This unique oceanfront property is situated on the edge of a bluff providing spectacular views of the blue Pacific and the entire Poipu coastline from each unit. This small property has only 15 units, providing privacy and intimacy while being just a short walk to the world renowned Brennecke’s Beach and Poipu Beach. The sounds of the sea fill every room and each unit has full length lanais offering a great lookout for hours of watching turtles, dolphins, seasonal whales and brilliant sunsets.

Our units are described, photographed and rated so you can pick the perfect island home for you and your family.

PARRISH PROFESSIONAL CLEAN – Built Upon the Vacation Rental Management Association (VRMA) “Safe Home” cleaning program, we further expanded our existing high standard of housekeeping at our properties where hospital-grade cleaning products and protocols were already in use. Our goal by layering on the recommended new steps is to provide our guests assurance and peace of mind that when they stay at any Parrish Kauai property that every effort was made to ensure a high level of cleanliness, sanitation and disinfection.

Host was awesome to work with.. Unit needs to be updated. Everything is very out dated. I know it will cost to update but this unit is why outdated. Door keys. Who uses keys any more. Go with a key pad system would be a great start. The WiFi was good.

Convenient Oceanfront

The condo was comfortable and well stocked. We loved seeing and hearing the waves from the lanai, accessible from the living room and bedroom. We also loved walking down to the rocks in front of the condo to sit right by the crashing waves. Walk to Poipu beach and Brennecke's in one direction, along shore to Hyatt and beyond to Gillin's beach the other way. The screens could use some updating; lots of "no see-ums" seemed to get in.

Wonderful Condo

The location was lovely, condo was clean and larger than expected. A previous review stated they were concerned about safety/security, I believe they were referring to the slat windows (common in Hawaii). I found no issue with this, as most of the rentals I have stayed in on the islands have had this type of window. They close completely, lock and have screens. I felt very safe here and would absolutely stay again/recommend others to stay here.

Great view!

The condo is amazing and the staff so helpful! The view is absolutely amazing, we saw hundreds of turtles from our balcony, even dolphins. The only thing I would love to see improve is the state of the second bedroom. The window (shutters/screens) need to be adjusted/change. Critters and people could probably get in and it didn't make us feel safe... Would still send friends there!

Good location. Great view!

Unit was well-equipped. Kitchen had all appliances and supplies. There was a washer & dryer that was appreciated. Unit had some beach chairs, umbrella, and boogie board. Some of the beach chairs were broken and should be discarded (or replaced). But it was definitely great to have them to use. There is a great ocean view and we enjoyed seeing the turtles playing in the surf from the deck every day. Beach access at Poipu is about a10 min walk or you can drive in about 3 minutes. We rented a car and loved exploring the island. During our stay in May, seemed like the best weather, was in Poipu. Also, we enjoyed the selection of books and puzzles!

Great spot, needs an update

We really loved the location, right on the water and close to everything we needed. Parking was easy and convenient. Wifi was easy and fast. There are a number of things that didn't work or need repair as previous guests have posted. Most everything is quite old and could use a refresh. Living room and Master bedroom had a nice breeze, 2nd bedroom could use A/C. Kitchen layout is a bit of a joke with a giant refrigerator that sticks out in the middle of the room and makes it so only one person can be in the kitchen at a time. While we really enjoyed ourselves here, for the price per night we expected more.

Beautiful View!

The view from this property was beautiful. The outdoor deck is feet from the ocean and rocky edge. We enjoyed seeing turtles and whales every day (keep in mind this was during December). The space and size of the condo was nice. We were two couples, so we had the 2 twin beds put together for a "king" size bed in the 2nd bedroom. The couch was comfy, the kitchen has most everything you need minus any spices for cooking), there were beach chairs, an umbrella and a cooler for use, along with beach towels. The bedrooms were decent sized with individual AC units. The mattresses could use some attention. The memory foam mattress toppers need to be replaced, especially the ones on the twin beds, as they have been cut smaller than the width of the mattress. The 2nd bathroom needs a new mirror and a side table for your things. The oven did not work. Property mgmt was notified and hopefully they get it working for the next visitor. Although pictures show a pool, it is not useable. It is dirty looking, small, and not in a great location. Pictures also show grass - it's just a small area. Overall, we did enjoyed our stay at this property.

