Originally built by, and until recently owned by the Duke and Duchess of Abercorn, Hamilton House has played host to members of the British Royal Family including HRH Prince Philip, the Duke of Edinburgh, who regularly stayed here as a guest.

This beautiful holiday home has four bedrooms and 3 bathrooms, sleeping a total of 8 people. There are two private patios off the bedrooms facing the Atlantic sea.

Good sport fishing such as bone fishing, with Eleuthera being well known for it's bonefish, as well as reef fishing, can be had on the Atlantic side or on the Caribbean side at West Beach 5 minutes drive. Excellent surf fishing on the beach in front of the house can be had for jacks, barracuda, and much more.

Hamilton House shares a lovely ocean-view pool (close to the house but not visible from the house) with several adjacent homes. Guests at Hamilton House also have Club Privileges and access to The Club at Windermere, with a restaurant, bar, pool and tennis courts. All within a 2 minute walk from Hamilton House.

Amenities at Hamilton House include AC, wifi, satellite TV, dvd player, ipod dock, charcoal grill, double kayak, sailboat, 5 bikes, kids beach toys, board games, boogie boards and basic snorkel gear. Hamilton House comes with daily housekeeping every day except Sundays and holidays.

Windermere Island is a private island attached by a short, security-manned bridge to the mainland.

About Matthew Simon and Pam Fontes

We are the Symes family from London, UK. We have been coming back to Windermere since 2007 with our 4 children aged between 10 and 16.

Matthew Simon and Pam Fontes purchased this house in 2012

Why Matthew Simon and Pam Fontes chose Bahamas

We fell in love with Windermere Island and the local people and decided to buy our own property. We love either being in, on or under the sea and so it was an ideal location. We chose Windermere on Eleuthera for its peace and tranquillity, one of the best pink sand beaches in the Caribbean and for its laid back charm. It is the perfect barefoot vacation and nice to escape the cold European Winter weather!

What makes this house unique

Hamilton House is designed to be a simple yet functional home for families to gather for their vacation. The house benefits from 3 double bedrooms, and one single bedroom so easily sleeping 7 people and also has two foldaway beds to accommodate 9 at a stretch. It has a large living space where family and friends eat together and enjoy each others company. For those who need to stay in touch with the 'real world' free WiFi broadband in included in the rental. It's really the peace, tranquillity and sheer beauty of the setting that make Hamilton House so special and keep us coming back year after year.

Guestbook comments from the owner

"We loved this beach house, which was very spacious and accommodating for our family of 7. Terrific views of the ocean and there is nothing like drinking a cup of coffee and watching from your bed the sun rising above the Atlantic. The palm trees, landscaping, and pool are very well done - this place is cared for, but not overdone. We went in April and felt like we had the island to ourselves. It was great to be able to snorkel 30 yards off the beach and see a live reef. Just amazing how pretty and peaceful everything was.

On the other side of the quiet street is a path that takes 1 min to reach the club, where we found ourselves each afternoon getting out of the salt and breeze to enjoy a swim and have an early evening cocktail. Very comfortable pool and the staff at the club are super helpful. Chef Phil is wonderful, making lobster tacos, ceviche, and pan seared hog snapper. Outstanding meals and you can also find locals to come cook for you in your house. Grocery store is 30 min away and you need to stock up for breakfast and lunch.

The bone fishing in the sound is some of the best. We hired a local captain to fish hard one day and see all the marine life another, including sharks, rays, box fish, bone fish, turtles and conch, which we found and had fresh conch salad on the boat. Great times."

Secluded property in paradise

  • 5 of 5

We really enjoyed our time on Windermere Island. The house is very nice and the bedrooms are spacious! Each has access to a bathroom including the single twin bedroom. The living area is open and nice for enjoying family. The home is nicely furnished and had lots of books, games, snorkels, and fins. There were lots of beach towels as well. We hired a chef, Kaynell Scavella, to prepare our meals and she was delightful. We planned each meal in advance and the food was amazing! We all miss Kaynell and Pebbles and the conch fritters. You can take the pool chairs to the beach - but it's not easy. So, we rented beach chairs and extra kayaks. The double kayak at Hamilton House is very nice. However, it's not recommended that you use these at the beach in front of the house as the water is rough and not as smooth as the Savannah Sound. Bobbette's (caretaker for the home) husband was able to take these over to the sound where the waters are calm, beautiful, and full of sea turtles. We really enjoyed kayaking there each day and it's a short bike ride away. The beach is very private (I think we saw 3 families the entire week). The home is situated near other cottage like homes that flank each side of Hamilton house down towards the beach (not visible in the picture of the property). I was thankful that we had a car as there are so many beautiful places to explore on Eleuthera. We spent one morning at Oceanview Farm near Governor's Harbour riding horses next to the ocean. I highly recommend this if you love horses. It was a treat for the group. We also hired Donald (Eleuthera Tours) to take us out to the Marker Cays. We snorkeled and found lots of sea biscuits and conch shells there. The boat was very small, but it was very nice and perfect for our family. We rode our bikes each night over to a dock at the end of the street to watch the sunset each night which was our favorite way end to each day. The home has good wifi and we only had one power outage (which is very common in the Bahamas). Fortunately, it didn't last very long. We traveled over to Harbour Island ($5/per person) for the day which was really fun. We rented a golf cart ($50) there and enjoyed lobster quesadilla's at Sip Sip. Finally, Matthew Simon (property manager), was extremely responsive and provided lots tips and helpful information to make our vacation truly special. If you are looking for a secluded piece of paradise - you will enjoy Hamilton House.

