50th Birthday Celebration

Great house for a large group! It’s on the Frio River, but you have to climb 88 steps down to the water. River is very low right now (June 2022), but it is still beautiful and we met lots of fun people.

Overall, I recommend this vacation rental. Reviewer Comments: This was our 1st time on the River! A very nice spot. Clean and updated. Quiet yet close enough to float from our check in spot. Loved that we could walk straight down to the river. It is a long walk down and up after a long day but totally convenient. Will definitely book again when we come back. Plenty of space for 15 adults. The only thing I would change is the bunk beds. I feel maybe 2 queens/room would be more comfy for families. But if you don't mind sleeping on a top bunk it works.

The Perfect 30th Birthday Trip

10/10 would recommend. Both the main house and guest house were clean, spacious, and easily accommodated 12 adults. The portion of the river that the house sits ranges in depth, which makes it perfect for sitting in a lawn chair or swimming in all day. The extra amenities (ping pong table, basketball hoop, pool table) were used more than expected, and made sure there was always something to do. Couldn't have asked for a better place to spend a weekend with friends. Also, we spent a lot of time outside at night and did see a few bats, but they were never a nuisance and didn't negatively impact our experience in any way.

A few things that might make you hesitate to renting...not that I would not re-rent, but everyone’s needs are different. Pro- you are on the river with a perfect swim spot for young kids Con- the stairs (84 to be exact) are very steep. Anyone overweight or with my knees will have trouble getting down. The King Author Crossing is about .6miles from the house (driving) so that would be an option of those who cannot get up and down the stairs Pro- great outdoor area under the bunk house Con- BATS swarm you from dawn to dusk! To the point I could not get to my car one morning because of too many bats farting around like arrows We would rent again as long as the bat problem was taken care of, but I just wanted to address the few things others might find concerning
