Charming, private 1 bedroom, 1 bath apartment in Montrose, the heart of Houston

IMPORTANT UPDATE: Hopkins House is located outside ANY flood zone. In fact the home owner has NEVER observed standing water in street since he moved here in July, 1970. Hurricane Harvey was NO exception as the street NEVER flooded and we DID NOT lose any utilities.

NEW LISTING as of September 2016!: 3 year renovation of this historic 1915 Montrose home that took it down to its balloon framed, double ship lapped walls, was completed in late July 2016.

Located in historic Avondale section of Montrose, named one of the "ten great neighborhoods in America" in 2009, this home is walking distance to many restaurants, bars (In fact there are 27 restaurants and 11 bars within 5 blocks of this house! ), and close to downtown Houston business, theater and convention (GRB) districts, NRG stadium and convention center, our world class medical center, shopping, arts and culture.

The property was remodeled to contain 2 apartments. This listing is for a fully furnished 500 ft2 apartment located on the 2nd floor with private entrance on the back side of main house off a elevated deck.

This apartment has a kitchen/living area, 1 bedroom with queen bed, and 1 bathroom, all with 10’ ceilings, original longleaf pine floors and transom windows over interior doors. The apartment has a separate thermostat controlled heating and cooling system. The living area has a ceiling fan and sofa with pullout queen bed. The kitchen has granite countertops, an electric cook stove/oven, microwave and coffee maker (coffee provided). Bedroom has ceiling fan, large walk in closet and antique furnishings. Modern bathroom has large walk in tiled shower and granite countertops and has custom Canary hardwood floors. Besides furnishings the home has complete set of dishes, cookware, towels and linens. Secure high speed WiFi and HDTV provided. A laundry room with a washer, gas dryer and ironing board, shared with retired couple living in main house, is available by request. A selection of Houston reference books and novels are provided. Original light fixtures and a candlestick phone adorn the apartment.

Plenty of street parking available. A single parking space provided behind home for cars with wheelbase less than 115” (no pickup trucks) The property has privacy/security fence with locked pedestrian and car gates.

DO YOU NEED A CAR? Not necessarily. Metro Bus 102 and 82 will get you from IAH airport to Hopkins House ($1.25 bus fare). Alternatively, the SuperShuttle group fare rate from airports to Montrose is the cheapest in Harris County. Metro Buses 82 and 56 arrive every 12-15 minutes at stops just a few short blocks away from Hopkins House. Bus 56 takes you to Museums and Zoo and medical center where you can switch to Metro rail line that can take you to NRG park, University of Houston or along Main St downtown. Bus 86 also takes you downtown. We provide our guests with $5 Metro Q-cards that allow cashless bus fare payment.

They can be preloaded at the local Kroger Grocery Store a few blocks from Hopkins House. Alternatively, downloading the Metro App lets you use your smartphone to pay. (Recently we had an Australian couple who used Metro exclusively, never renting or using Uber.) GO GREEN !!

This apartment is suitable for couples, solo adventurers, and business travelers. Sorry no pets (1 friendly outside cat lives on property).

Going to Hawaii? 'Book'em Danno' at our other VRBO home, Hale Manu Kaloli Point, VRBO listing # 514406, on the Big Island of Hawaii just south of Hilo and north of Kilauea fissure eruption. Hale Manu is in a safe zone and has not been impacted by lava or volcanic gasses. Be there! Aloha!

About Ted Powell

Carl has lived here since 1970 and loves to talk about the neighborhoods history including the ‘Clark Gable’ home just a block away. You can often find him in the backyard tending to his ‘secret garden’ that contains a large variety of native plantings. Carl teaches ballroom dance to beginners. In fact your Hosts, Ted and Kim, met Carl back in mid 90's when they signed up for dance lessons at a local junior college. Ted, who has built new (octagon) homes and restored older homes through out his life, planned and directed the 3 year extensive ground up restoration of this beautiful, 4 square, balloon framed, double shiplapped home built in 1915. Besides old houses, Ted has restored antique cars including the low mileage 1950 Special Deluxe Plymouth sedan in the garage behind the house.