Hamilton House, Windermere Island, Eleuthera

  • 5 of 5

Our family had a fantastic time staying at the Hamilton House. We found the location to be pretty central for all of the places we wanted to visit as well as for necessities (groceries in Rock Sound, etc.). The miles of perfectly pink beaches were exquisite especially since, for most of our trip, we had them all to ourselves. The people we met along the way were genuine, friendly and helpful. We used all of the toys and supplies the Hamilton House has to share. Thank you very much for allowing us to use your home. We'll be back!

Lovely Location!

  • 5 of 5

We just got home from a wonderful Christmas vacation. Matt at Eleuthera Vacation Rentals helped with all the planning and details, and Ms Goodman made us an excellent Christmas Day supper at the house with all the fixings and a delicious coconut pie. The house is exactly as pictured and the pool is inviting and almost private. The Club is just across the road for tennis and for BBQ's and special meals. The water was beautiful, plenty of waves to ride, and soft pretty sand with hardly a person in sight. The kitchen has indeed been redone and is stunning with cement counters, stainless appliances and pretty tile floors. The Island is quiet and very restful....ideal for families wanting simple quality time together. Windermere is a special place and deserves to be protected and loved for generations to come. It is lovely to be able to share in its rich history and wake up in a true paradise. Thank you to the owners, to Bobbette, Jessica and Matt for making our first (but not last trip) to Windermere so wonderful!

Fablulous Family Vacation!

  • 5 of 5

Our family had the best getaway at Hamilton House!! The boys fished every morning on the sound, my son caught his first bonefish on the fly! and we all spent so much time in the ocean and pool. It was truly a vacation, and not just a "trip". Bobette cooked for us a few times and it was a TREAT, delicious treat, getting to spend all afternoon playing and not worrying about what was for dinner. It was perfect for our family, with 3 kids. Everyone got their own bedroom, and was HAPPY. We loved eating at Tippy's too and had a fun day trip to Harbour Island as well. We never got bored and loved seeing so much of the island! We would love to go back again, every year if we could. I hear the house is getting a kitchen remodel too, which will be wonderful!

Hamilton House, Windermere Island

  • 5 of 5

Here you can be as relaxed or as energetic as you like. Early birds can watch the sun rise over the Atlantic from the terrace, then the big decision of the day may be whether to buy lobsters at Tarpum Bay or Governor's Harbour. The house is spacious and comfortable (the kitchen is to have a makeover), the management team and domestic arrangements are extremely good, and The Club (tennis, swimming pool, bar and fine dining) is close by. We had a great time and can't wait to go back!

Fantastic Location

  • 5 of 5

We stayed at Hamilton House for 2 weeks, though it was 'off season' for the island, our experience was both completely relaxing and full of exitement for 14 days of sun and surf. Windemere was the perfect location for exploring Eleuthera. From Lighthouse Beach to Harbour Island, the beauty of the Bahamas was within a short drive down winding roads in both directions. The Atlantic and Carribbean waters were within a stone's throw at any given moment. Not only was the snorkeling superb at each stop, the beaches in front of the home and the sound within walking distance provided plenty of fish to look at, eat, and chase. Spearfishing was beyond amazing. When we were waterlogged from the sea, there were two pools close by to splash into. The housekeeper was informative, efficient, and exceeded our expectations. If you are interested in bonefish......catching over 40 on the fly was a snap for those inclined. Our children were entertained by the ocean, beach and land crabs...(also tasty:) We all enjoyed the reefs out back, and beyond. The entire island was a treasure trove of sea life at its shores. Restaurants were delicious and within a short drive if we had the energy to leave after a day of exploring. Truly, a vacation to remember!

Windermere is a real 'get away from it all' kind of place, where the pace of life is relaxed. Some guests never leave the island, happy to slow right down and enjoy nature at its purest; others are more adventurous and set off by car to explore Eleuthera, with its varied geographical features such as Ocean Hole at Rock Sound or the caves at Hatchet Bay. There are some other fantastic beaches such as Ten Bay with its calm Caribbean waters and snorkelling treasures such as sand dollars and starfish (don't forget to put them back!) and Double Bay on the Atlantic side with its great snorkelling. Both 10 minutes away by car. Kids will enjoy fishing for small fry off the bridge - you can buy fishing equipment in Rock Sound. An absolute must is the Friday night Fish Fry in Governor's Harbour and the Homecoming Junkanoo in Tarpum Bay in July. And don't miss the quaint Haynes Library in Governor's Harbour which is worth a visit.