Great location for a family vacation

Overall this was a wonderful property for our family vacation. The location was perfect It sits on top of a small cliff right on the ocean. We were able to see turtles, dolphins, and many whale sightings from the lanai every morning while we ate breakfast. Master bedroom was large and comfortable. Second bedroom was small with two small beds, which worked fine for our two teenage children. Living room was comfortable for hanging out as a family during the evenings. This unit could use a few updates: The glass sliding door to the lanai was difficult to open and close without going off track, and the screen was not well fit so it was hard to keep the screen open at night without getting bugs inside. That being said, the maintenance people were very responsive when we reported anything and always made things better. The kitchen is fine, but probably not ideal if you plan to spend a lot of time cooking. The refrigerator is oversized for its space, making it difficult to get into certain cabinets and drawers. It was never a major concern for us because we didn't spend a lot of time cooking but it's worth knowing about if you are planning to prepare full meals. Overall we had a great time and the minor issues we encountered didn't take away from our experience staying in this unit while we were on Kuaui.

Wonderful place

Truly wonderful place to stay. Easy to find and enter. Extremely well stocked with EVERYTHING. Unbelievable views. Great location, convenient to everything. Quiet! If this is your first time to Kauai, don’t feel like you need to stay somewhere right on a beach. Almost no place is actually on a beach. This place is on a gorgeous set of volcanic rocks and beautiful blue ocean. Ni’i hau is visible off in the distance. We saw turtles and dolphins swimming by. This place is actually right at the start of the Makahuena Heritage Trail hike which will lead you to this incredible secluded beach. Don’t skip this hike, jts wonderful and a nice use of a day. There’s minimal stores in Poipu, so when you see one, load up on what you need for your trip. Oh, with this place. You will feel inclined to always turn right when leaving the driveway because it’s the way you came in. One day, leave on foot, and turn left and follow the road down. You’ll see this beautiful set of houses and adorable area and end up at Poipu beach where they have turtles and monk seals just resting on the beach. Beautiful.

Good place to stay on south part of island.

Great location in Poipu. Perfect location in condo building. Just six steps down from parking to front door of unit. Would like to suggest an update to livingroom and master BR curtains. Kitchen utensils and pans could stand replacing. TV has two black stripes and needs to be replaced. The topper on the master BR bed was too hot. Time to start over with a new mattress. On the positive side…best ocean view in Poipu. Sea turtles from your lanai. Great breezes from back to front of unit. Place definitely worth a look if you are wanting to stay in that area.

Absolutely wonderful

The location right on the water was idyllic, with sea turtles swimming right under our balcony. The sunsets from our patio were mind-blowing, and sleeping to the sound of waves crashing on the rocky shore was a dream. The south of the island is so much quieter and less developed, therefore much more "Hawaiian." Fantastic beach within walking distance... I would choose to stay there again in a heartbeat.

I can't imagine a better view and location; peaceful and quiet on the Lanai. We could see turtles and occasional whales from there. Unit is well taken care of and comfortable. I would definitely stay here again. We didn't need A/C, but I imagine you would want it in the Summer. Ceiling and floor fans were helpful. Beach chairs as well.

Spice of Life without the spices

This is the most beautiful condo I've yet to stay in. The location is ideal and the condo is gorgeous! This condo deserves five stars "except" that the kitchen is not equipped to cook as there was only salt and pepper available. One of the reasons for staying in a condo is to have the luxury of a home kitchen to cook meals . It's just not practical to have to go out and buy some basic cooking spices etc for a short stay. Other than this important gripe, it's a heavenly unit!

Absolutely horrible. Extremely dirty old smelly carpet, unit very outdated, total misrepresentation

We were sick when we walked in and had to upgrade to a more expensive unit. Will never use Parrish Kauia again. Very very large disappointment. Pictures were totally a lie! We had planned this for nine months and looked at so many pictures. So to walk in to this we were sick, very depressing! Shame on them and the owners!

