About this property

The Barn is the perfect place to stay if you want to be in a peaceful, though not secluded, location, handy to get to the sights, the shops and of course the walks and the Lakes. Visitors enjoy the homely feel of The Barn and they are keen to return to this unique little gem.
The Barn is full of character and is very comfortable. It is located in a peaceful hamlet, whilst being only a few miles from the amenities of Kendal. There are lots of windows looking onto the garden and Potter Fell, the nearest hill. The 6 roof windows give the Barn a bright and airy feel.
On the upper floor you will find the open plan living area, with exposed beams, a new living flame gas fire for chilly evenings and a 40" TV with Freesat and catch up TV. There is comfortable seating for five and a good sized dining table. The new kitchen area has everything you will need to prepare and cook meals. There is a full-size oven, induction hob, fridge with freezing compartment, microwave and dishwasher, all topped with silestone work surfaces. A welcome drinks pack is provided and free wifi.
Downstairs there is a double bedroom with two windows looking onto the patio and the wild garden and a view of Potter Fell. The bedroom is carpeted and has an oak bed (with electric blanket) and oak cupboards and mirror. Original artwork adds to the appeal. All bedding is provided. This is a very pleasant room to sleep in.
The shower room contains toilet, shower and hand basin. Towels are provided.
There is a long garden with seating areas and country views. The garden has sunny areas in the mornings and afternoons. The area is rural so you will usually hear and see the sheep in the next field and the many birds singing in the trees. At the front of the property there is parking for 1 car (or 2 by arrangement.) Please note that care is needed on the stairs down to the Barn entrance and are unsuitable for those with walking difficulties.
The Barn has some excellent walks from the doorstep. Within a few miles by car, you can visit the lovely valleys of Longsleddale and Kentmere and the towns of Staveley and Kendal. Bowness, Windermere, Troutbeck and Ambleside are within easy reach too. Even Keswick and the northern lakes are within an hour’s drive, as is Coniston, Ulverston and Grange-over-Sands. Head to the east and you can explore Kirby Lonsdale, Sedbergh, Dent and the Howgills.
This property is a very special hideaway and well worth a visit. I spend a lot of time at The Barn myself and I am continually making improvements while retaining the character and homeliness. I want guests to feel comfortable and happy when visiting so I ensure everywhere is clean and welcoming. I am happy to help with any questions or to let guests discover for themselves the joys of the Lake District.

This was our third stay at this gorgeous cottage. We loved how close in proximity it is to all the main attractions but also how quiet it is. The cottage is cosy and the fire was lovely for colder days. Would definitely recommend staying here.

Everything you could ever need for a romantic get away.
Welcoming host who has been very thoughtful and provided everything required and more.Fully equiped accommodation. Full kitchen with everything you require including sharp knives, teapot and milk jug.Lovely welcome extras, not just tea and coffee, but fruit bowl, fresh flowers, cake and fizz!The Barn is lovely and we particularly liked the fire.
The cottage is very quietly situated and very nicely decorated. The owner takes care of both the house and the reception. There are many beautiful walks nearby.
We've loved the location of this accommodation. It was perfect for a stay in the Lake District. Fran's communication was quick and she made sure everything was sorted for our arrival. We've had a lovely weekend and will keep this place in mind for a future trip to Kendal.
Everything was perfect! Met by the owner who explained all we needed to know about the cottage. Maps provided for walks in the area and we could hike straight from the door to the amazing Cumbrian countryside. Idyllic is the word for this lovely cosy home.
We were looking for a quiet location near the lakes but not crowded with tourist. Wanted to see birds, flowers, and go at our own pace. Truly felt rested and rejuvenated after our stay.

Lovely place just outside of kendal but also near to windermere, grassmere and lots of other places to visit, Fran was so helpful easy to get in touch if we needed anything , would recommendations this little peace of heaven, a hidden gem with everything you needed, a home away from home.

Situated in beautiful countryside which presents ample opportunities for interesting walks and within easy driving distance of the attractions of the Lakes District.
The "Barn" is beautifully kept and full of little personal touches.

Beautiful and perfectly equipped cottage with access to stunning Lakeland walks (and bike rides) right from the doorstep. Close to Kendal for picking up provisions, but far enough away to feel 'away from it all'. Fran is a very thoughtful and responsive host. Would definitely recommend!

The Barn is cosy, welcoming and extremely comfortable.
I had a perfect stay here. The Barn is extremely comfortable and well equipped. It was lovely to sit by the fire in the evenings and enjoy a glass of wine. Having Netflix was a real bonus too. The location was perfect for exploring the beautiful countryside. It can’t be faulted. I will be back and will reccommend this to friends and family.

I cannot rate Fran's barn highly enough. Not only is she is an extremely thoughtful host but the barn is just so beautiful and very cosy. The location is just close enough to Kendal to be convenient but far away enough to feel tranquil and relaxing. Everything is there to make you feel comfortable and the fire was a particular favourite of mine (even in June!). We will be coming back as soon as we can and recommending her to all our friends!

The barn is beautiful, gorgeous, cute and so relaxing. Fran has thought of absolutely everything, from a folder with all the information for the property and the whole of the lake district to cozy blankets. Beautiful bedroom and cute ornaments all in keeping with the cottage. The barn is small but perfect. Thankyou for a lovely weekend
This is a gorgeous find, beautiful cosy barn with everything you need for a comfortable stay. Fran pulls out all the stops and the barn is extra special, a credit to her.
It is clean, homely and quiet, a haven for birds and a delight to sit out in the garden. It is close enough to the amenities of Kendal and only a short drive away from the surrounding beautiful lakes. The weather was kind to us and we would definitely love to visit again in the future. We had a fabulous holiday, thank you Fran 😊👍🏼

Although it can be a bit tricky to find, once you do, you'll be taken away with the quiet solitude and beauty of the area.
Upon arriving we were welcomed by several treats that Fran had left us and over the following few days we eagerly polished them off.
Fran made sure to have directions close by all appliances ensuring that we were not at a loss of how to use it.

If we ever return to this part of the Lakes, this place would definitely be a top pick to stay in again. The place itself is, in my opinion, actually a bit nicer than the photo's with a lovely gas fire place that was very welcome as it rained pretty heavily for the first half of our stay. But when the sun came out almost every window was a picture; lambs, green rolling hills, a busy bird-feeder and fluffy cloud adorned blue skies. The place is clearly loved and little touches like fresh flowers and a few friendly but unobtrusive guiding notes made us few cared for.

I am a music teacher. I love my job, but after a noisy week at work I like nothing better than to stay at The Barn and enjoy the peace and quiet in Garth Row, punctuated only by birds singing, lambs bleating and the occasional clip clop of horses hooves. I enjoy walking on the local fells, sailing on the lakes and visiting the Lakeland tea rooms.
Why they chose this property
Garth Row is a great location for a property. It is far enough away from Kendal to feel very rural, but close enough to nip in to visit the shops, the restaurants and public houses and the cinema. The local fells are not busy as they are undiscovered by the majority of walkers. Many of the famous 'big' walks, the various lakes and towns and villages are easy to reach by car.
What makes this property unique
I fell in love with this little barn on my first visit. I love the beautiful stone with which it is built and the thickness of the walls. The views onto the garden and surrounding countryside are lovely. It is a perfect location for a quiet and restful holiday, but only a few miles from the amenities of Kendal.