Why Ted Powell chose Montrose

Carl immediately fell in love with this homes 10' ceilings when he first saw the home in 1969. He loved the walkability of the neighborhood, its rich flora, the diversity of its residents, and being in the center of a bustling, growing metropolis. Recognizing Ted's ability to fix old things, he asked Ted if he could renovate the home in 2012. The home had never been restored and much of its original architectural details were still present including its longleaf pine floors, 5 panel doors with transom windows. and gas/electric fixtures. The home was gutted down to its exterior walls and rebuilt reusing all the original materials, but upgraded with new electrical, plumbing and central heat & A/C. The restoration was a success and Hopkins House should be good for another century or more

What makes this apartment unique

This proud home is a comfortable home to relax in and is located in a very walkable neighborhood in the center of Houston. It's situated near the corner of Fairview and Hopkins Street, the home of the famous Barnaby's restaurant and Baby Barnaby's. Fairview cuts east/west through Montrose and has many restaurants (27 within 5 blocks) and bars (11 within 5 blocks). As Houston has no zoning, restaurants and bars are sprinkled through the neighborhood. Weekends can be lively here especially, but the apartment is located in the center of the city block so street noise is minimized.

House is also well located to public transit. $5 Metro Q-cards are provided to allow guests to use Metro buses and trains. Additional funds can be added to cards on Metro buses and at the local Kroger grocery store a few blocks from Hopkins House.

Beautiful environment!!

It was such a pleasure to stay in this beautiful historical house with all of the updates, making it so comfortable and relaxing. Only complaints were that there were no cable television channels and we were really unable to get local channels very well either. Since we were not there to vacation and see the City ... it was a bit inconvenient. The parking was also very tricky. The apartment itself was beyond our expectations, it was just amazing!!

Owner's Response: Sorry that our guests were disappointed that they couldn't immediately access their favorite cable stations. Hopkins House has a digital house antenna that receives over 30 local digital TV stations (including PBS,CBS,NBC,ABC,FOX) and a couple of local public radio stations (NPR, music). Our subtropical weather does occasionally cause some minor digital signal disruptions. We also provide a Amazon Firestick with a Netflix subscription. Our guests were specifically looking for Fox Cable News whose app activation require a cable subscription. I showed them that some live stream news apps (like CBSN) are available without a cable subscription but they were not satisfied and expressed their disappointment. I should mention here that some of our guests have brought and used their Apple TV devices so that they could utilize their personal subscriptions (to sports and movie apps). We're also sorry that our guests found our parking 'tricky'. They didn't mention any particular issue when we met them during their departure. Urban lot parking is inherently tight considering lot dimensions are 50' wide x 100' in length. We always tell our guests that there is typically plenty of street parking ( I park my pickup truck on the street). Carl, 88 yrs old, who has resided on this property for 40 years deftly turns his car around in the driveway several times a day. Better yet pitch the car and go green. Take the Metro Bus We offer our guests 2 reloadable Metro cards each preloaded with $5. Reload at nearby krogers grocery store on Montrose and Hawthorne.

Great place! Hopkins House was clean & hospitable, and in a good location for Houston. The hosts were friendly and helpful during our stay. The only drawback for this place would be a low flow shower head. We enjoyed our stay overall, and we would stay here again!!

Beautiful place in an amazing neighborhood

The lodging was spacious with nice furnishings. Great little library with books about Houston, novels and a little SF. Kitchen was fully equipped and the A/C was great!. If you have a vehicle midsize is about as big as you can have, otherwise it’s street parking. Very close to downtown, freeways, museum district and shopping. I would stay there again.

Metro Trains travel between downtown and NRG Stadium with McGowen Station being closest walk to Hopkins (you can also transfer at McGowan station by walking 2 blocks to Milam and then take the Westheimer (#82) bus.) Easy to get to/from US-59, I-10 and I-45
