ACCESSIBILITY FEATURES. For guests with limited mobility. • One downstairs bedroom and bathroom • Grab bars above the tub, raised toilet seat, and available shower seat (please ask for it to be left out) in the downstairs bath. • Living room recliner has a motorized lifting seat. The house is, unfortunately, not wheelchair accessible because of two steps from the ground to the main floor, and narrow interior doorways.
AMENITIES FOR GUEST COMFORT AND CONVENIENCE • Basic cooking supplies in the kitchen such as oil, salt, pepper, coffee and sugar • Bathroom essentials provided: shampoo, conditioner, and body wash. • High chair, a portable crib, and games for those traveling with children • Beach chairs (3), beach towels (many), a cooler, and saucer sleds are available for guests to use
SMART & GREEN HOME. The home has smart technology for your safety and for the protection of the home and many eco-friendly upgrades. • Efficient new HVAC system keeps the house comfortable year-round • Rooftop solar panels. • Security camera located outside the front entrance directed at the entry and driveway. Note: no cameras or recording devices inside the house. • Detectors in the house and cabana (called Minut) monitor the house for noise, humidity, and smoke without any kind of recording.
LOCATION: (times are by car) • 5 minutes to downtown Newburyport with shops, restaurants, theater, and events • 7 minutes to Plum Island, with its beaches and large nature reserve, • 45 minutes to Boston • 3 minutes to Newburyport Commuter Rail station. We recommend cars or bikes to help you get places during your stay, there isn't much within walking distance.
Even though the house is in a suburban area, it's close to nature and there is plentiful wildlife in the area. Beyond our neighbors across the street and behind us is open land that leads to marshes and forests. Guests should expect to see insects, spiders, and other wildlife during their visit. We do not spray or put poison except to control dangerous or destructive pests. The area is known for a high risk of mosquitoes/biting insects, especially during late spring and summer months. Some mosquitos may get into the house when doors are open. This is outside of our control.
PROPERTY ACCESS: Guests have access to the entire property except for a few locked storage closets. • The closet in bedroom 1 is a locked owner closet. Guests using this room have suitcase stands, wall hooks, and a nearby hall closet. • People who look after the outdoor spaces (e.g., gardeners and snow removal workers) may be working on-site during your stay.
PEACE OF MIND / INSURANCE • Your booking includes damage protection insurance, covering accidental damage such as spills or broken items. Please let us know immediately about any accidental damage during your stay. • As a small family-run vacation rental property, we cannot offer refunds outside our cancellation policy. • We recommend travel insurance for unexpected cancellations. Excellent location, 5 min from Newburyport. Quaint, nice place to stay. Back yard completely fenced, though side fencing is only about 4 feet high so if you have big dogs you may need to leash walk (just mentioning to help others, we would still have rented in a heartbeat!) Host very communicative and even let us check in an hour early.

What a great cozy home and wonderful host. The house was exactly what we expected a quintessential New England cape. Perfectly located close to all of our favorite towns, wildlife reservation and beaches. The host went above and beyond to make sure we were comfortable and had everything we needed. Beds were super comfortable and the house was very clean with extra touches like filtered water, luggage racks and plenty of games and puzzles if you get snowed in like we did. We can’t wait to come back in the summer months to enjoy the big back yard and the beaches!

There was a problem with the hot water not being available one day. The door to the garbage drawer under the sink was broken.

Thank you, Alan, for your feedback. We take maintenance very seriously. I stayed at the house for some routine maintenance just a few weeks before your stay and there was no problem with the cabinet door to the pullout trash bin. It must have come loose in the days before your stay. When you reported it was broken, we offered to send a handyman, but you preferred to leave it as-is during your stay. We repaired it the day you checked out.
Regarding the hot water, we haven’t been able to replicate any issues since installing a new water heater last month, even with a full household of family members staying. We wish we had known during your visit, so we could have investigated immediately. Any details you can share—like the number of showers or laundry loads—would help us provide accurate information to our plumber.

A couple, a senior and a few adult children stayed for my daughter's wedding. I chose this house for the perfect bed/bedroom arrangement, and it delivered! High quality bedding and towels, plenty of paper products, well labeled lights, etc. The weather kept us indoors so we did not use the beautiful yard space which I imagine is lovely in the summer. While this house would accommodate eight adults I think that it would feel small if you were unable to use the outdoor space- there is just one living room, and the bedrooms do not offer chairs, etc. to invite you to linger there. Also, there are no dressers so you live out of your suitcase.This was one of the most well-appointed, inviting and cozy spaces we have ever rented. We would love to return if the need exists!

We chose this property for the location near Plum Island and Newburyport. Our family has visited the area on day trips for years, mainly for the Parker River National Wildlife Refuge on Plum Island. We've always wanted to be able to spend more time in the area.
