The Space:

Aqua Sands Studio 1 is a private, self-contained studio set beneath a modern holiday home, directly across the road from Little Oneroa Beach. One of two studios side by side, it has its own entrance and covered patio, giving guests a relaxed and independent base close to the shoreline.



Inside, the open-plan layout keeps everything simple, light, and easy. A comfortable king bed sits opposite a small lounge area, with doors opening to the covered patio. This outdoor space is a lovely spot for morning coffee, an evening drink, or a quiet moment after the beach.



The kitchenette is set up for simple breakfasts, light meals, and snacks, with a small fridge, microwave, kettle, toaster, plates, bowls, cutlery, and glasses. It is ideal for guests who plan to enjoy the cafés, restaurants, and beachside dining close by.



The bathroom is compact, clean, and well set up for a beachside stay.



With Little Oneroa Beach directly across the road, the rhythm here is easy: swim in the morning, wander to the local dairy, relax on the patio, and stroll into Oneroa Village for coffee, lunch, or dinner.

Guest Access:

Guests have full access to their private studio and covered patio.



Parking is available on site. Please note that parking for Aqua Sands Studio 1 is at the top of a steep driveway, with room to turn around at the top using a three-point turn.



Check-in is from 2:00 pm and check-out is by 10:30 am. Early check-in or late check-out may be available for an additional fee, depending on bookings either side.



The Neighborhood:

Aqua Sands Studio 1 sits in Little Oneroa, a relaxed beachfront pocket just outside Oneroa Village. The beach is directly across the road, making it easy to swim, walk along the bay, or enjoy a slow start by the water.



Little Oneroa Dairy is only a few steps away for ice creams, coffee, and beach-day basics. From there, it is a slight uphill coastal walk into Oneroa Village, where you’ll find cafés, restaurants, boutique shops, galleries, and local services.



Waiheke’s food and wine spots are also within easy reach. Mudbrick and Cable Bay are just over the hill for vineyard dining and sea views, while The Heke offers a relaxed brewery setting with outdoor seating and wood-fired food.



This location suits guests who want a simple, walkable beach base close to Oneroa, with easy access to swimming, dining, vineyards, and island exploring.



Getting Around:

Aqua Sands Studio 1 is close to the local bus route, with a stop near Little Oneroa Dairy. Regular buses connect to Oneroa, Onetangi, and Matiatia Ferry Terminal, making it easy to explore Waiheke without a car.



If you are driving, there is parking at the property. Hire cars, taxis, scooters, and e-bikes are also available on the island.



Other Things to Note:

The studio is one of two located beneath the owners’ holiday home. It has its own separate entrance and outdoor area for privacy.



Kitchen facilities are limited to a small fridge, microwave, kettle, toaster, bowls, plates, cutlery, and glasses. There is no full kitchen or oven.



There is no free-to-air TV at the property.



The internet is not reliable enough to use this studio as a work space



Waiheke Island operates on rainwater tanks, and water is limited, especially during the drier months. Guests must be mindful of water use during their stay.



This is a self-catered holiday home, not a fully catered stay. We provide a starter supply of essentials such as toilet paper, coffee, tea, and milk to help you settle in on arrival. Once these starter items have been used, guests are responsible for purchasing any additional supplies needed during their stay.



Beach towels are only provided at properties with a spa or pool. Guests staying at properties without a spa or pool will need to bring their own beach towels.



Minimum stays may apply during peak periods, including:

7 nights from mid-December to mid-January

3 nights on long weekends