Aloha Amelia, Thanks for the comments, but this is a little harsh and misleading. I see from the comments in the folio that you wanted to move because you wanted a newer unit and AC which this unit does not have. We broke the rules and upgraded you to a Premier unit (which is more updated) and has AC. We go to great lengths to show the unit in photographs as well as describe and rate the units. This unit is rated and priced as a Deluxe which by definition is not new. Since you wanted a new unit and AC, you should have picked one and/or asked prior to booking. Shame on you for not disclosing that side of the story. On a positive note, I am happy to say that the owners have installed new carpeting and continue to make other upgrades to their unit regularly.

Nice condo with amazing views!!

Great place to stay in Poipu! Oceanfront view is amazing. Condo was clean although kitchen did have some tiny little ants so I always had to be on the look out for them and made sure food was wrapped up tight. I didn’t feel it was a big enough deal to call the management company during our stay but I alerted them on my departure. The condo has no air conditioning but it does have a number of ceiling fans to try and keep the place cool and opening the windows allows for a nice breeze. It could get quite warm at night and the crashing of the waves on the rocks could be loud. The pool on the premises is tiny, closed in and not really used, but you’re so close to beautiful beaches it’s really a nonissue. The kitchen was appointed with the basic cookware and utensils and that’s about it. Couches in the living area are small. The master bathroom sink in actually in the bedroom and only the toilet and shower are closed off. Beds were fairly comfortable. There were enough towels and also some beach gear like chairs and umberellas for use. There’s a small TV in the living room with cable, the TV in the master bedroom has no cable thus only a few channels and situated in cabinet that makes it hard to watch anyway. Who really goes to Kauai to watch TV though? One plus was having a washer and dryer but buy detergent or bring plenty of laundry pods!! Basically, if you want 5 star luxury, this is not the place, go stay at the Grand Hyatt down the road but plan on paying Hyatt prices!!. If you’re looking for a nice comfortable, clean, decent condo in a good location for your family with amazing views and at a good price, this is the spot!! I would definitely stay here again. We had an amazing sunset dinner on the balcony and it was absolutely beautiful. One morning we were sitting out drinking coffee and saw some dolphins swimming in the ocean. This place is just a little piece of paradise!

This property does have a nice view however they show the view looking to the left out the lanai balcony because to the right there is a patio that the neighbors can view into your room when they are on it, thus not nearly as private as I would have thought. Maintenance wasn't horrible but not up to the standard that I would have expected. Carpeting felt "stiff and crunchy" when walking across it. My white socks turned tan on the bottoms in no time. There was a dirty wash cloth draped over one of the shower curtain rods upon arrival. Garbage was left behind the garbage can from the last renters. The kitchen had stainless steel appliances that were covered in finger prints. Lastly, we called the office after the first day as water was leaking out onto our floor in front of the washer and dryer. I could hear the upstairs washer going from the renters above. I put a towel on the floor to catch the water. We never saw a repair or maintenance person regarding this issue. Maintenance was just off! The drive into the property was too steep causing a Camaro to bottom out a number of times. I'm sure we are not the only folks that felt this way. The beach was a little further than we thought. Not a horrible walk but further than we would have liked. Surprised how small the television was on this property! The property also had paper thin walls and ceilings because we could hear the upstairs renters and their children clearly. They were not being loud at all, it was a lack of sound insulation in the property. Don't misunderstand me this unit did have a decent view. Perhaps our expectations were too high given we had just stayed on the Big Island at another unit that was truly incredible in every regard for considerably less money. We enjoyed our trip but the condo was average in my opinion.

Aloha Jeffrey, needless to say we are disappointed in your review. First and most importantly, we have no record of you calling. We have someone answering our phones phone 24/7 and are not sure how we would have missed a call or message with something as urgent as a water leak. Perhaps you called VRBO or someone else? I am surprised you did not call again, given the importance and know that we immediately respond to such situations, no matter when. In any event, the leak was later reported to us and dealt with. We apologize on the oversights on the clean for your stay, had we know about those as well, we would have immediately gotten someone over to address any housekeeping mistakes.
