East Altadena Cozy private guesthouse

The home is equipped WiFi, Cable and everything you need for a two night visit or a long term visit and much more comfort and privacy than a luxury hotel. It is a cozy craftsman with lots of style and character located in a quiet and safe neighborhood with lots of yard space and large pool. It features a separate bedroom with full size bed, full bath and kitchen, wireless internet, TV and phone, pet friendly and is in walking distance to public transportation and the local neighborhood stores and coffee shops are all within walking distance, only 10 minutes from Old Town Pasadena and the Rose Bowl and 25 minutes from downtown Los Angeles. No Smoking. Please note : Do not call 1st, but send all messages through the VRBO inbox. Cancellation Policy is strict -no refunds.

HOUSE RULES:

Pet Rules: Pet rules: Pets less than 20lbs will be considered with a pet fee of $149 per pet and for pets 20lbs and less than 60lbs add $40 and for hairy pets add $60, pets over 60lbs add $75. If you fail to disclose the weight or whether your pet is hairy or not, it will be assumed that your pet is over 20lbs and hairy and you will be charged according to the fee schedule. Please note: Summer in Southern California is ant season; you are not allowed to leave pet food out on the floor all day for your dog. You must feed and put the food away or you will attract ants. We will not be held responsible for your failure to follow the rules. In addition if you plan to leave your pet in the home all day with the AC running just for your pet's comfort then you will incur an additional daily cost of $50 a day. You must bring your own pet bedding, All animals must be potty trained and are absolutely not allowed to use the bathroom in the house or green grass areas and if it is discovered that your pet has use the bathroom on the rug or in the home or green grass areas an additional cleaning fee of $249 will apply plus replacement of rug or other damaged items. Pets must use the bathroom in the designated are ONLY and not on the green grass, if you allow or it is discovered that you have allowed your animal to pee or poop or the green grass you will be fine of $249 and or removal of your pet from the property without refund. DESIGNATED AREA FOR PETS TO USE THE BATHROOM: if your facing the home from the street, the designated area is behind the home on the dirt area only. All feces must be picked up and bagged and placed into the black trash can only in the front of the home, failure to do so will result in an additional clean up fee of $249 and replacement of any damaged lawn areas. NO animals are allowed on the furniture, in the bed or in the pool, if you fail to follow this rule you agree to pay an additional $495 for additional cleaning for the couches and furniture, $150 for sheet and duvet replacement, in addition you agree to pay $249 for pool backwash and filter cleaning and $150 for the cost of a plumber plus any additional fees that the damage may have caused. Please note: Your pet is not allowed to roam the property unsupervised or without being on a leash and if your pet is aggressive we reserve the right without refund to ask the you remove your pet from the property, any failure to honor our request will result in immediate cancellation of the reservation without refund. All terms, conditions and fees are agreed an as a condition of your acceptance of this lease agreement.

Check in time is from 4pm to 12 am midnight only.

Pool hours- open from 10am until 10pm. Optional Private 10 person private Jacuzzi is separate from the listing and is available for an additional fee of $99 for one night. We do not offer refunds. Reservations must be 12 hours in advanced an approved and paid for prior to use. Parents must be present. Our pool equipment is very sensitive and no guests are permitted to tamper with our pool equipment for any reason and if it is discovered that our pool equipment his been altered or adjusted in any way, you agree to pay a fine of $349.

Please note for your protection and the protection of the property we have surveillance cameras on exterior of the property only.

Please note: You are responsible for inputting the correct number of guests or order to receive an accurate quote. Identification or birth certificate is required for all guests. You are responsible and liable for additional guests behavior and sharing the house rules and manual prior to check in. To prevent any misunderstandings we will only communicate through message inbox with the member responsible for the reservation, and phone calls will not be accepted. Please note our check in time is anytime after 5pm and prior to Midnight.

Please be respectful at all times and keep the beauty of this property maintained throughout your entire stay. No unauthorized guests. If the guests are not listed in your reservation they are not welcome.

New: Smoking maybe permitted on exterior only with smoking fee of $199 and additional deposit of $199 to be returned if home does not smell like marijuana or smoke. Otherwise, No smoking or drugs of any kind are permitted on the property. If you or your guests fail to follow the no smoking/drug policy you agree to pay an additional $350 penalty. Should we discover that you have smoked in our property without notice you will be charged the full fee of $398 as damage.

No parties or events are permitted without prior approval and additional fee (note: in the event you are allowed to have an event (Terms must be agreed to in writing and and posted here within).

No 3rd party reservations are permitted without prior approval. If we discover your booking has been done via 3rd party and access to our home has been given without our permission you will incur a $495 penalty deductible from your deposit and or cancellation of your reservation without refund.

A late check out fee of $79 for 2 hour will be accessed should you check out late and if your late check out should exceed 2 hours you agreed to be charged equal to the nightly rate. Please note: You may request to check in early for an early check in fee of $79 with the earliest possible check in being 1p.m. All requests must be made and approved 24 hours in advance. If you want to film their will be an additional fee charged based upon the production.

Key replacement for lost keys or if you forget to leave the key upon departure is $250. If you lock yourself out of the home and we have to send someone by to let you in it will be a $49.

All trashed must be bagged in plastic garbage bags and deposed of in the black trash cans, blue can is for recycled materials. We will not be held responsible for ants due to food or drink being dropped, spilled or left carelessly on the floor, whether it be in the bedroom, kitchen, bathroom or other parts of the home. If you are not clean, expect to attract ants. You agree to be responsible should this occur. We also cannot promise that you will not see ants from time to time and we not be held responsible or liable as they are natural. Once reported to us, we will come spray. We do not offer refunds because you saw ants.

NO SMOKING ON THE PROPERTY: If you choose to violate our non-smoking, no drug policy and our home smells like marijuana upon your check out, you agree in advance to pay an additional deep cleaning fee of $349 and that no proof is necessary, but only the opinion and statement of the property manager.

Member and guests ID's required upon check in.
Service Dogs are permitted with prescription from your Doctor and an additional cleaning fee of $125, service animals are not permitted to be left in the home unattended.

Please note:

Surveillance or recording devices located on the exterior of the property for the protection and security of our guests and our property, we do not or never have had any cameras inside of the home. Any attempt to disconnect or cover the camera's by hand or body or other means will result in a $475 additional fee.

We are not responsible for evacuations due to natural disasters or acts of God, or rolling Public safety power shut offs to prevent fires.

Additional home on the property is not included and maybe occupied by other guests.

Please note: We do not allow mail or have any packages to be delivered to our home.

Any holdover or your failure to vacate after our demand is issued, will be considered trespassing upon our property under applicable California laws and statues and you agree that your full deposit will be compensation for damages and may be use to settle any outstanding claims, violations and or associated legal fees.

Please note if the Police/LA County Sheriffs are called to our property for any reason concerning your behavior or the behavior of your guests, you agree the reservation will be immediately cancelled on your behalf without refund and your deposit will be forfeit as damages and you agree upon notice to vacate the property immediately. This is considered an nuisance an embarrassment and disruptive to our home and neighbors.

We do not tolerate guests who are hostile toward the host or other guests and if this should occur for any reason your reservation will be cancelled immediately without refund.

All terms, conditions and fees are acknowledged and accepted upon your execution and lease of the property.
