"Lazy Waves" is a fabulous split level home providing living space on two levels for parents and kids to have there own hangouts!

The upper level features an eat in kitchen that opens to a spacious upper level deck. Deck has a dining table for six as well as additional seating and a Weber gas grill for those post beach barbecues! A stairway leads to a patio and large private fenced in yard that is flanked by a huge tree where kids can play on the rope swing! The yard is spacious and great for family whiffle ball tournaments, a game of croquet or KAN-JAM! There is a patio in the back to relax outside with a book after a nice day at the beach!

"Lazy Waves" has 4 ample sized bedrooms. 3 bedrooms on the upper level (2 Queens, 1 with 2 full size beds and two extra cots), 1 Queen bedroom on the lower level as well as a twin day bed. There is one large family bath on the main floor which was recently renovated with shower and tub; the master has a washroom and toilet. The lower level has a bathroom that includes a shower. There is also an outdoor hot/cold shower! We are excited for this update as it provides another amenity to enjoy after long days at the beach. We offer central AC In the upper level. The lower level tends to stay cool.

"Lazy Waves" is in a great location walking distance to downtown Middletown RI and first beach, and a cut through St. Georges to Second beach! A beautiful coastal stroll to the famed Cliff Walk and the mansions. Also, a quick ride or $6.00 UBER to downtown Newport, Polo, wineries, and all that Aquidneck island has to offer!

***We are also very conveniently located close to popular wedding venues: The Newport Beach House, Newport Vineyards, The Wyndham Newport Hotel, The Chanler Hotel

Ideal Location & So Homey!!

We had a wonderful stay! We were so close to downtown Newport, which was ideal as we were working a wedding that weekend. There was ample parking, the A/C was perfect, the back deck was lovey to spend time and there were plenty of towels! The house every very clean and well decorated! It felt very homey! I would come and stay again!

Very clean and a large house that is well stocked. Down the road from a brewery and restaurants. Quick ride to Thames Street where all of the bars, restaurants and shops are located.

A couple and three singles stayed here for a sailing regatta in Newport. Great spot very close to Newport in Middletown. Quiet neighborhood. Nice large house with four bedrooms. Well appointed kitchen. Great host.

Family Memorial Day Weekend

We’ve just returned from a terrific stay at Kate’s property in Newport. The house was spotless and so comfortable. Perfect for our group of 4 adults, 4 children. Kate was extremely hospitable and responsive. The location was perfect. We couldn’t have asked for more. We’ll definitely be back!

Great house near beach, town, and St George's school

This was a great house with lots of space and bedrooms. The location was ideal for us attending a graduation at St George's school, a very close walk. Equally close is the center of Middletown and Second Beach. The owners were responsive, flexible, and accommodating. The house has a lovely deck and backyard. I would definitely recommend and hope to return!

Daughter’s wedding

The house was very clean and updated. Bedrooms had plenty of room for couples and luggage. Kitchen/pantry had many many spices/oils etc. We had an issue with the oven door which was critical to the wedding reception. I contacted the owner through Vrbo and had a property manager at the house in less than 5 minutes. He made the oven usable using some innovative techniques 😜 The home more than met our needs!

Nice location, but poor communication and no A/C

We were staying here for a friends wedding and unfortunately the A/C did not work all weekend which made it extremely difficult to sleep. The hosts live abroad and the property manager was unresponsive. Understanding the host was saying they were trying to get someone in to fix it, if the property manager would have been responsive we would have understood the delay, and suggested they bring in some additional fans to help.

Strange to get such a low review almost 8 months after this groups stay. Unfortunately, it was true, our AC broke during their stay...and finding an emergency HVAC service who could come same day was not possible. It is also true we were living abroad at the time and had to rely on others to help fix emergencies. Our manager was unavailable and we did not know. Although, it was likely not something he could fix. We have fans for each bedroom and during the weather that time of year (I checked it was low to mid 70s in the day and 50-60 at night) those fans would have added a great deal to the comfort level of the home. Grateful this didn't happen in August! We are back stateside and hope that any potential future guests don't take this review to heart! Know we take great pride in our home. We love it and we want all of our guests to love it also.

Comfortable & great location

The house was comfortable for two families each with 2 adults & 1 elementary age kid. Everything was clean and very comfortable. Proximity to many great dining options on Aquidneck, and the short drive to Second Beach made every early evening an absolute blast for the kids. There is nothing pretentious about this house - it is comfortable, clean, casual living, exactly what is needed for a family beach vacay. Great communication from property owner - thanks for a great stay.

My friends and I had a wonderful experience at this house in Middletown while we were in town for a wedding in Newport. The house was super clean and had many helpful amenities that made our stay a breeze. There are a handful of great restaurants within walking distance and downtown Newport is a very short drive away. We would all happily stay here again.

Nice and convenient

We weren't there long enough! But long enough to be thankful for a place that was clean and convenient.... and easy to get to. I hope we can go back some day. We had a time trying to get the indoor temperature just right for the whole house. So, we could have used more floor fans.

We spent 3 years living in Middletown, RI after we relocated from California. We fell in love with the island and decided to find a place to call our own. Unfortunately we were relocated again but decided to keep this property in the hopes to be able to enjoy the beauty of Newport again! We have two children who love to spend their days on the beach or visiting the aquarium!

Why they chose this property

We fell in love with this house because of the location, the large private fenced in yard and the potential we saw with this older home! We love that we can walk down the street and visit one of the wonderful restaurants, walk to First Beach and the cliff walk!
