!
The cottage is in reality even more beautiful as it shows on the pictures. We felt immediately home. The cottage is situated in a lovely and quiet surrounding, but with good access to villafes and cities in the neighbourhood.
We made a nice walk through the fields and forest, we visitied Rye, Brighton, Bodiam castle, Scotney castle. By train we went to London (only one hour to go). Sarah gave perfect tips where to park the car. Might return here once.

The cottage is really lovely - cosily furnished bedrooms and good sized other rooms which were well furnished and decorated, with plenty of room for children to play. Our 2 year old was very excited about the bunk beds, the children’s books and the little tricycle that was left for her and we adored the view out of the upstairs bedroom window. The bed was super comfy too, which is always a bonus! Whilst very rural, you’re just 2mins drive from a supermarket and 15-30mins from other places of interest - we couldn’t fault it and will very likely return (our 2yr old was very sad to leave!).

Idyllic bliss! Nothing was amiss at this charming, comfortable cottage. Slightly (only very slightly) snug for our family of five, but probably perfectly sized accommodation for four or fewer, this house is decorated with great taste and artistry. An easy to use electric wood stove added to the cozy atmosphere and peaceful evenings after daytime walks or trips to castles or Rye. The owner responded immediately to any questions we had. Heating system was top and the water pressure in the shower was excellent. Did I mention spic n span and neat as a pin? At night an owl could be heard, gently hooting. The beautiful sunsets and daybreaks we were fortunate to witness added to a magical stay.

Owners, house, location, area and weather were all outstanding! 5 out of 5 is the score!
The title really sums it all up.
The holiday start when the first contact with the owner of the house has been laid. Sarah thanks once again for the hospitality.
The house has everything a person can wish for. Everything is there, wifi and Netflix for the kids. A good shower for the adults.
Location of the house is perfect. Very near to multiple public footpaths, supermarket and a hotel (for the afternoon tea experience).
Hever castle, Bodium castle, Beach and Sea, Rye, Hasting, Brighton are most see places in the area. Lots of places to visit for young and old.
You need some luck with the weather. We were granted with good weather. Not to warm not to cold.
This sums up a great holiday, therefor I highly recommend this accommodation.

Thanks for your lovely review. As you say, there's so much to see and do in this area that it's easy to fill a two week stay with something different every day.
It is impossible to describe the beauty and access that this property provides. The setting is on a countryside lane more ideal than we had expected. It is a place to simply experience the lanes, nature walks and nightskies and at the same time is close to so much of English history/ towns, gardens, coastal castles, local Horse and Cart, excellent restaurants, wineries- Tillingham walkable- pizza !! etc. . Natural beauty!
A car was a must for us- as we ranged as far as Canterbury and White Cliffs of Dover on one day and Rye on another. Experienced UK driving would be helpful- narrow roads, hedgerows- all of the things loved - can be a challenge. Train travel would be ideal if dependable at the time -from Rye station - also a short drive or Lyft from the address.
The cottage itself is perfect- the windows view and light throughout from morning to night inspired a feeling of peace and tranquility...the bed upstairs bed looked down on everything from sunrise to moonlit nights and views across fields and forrests. We wish we had been able to stay longer- our 6 days we are grateful for- but just found ourselves wanting more.

Une charmante et confortable maison, un secteur calme et une hôte attentionnée et soucieuse. Nous avons beaucoup aimé notre séjour. Nous y retournerions avec plaisir!
Cuisine bien équipée (avec de l'huile, papier d'aluminum, etc. des petits plus pratiques appréciables!).
Lit très confortable, j'ai choisi celui du RC, nous avons très bien dormi, c'est silencieux.
Mon seul point négatif est qu'il n'y a pas de moustiquaires dans les fenêtres! Les insectes peuvent donc entrer, mais je pense que c'est souvent comme ça par ici.
C'est un village très joli et ceux autour aussi. C'est bien situé, avec une épicerie à 10min à pied, des sentiers de randonnée à travers les champs et boisés juste à côté, des plages à 15min en voiture, près de Rye aussi. Nous somme allé aux Seven Sisters Cliffs, c'était fabuleux!
N'hésitez pas, allez vous reposer quelques jours chez Sarah!

An idyliac cottage set in the countryide outside of Peasmarsh and a 10 min drive from Rye. This was a wonderful base for a family holiday all be it with young children we had to drive everywhere. There is a supermarket, a coffee shop and pub at the end of the road however neither are great.
The cottage is really well laid out and the split door is a hit with the kids! The backyard courtyard is gorgeous, south facing and overlooking the owners beautiful property. There is a tennis court on their property, unfortuantely it's not open for guests.
Thank you for a fantastic week! The area is fantastic and there is so much to do to entertain kids who are 3 and 5 years old.
A wonderful cottage so well equipped and comfortable, perfect for a holiday escape. It was very handy to explore the area and a wonderful supermarket very close by for delicious local produce. Hope to return very soon, it was just what the doctor ordered 🤗🌞😊
