Breathtaking views of the historic Balboa Beach area will greet you from the open living room, kitchen, and dining area. Nestled between Balboa Park and the Pier, this is a vacation home that can conveniently host memorable family vacations year after year!

LIVING/DINING AREA:

Please note: the gas fireplace featured in the online photos has been permanently disabled

KITCHEN:
- Fully stocked with dishes, utensils, cookware, bakeware, all major and small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

OUTDOOR LIVING:
- Dining table with seating for four
- Propane gas BBQ grill
- Expansive beach and ocean view

BEDROOMS:

EXTRA SLEEPING:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children), along with extra linens/pillows, are provided. Twin rollaway beds can be rented instead of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

LAUNDRY:
Laundry facilities are available, washer and dryer. Guest must provide their own laundry supplies.

PARKING:
One car in the garage. Right side (77" clearance). Midsize/minivan vehicles only; no large SUVs. Street parking, bother metered and unmetered, is also available.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack' n Play portable cribs, portable high chairs, and much more! Contact us for more information!

ALSO:
The upstairs 3 bedroom/2 bath accommodation (Unit B) can also be rented simultaneously, when available, to accommodate extra family or guests on the whole property. Contact our office for more details.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.

Wonderful Stay

Great stay, wonderful communication with host, very accommodating. Only wish they could have provided the door codes further in advance - not for earlier access - just as a travel manager, I need to relay this information to other people and I've never had to wait until the exact minute of the start of the reservation to receive the door code.

Great location

We rented this home for a few days. We loved the location, garage parking, washer/dryer access, and property Mgmt company. The upgrades in the home were an added benefit, as well.

Great Place

Perfect location since we were with additional family 3 doors down. We love these properties. It was perfect for us; very clean. Negative: did not like having body wash, shampoo and conditioner all in one.

Great location!

We loved our first stay on Balboa Peninsula. The bike trail was our favorite part. We rode into Newport for breakfast, lunch and dinner! The beds were comfy and that’s all we did there….sleep. It’s a bottom unit so hopefully the renters upstairs are quiet. Overall, we were happy to be there!

Overall good

This place was clean and adequate for our stay. Location is great. Biggest complaint is you can hear a pin drop upstairs, and they woke up early! Also, not great ventilation so, no ac made it difficult to sleep at night.

Also, due to the typically moderate climate, this home, like most in the area, does not have AC. On warmer days, we recommend opening up the windows and sliding doors to let in the fresh ocean breezes. We also provide standing fans. Near the Pier

Its a busy spot near the pier and restaurants. You mostly have a view of the parking lot and the park on the other side of the boardwalk. The rental is nice...no A/C so you have to keep windows open in order to get a breeze. Beds are comfortable, sheets and towels were clean and overall it was fine.

Tired and sad

The property was tired, dinged, shabby and old. What furniture there was was beat, tired and worn. The few towels that were provided were old and thin, something that would be use for cleaning cars. The general decor was minimal to none, cold and dated. Worst than a college dorm. The residents above were loud and made it hard to sleep. For the price per night I feel extremely disappointed and would never recommend this property to anyone.

Not What We Expected- Needs TLC

The property management company was professional and got information to me before check-in as needed. The property we booked was located at Balboa Pier in Newport. Online pictures displayed this property as presentable and clean. However, upon entry to the unit things were not what we expected. The first thing was that there was a smell, which we concluded to be cigarette smoke. The couch was stained, paint was peeling from the walls, a mirror was cracked and tapped, the walls and baseboards were filthy. My daughter walked across the floor and her feet were covered with dirt. My son became sick from being inside, vomiting and dizzy. It was such a disheartening situation, as it was our family’s only summer vacation and we splurged and spent a bit more than we normally would have. We were there for a short amount of time, less than three hours, and packed our things and left. It was not some place we felt like we could stay overnight much less several days. I contacted the property management company the next day and was surprisingly informed my concerns were unfounded. My advise would be to look closely at this property before listing it for your family’s future bookings. This was not the accommodation that was advertised or what we were led to believe we were getting when we booked; description and pictures did not match real life.

We hold our homes to a high standard of cleanliness and if a guest is ever unsatisfied with the state of their rental upon check-in, we issue re-cleans free of charge. Because you vacated the property immediately and did not give us a chance to make your identified grievances right, our hands were tied in how we could compensate you. Not as advertised…at all.

My family and I were extremely excited to stay in this rental for our trip to the beach/Disneyland and had spent hours researching the best available rental in the area that we wanted to be in. We loved the online pictures, location and size of this rental as it would allow our whole family to have a great experience. Our experience went downhill upon check-in. The reason being is this property is located on the promenade/boardwalk right by the balboa pier. Sounds amazing right??? Wrong lol. There was several hundred feed of green fencing directly in front of the property (less than 40 feet away) spanning in both directions. The reason being is the city of Newport is building a lifeguard training station there. And I would be totally fine with that…if there was ANY mention of the construction and green fencing anywhere in the property description, pictures of the property or the numerous emails that were communicated from the property management company to us. I went back and checked about 10 times to see if anything was mentioned at all…spoiler alert…there wasn’t. So we called the property management office. That was an LOL. They will tell you (as they told us) that it was our responsibility to find and know that the city of Newport has this construction going on in the area. Maybe I could get on that train…but the construction won’t be complete until fall 2023(the signs on the project/green fencing itself is where this is found). This isn’t a temporary project that would last a week or two as was told on the phone call to us. I’ve checked a lot of other Vrbo listings where if there is construction happening for an extended period of time, it is included in the actual listing, whether as a side note or in the pictures and sometimes even in the listing description. Kind of makes sense, right? Why be misleading to potential renters/tenants? We were told over the phone that the price is reflective of these changes…uhhhhh no it’s not. The price is comparable (or even higher in most cases) to every single other property in the same area lol that is not under construction….so nope can’t play that game/excuse either. Instead of trying to actually be understanding of the situation and the comically misleading nature of the property listing, the property management company will inevitably respond back to this absolving themselves of any and all responsibility. I will then follow up directly with VRBO itself and make sure that this is taken down

Locations, locations, locations!

Excellent location. There is only a green lawn between the front patio and the beach. There are bunch of restaurants, bike rentals, souvenir shops are around. The property is as described. Nothing luxurious, but provides a comfortable stay. The property can use a thorough upgrade, but the owner has done a decent facelift. The sore points are parking. It's a two car garage. Entrance from the alley. I had a minivan. The other (upstairs) tenant had a SUV. It's tight. Very tight. Also, other point is that you have to report to the property management office, which is 10-minutes away. Not too far, but a bit inconvenience. Overall, satisfactory stay.
