Kennels Cottage has plenty of country charm and is warm and welcoming from the moment you step in through the front door. There's a cosy living and dining room with armchairs and a sofa gathered around a wood-burning stove, making it the perfect spot for a board game or snuggling up with a film. You'll find the contemporary kitchen fully equipped for a self-catering holiday and there's plenty of room for four around the dining table under soft pendant lighting.
The luxurious master bedroom features a king-size bed and you'll find crisp white sheets and fluffy towels waiting for you. The second bedroom can be made up as another king or a twin room and has a cosy feel with a view of the greenery outside. There is a family bathroom with a shower and a bath to relax in after long walks or bike rides.
Alternatively, you could go for a soak in large hot tub outside. It's under cover, so you can enjoy it whatever the weather and makes the ideal way to round off a busy day in the Scottish Borders. There's also some outdoor furniture and a barbecue in the pretty garden area.
The Yair is a great base for outdoor enthusiasts or for those looking to reconnect with the outdoors. Stroll in the estate's beautiful gardens, knock a ball around on the shared tennis court or explore the surrounding landscape via hiking and mountain biking trails. We loved our stay at The Yair. We booked it for its proximity to the river Tweed for fly fishing and found that the river runs past the property; complete with fishing hut and a gillie! The property’s owner was great in his communication and was available for anything we needed. It was fascinating to learn from him about the history of the property. Our cottage was beautiful and the hot tub was a nice addition. We would stay here again, independent of fishing.
A fantastic property, beautiful location and grounds and Ollie (the owner) was exceptionally helpful. All in all a great place and look forward to hopefully returning at some point.

The Kennels is a lovely comfortable and clean property located on a beautiful estate. We thoroughly enjoyed our stay, eating leisurely breakfasts on the sun soaked terrace, whilst looking out over a small but pleasant garden and listening to birdsong. Well, we have just returned from Kennel Cottage and we are already looking for when we can come again. This is a beautiful property with a beautiful surrounding estate. There are few words to help describe how amazing our little weekend away was. It was unforgettable and Olly was super helpful.
