Incredible home in the beautiful Toscana Country Club. This is the popular Bellagio 721 Model with an open floor plan presenting walls of windows to enjoy the views of the golf course and Chocolate mountains. The expansive back patio and yard are perfect for entertaining. South facing pool and spa with beach entry is very private. This floor plan offers 4 bedrooms and 4.5 bathrooms and sits on an oversized lot offering views and privacy at the same time. Chefs kitchen with many upgrades. The master bedroom is separated from the guest bedrooms. Two room casita and Triple garage with custom built-ins. Toscana Country Club is a private equity club with Jack Nicklaus signature golf courses, a lavish spa, tennis, sports club and dog park. No membership is required with this home.

The pool heat is on-demand, meaning we do not heat it when it's not in use or when no guests are staying. It heats up about 3 degrees per hour and it can get down into the 60's during the winter so if you want it heated upon your arrival please keep that in mind and notify us. October Through the end of May the charge is $125/day if pool heating is paid upfront for every day of the stay or $175/day if not. Spa only heating is $35/day if prepaid for the entire stay and $50/day if not. Most resorts heat pools into the low 80's we allow guests that pay for pool heat to heat pool to the mid-80's and spas as high as they like. Please keep in mind, mid-winter, larger pools will have a hard time even reaching mid-80's, pool temperature is not guaranteed, however, generally low to mid 80's is common, even mid-winter.

For longer term stays the owner will pay the first $500/month of gas and electricity, for longer stays anything over $500 will be paid by the tenant. A Utility deposit of $2,000 is required.

Pets are subject to owner approval and may or may not be approved. If they are approved a pet fee applies. Please inquire with breed, age, and weight of your pet prior to booking. If your pet is approved, it cannot be left unattended in the unit. No Cats Allowed.

FAQ

Umbrellas?

Umbrellas come and go, unfortunately guests leave them open and they break. How many umbrellas would you like? We can have some delivered just before your stay if you send us a reminder 2-3 weeks before arrival.

How much lounge seating is there around the pool?

The desert can be a very harsh environment, outdoor furniture comes and goes. Please let us know your ideal amount of lounge seating and we will do our best to accommodate.

Are there 2 swimming pools?

Yes, there are 2 swimming pools.

Both pools look shallow correct?

Yes, they are relatively shallow.

Which direction does the back of
the house face if beach pool faces south?

The back of the home faces North East.

Can you see sunsets from
back?

Yes, depending on the time of the year but it doesn't set directly behind the home because the back of the home faces Northeast.

Very nicely protected for privacy but is there a view of golf course
at all?

Not really though it's there. It's more on the private side.

How well stocked is kitchen?

Yes, it's stocked with basic kitchenware.

Housekeeping?

It does not come with regular housekeeping but we can help you arrange if you want it. The home is professionally cleaned before a guests arrival and after their departure.

Absolutely no smoking. Smoking fines start at $500

If you smoke fine is $500, if smoking bothers other guests you will be responsible for any compensation to other guests.

The desert has extreme temperatures, including sustained daytime temperatures of over 100 degrees. With such high temperatures, ACs can struggle to cool homes by more than 25 degrees. Boatman bugs are common in pools with biologically safe water. If food is left out, ants will come, and if doors are left open, flies will come.
These are a part of life in the desert and not grounds for a refund.
We use the top pest control, pool cleaners, and home cleaners in the area. Please contact us if you have an issue, and we will do our best to assist.
When it's windy, a perfectly clean pool will not remain perfectly clean for long
