Modern Comfy Gem: 5 star Location, with Yard & Parking
* Trash Pickup: If your stay includes a Wednesday, the trash bin labeled (H) needs to be placed curbside for collection by the garbage collector.
* Guest Limit: There's a maximum of 7 guests allowed. If you plan to have more, please inquire before booking your reservation.
* Late Checkout Fees:
* An unauthorized late checkout incurs a $50 fee per hour.
* If an unauthorized late checkout exceeds 1 hour, you'll be responsible for that day's base rate.
* You will be responsible for reimbursing the host for any refunds given to subsequent travelers due to your late checkout.
* Gardener Schedule: The gardener visits every other Friday around 9 AM for approximately 20 minutes to mow the front and backyard.
* Events:
* Small events are welcome with prior approval, with a maximum capacity of 15 people. please inquire if event will have more than 15 people.
* For events there is a $350 event fee plus additional $100 cleaning fee.
*Unapproved events will have a $800 fee imposed. Along with the cleaning fee.
*Events approved or unapproved with more than 15 guest will have a $400 fee imposed.
* All third-party vendors and caterers must have their own liability insurance.
*Please be advised that if the front door entry code is entered incorrectly four times, it will automatically be in lockdown mode for two minutes preventing any further attempts during that time period. After the two minutes you may re-enter the correct code to gain entry into the unit.
*For safety and security we have cameras located on the outside of the property:
*camera 1: Driveway, facing the street.
*camera 2 & 3: facing backyard & the backdoor.
*camera 4: front door (video doorbell).
*There is a noise monitoring device within the unit, this device does not record audio. It simply monitors the decibel range to determine wither or not a party is taking place.
*There is a $75 replacement fee for any missing or broken starfish, seashells and remotes (5 total) for the tvs and ac units.
*Smoking is not allowed, if the unit requires cleaning due to smoking there will be a $500 fee.
