Minimum booking = 5 nights (7 nights at Christmas/New Year/Easter).

DISCOUNTS - A 7% discount is given on the advertised villa rent (excluding pool heating charges) for bookings of 21 to 27 nights, and a 14% discount for 28+ nights.

Please note NO "HOST FEE" (after departure cleaning charge) FOR ALL BOOKINGS. This is a BIG SAVING compared to other villas.

Originally a show home by the estate developers, this oversized (2,100 sq. ft.) villa faces a large lake and conservation area. Eagle Pointe is a peaceful community, yet is only 5 minutes (via Poinciana Blvd) from the hundreds of tourist (shops, restaurants, bars) facilities on Highway 192, which leads straight to DISNEY WORLD, which is a GENUINE total of 14 MINUTES DRIVE from the villa. Fully equipped and air conditioned, each room also has cathedral ceilings with fans. Two bedrooms have queen size beds and the other two have twin beds. The living room and dining area leads to the family room and second dining table. The kitchen and separate laundry room have all necessary modern equipment. The games room has a 7 foot pool table, table football, dart board, radio/ CD player, sofa and chairs. The screened swimming pool, resurfaced in October 2021, can be heated (additional cost applies - see below) and is equipped with modern patio furniture. Other facilities include 4 cable TVs, DVD player, hi-fi system, telephone (free USA/Canada calls), clock radios, a safe and alarm. The local management company are available 24/7.

POOL HEATING charges are GB£100 per week/GB£15 per day plus 13.5% Florida tax.

We really enjoyed staying in this home. The layout was awesome, and it felt clean. The host communicated with us very reliably. It was a little far from where we needed to travel to each day but that was okay.

I just want to clarify that the guests comment about the travel distance relates to a therapy camp they were taking their children to, not the nearby popular tourist attractions such as Disney World, Universal and Sea World.

Great house at Kissimmee

This house was a great location for our daughter’s volleyball tournament and visiting the universal parks. It was spacious and comfortable. The pool was clean and relaxing. A couple things that were missing were napkins and extra shampoo/conditioner.

This place and the host are TERRIBLE!!! after we arrived there where many things in the house that didn’t work and everything was old and outdated. We had no Wifi our whole stay. The owner supposedly was getting someone to go fix it We had no choice but to leave all our belonging in the house with a stranger while we went out bc we obviously were not going to be sitting in the house waiting for this. 2 days a maintenance worker that works for him to stay at the property to wait for the Wifi worker that never came. till now after we left the owner has never answered us back. In the house the shower door in the master bed was stolen didn’t stay close. pots and pans were all scratched and rusted!!! disgusting!! We had bought food to cook there that went to waste bc i was not going to use those nasty pots. microwave was all rusted inside and out. mold in different areas of the house. lights and switches didnr work. the swimming area is infested with ants all over. The house neighborhood was not great some sketchy people there. a pond in the back VERY close which has alligators, the house doesn’t have fences on the side from that pond so getting home late at night to go into the house was always pretty scary hoping there wouldn’t be a alligator walking out from the back pond. Leaving/coming the house was also annoying you have to open a key box with code then run in down hallway to turn off. Owner gets his money you get screwed! Dont stay here nothing but lies and unprofessional.

I have to respond to many of the inaccuracies in this guests comments. Yes the wi-fi was out during his stay due to a major storm damaging the equipment just before he arrived. The provider Spectrum twice failed to keep booked appointments to repair it and eventually fixed it on the third appointment, just after the guest departed. He was advised of all this by my local management company and they attended several times. Two scratched pots and pans have since been removed but there are about 8 others in perfect condition. The microwave has now been replaced with a new, larger, one. The bedroom light switches work fine - my management company showed him how they work and also the main TV - they found he was trying to operate this with the DVD remote. Eagle Pointe is a good neighbourhood which is very popular with holiday families due to its peaceful surroundings and good access to the major attractions. I have many guests who have stayed at my house 4 or more times over the years. The alarm allows plenty of time to switch it off without running to the control panel, and the key box only needs to be used at arrival and departure. Alligators are native to Florida and if this guest is so scared of them why did he visit Florida, from another USA northern state? The pond only OCCASIONALLY has ONE small alligator in it and when young they avoid (and are scared of) people - they do not roam around the houses, just float around in the water, and if they get to adult size the authorities remove them. Most people are happy to see and photograph them, and I have never had this type of complaint about them before. The pool is not infested with ants and the house has no mould - this is just vindictive nonsense. The guest does not mention that he damaged the carpets in 3 rooms before leaving, involving me in extra cost to have them professionally cleaned. I would respectfully suggest potential guests have more regard to the other posted reviews for my house which are more accurate and give very favourable ratings, mostly 10 out of 10.

Great home to stay at near many activities

This home was spot on with the photos. Everything was clean and tidy, home is fairly close to Disney Parks and other activities. The outdoor pool was nice, and the neighborhood is a great neighborhood. The property management company didn’t have the binder at the property which was no fault of the homeowner. I will definitely stay here again!

The home was fine. the neighbors were a little load 2 days that we were there, but they were quiet by the 9 o'clock time. It really was not a problem. The house was very clean, and easy to get to.. for the price it was a good value . A few items were off putting theposting of possible charges every where.. the kitchen was nice but there was no basic amenities outside of utensil .. such as coffee or condiments.. the beds were a bit underwhelming.. The only big item I would change is the tiny toilets which from the signs are problematic ..

Lovely comfortable villa

We had a wonderful three week stay in this lovely comfortable villa.It had everything that we needed and the games room was a great bonus. It was lovely to sit inside the screened pool area and not be bothered by flying insects. The view over the lake is beautiful and we saw interesting wild birds and baby ducklings which came right up to the screen. Our family joined us for some of the time and when my husband was ill for a couple of days we used Uber taxis which were very efficient and economical. They arrived within ten minutes of being ordered. It cost 14 dollars each way to Animal Kingdom, taking us to the entrance and avoiding the 20 dollar parking fee. It cost about 7 dollars each way to the restaurants on the 192 and it would cost 28 dollars to go to the airport. As Publix and Wallmart will deliver groceries I think it would be feasible to just use Uber and not bother with a hire car, especially if you were nervous of driving abroad.
