A fully equipped kitchen with new appliances and filtered water, flowing into a warm dining / living space anchored by the fireplace. The sun room & patio overlook the meadow toward the river — coffee here at sunrise is the reason guests come back.
THE OUTDOORS
Ten acres of meadow and forest lead down to the Little Spokane River, visible from the home. Launch a kayak or paddle board from the property, cast a line, or just let the kids explore. Gather at the riverside fire-pit for s`mores (seasonal use — fire-pit is unavailable when burn bans are in place), or fire up the BBQ and Big Green Egg.
A note on the river: Wading and swimming is possible, but please supervise children closely and use good judgment — this is wild water, not a swimming pool. Plant growth is also a factor to consider, again this isn`t a swimming pool.

Guests have full access to the home and all 10 acres, including the meadow, forest, riverbank, and patio.

We`re about 20 minutes from downtown Spokane and 30 minutes from the Spokane airport. Ubers and Lyfts will come right to the home.
This is a 100+ year old home, lovingly maintained and full of the character that comes with a century of stories — think original details and old-house charm, paired with modern updates (new HVAC, new appliances, filtered water). If you love homes with soul, you`ll feel it the moment you walk in.
The home does have exterior cameras for security purposes.
There is a long driveway to the home that will be plowed in the winter months. There is ample parking near the home.
PET FEE: Furry friends are allowed, but please keep them on leash and off the furniture. $100 non-refundable fee + $300 refundable security deposit.

Late Check-out: Late check-out without approval will be charged $25 per 30-minute increment. Quiet hours: 10:00 PM – 8:00 AM. Sound carries along the river corridor — our neighbors (human and wildlife) thank you. No parties or events of any kind. Pets allowed. $95 pet fee. Primary renter must be 25+ and must be staying at the property.
SMOKING No smoking or vaping of any kind — inside the home, on the patio, or anywhere on the property. This is a forested 10 acres in a wildfire-prone region; one cigarette butt is all it takes. Any violation requires the guest to pay a $250 Ozone/remediation Fee per occurrence.
FIRE & FIRE-PIT The riverside fire-pit is seasonal. When a county burn ban is in effect, the fire-pit may NOT be used under any circumstances — no exceptions. We`ll let you know current conditions before your stay. Fires must be attended at all times and fully extinguished with water before you walk away. Never leave children unattended at the fire-pit. Burn only the firewood provided — no trash, no yard debris. No fireworks, sky lanterns, or open flames anywhere else on the property. Guests are responsible for any damage or fire-response costs resulting from violation of fire rules.
THE RIVER The Little Spokane River is wild water — currents, depth, and plant growth change with the seasons. There is no lifeguard. Enter at your own risk. Children must be supervised by an adult at all times near the riverbank. Kayaks and paddle boards are bring-your-own; wear a life jacket (Washington law requires one per person on board). Please pack out anything you bring to the riverbank.
GRILL & BIG GREEN EGG Clean grates after use and turn off the BBQ propane when finished. Big Green Egg: do NOT remove ash until it is completely cold (24 hours minimum). No grills, smokers, or open flames on the lawn or under trees.
WILDLIFE & THE LAND Do not feed or approach wildlife — Keep your distance. Keep all trash in the secured bins provided. Food waste left out attracts animals. Stay on the property — neighboring land is private. Explore freely, but leave the meadow and forest as you found them.
THE HOME This is a century-old home, lovingly maintained. Please treat it gently — original details can`t be replaced from a catalog. You will be charged for broken, damaged, or missing items. No discharging firearms on the property. No exceptions. Any signs of the use of firearms will result in the immediate cancellation of your reservation and a call to the Spokane PD. Remove muddy or snowy boots at the door Before check-out: load and start the dishwasher, bag your trash in the bins provided, and return furniture and games to where you found them.
WINTER & PARKING The driveway is long and plowed during winter months. Please park only in the designated area near the home — do not park on the lawn or block the driveway.
SECURITY Exterior security cameras monitor the driveway and exterior entrances only. There are no cameras inside the home.
PETS Please do not let your pets off leash or on the furniture.
