We missed last year due to hurricanes and it is impressive how New Homes Beach Rentals have managed to restore the resort to its former glory. It has great facilities, a fantastic ;location with the bay out back and the beach out front. eEverything about the booking, and the hep and service we received whilst we ere there was faultless.

Peaceful Family Getaway Over the 4th of July Weekend

We had a really nice stay at Sunrise Resort in St. Pete Beach during the 4th of July weekend. The location was perfect—just a short walk to the beach, which made it super convenient for our family. The unit was clean and had everything we needed, making check-in and daily use hassle-free.Although the weather didn’t fully cooperate with some rain over the holiday, we truly appreciated the cozy, relaxed time we got to spend together indoors. The resort still made the experience enjoyable with great views of the fireworks from both the front and back of the property.It was a peaceful, intimate experience for our family, and I’d definitely recommend it to others looking for a well-located, comfortable place to unwind and enjoy some quality time.

Good location

Nice location by St Pete Beach location. Lots of room and kitchen equipment well stocked. Condo is a bit dated - ie most of the blinds did not work. Accommodations were great yo walking to restaurants and to the beach. Room was quiet and did not hear neighbors. Nice to see both sunrise and sunsets

Reviewer Comments: Unfortunately, due to hurricane Helene an evacuation was mandatory Wednesday morning shortening my stay by 3 nights..... luckily I have family in the area, but others may not have. Room needs some furniture upgrade- couch old and uncomfortable as well as soiled. Photos on VRBO were enhanced, and not true to the condo. I had to put a blanket over to sit in it. My first time staying in St. Pete Beach and probably my last..

Stay Away from This Management Company/Host!

Rented this condo for a week in September. Condo was fine but the host management company, NextHome Beach Realty, that runs this place is impossible to deal with. First, they require renters to sign an extensive additional agreement with them which allows no refunds unless there is a mandatory evacuation. They add an extremely large cleaning fee for a one bedroom apartment, in addition to a damage fee in advance that is not refundable even if there's no damage, plus a service fee on top of the VRBO service fee. A few days before our arrival, we were emailed check-in info that told us about lock boxes, but on the day of arrival there were no lock boxes. They had switched to door codes and we would not have known this if we hadn't contacted them. We arrived on a Sunday and their on-site office was closed so no one was there to help us. That was the least of our problems. After staying one night, we received a mandatory evacuation order from the local government in advance of Hurricane Ian. We evacuated as required and notified the NextHome office that we had done so. Pursuant to their agreement with us we were entitled to a refund for six of the seven nights we could not stay due to mandatory evacuation. First they told us that the evacuation order didn't come until Tuesday -This was incorrect at best or a lie at worst. They wanted to refund only half of the amount we paid for the week. We had to fight for days to get them to honor their agreement and refund six not five nights as we were due. They also refunded none of the exorbitant cleaning fee (for a one night stay at an 800 sq ft apartment), or the various damage and service fees they attached. We left the condo immaculate with absolutely no damage. In the end, we were still charged over four times the advertised price for a one night stay in a one bedroom condo. They were so difficult to deal with that we would never recommend that anyone deal with NextHome again. It's a shame because the condo is nice. We probably would have returned if we didn't feel NextDoor took advantage of a bad situation and cheated us. Beware of excessive fees and a company that is extremely difficult to deal with.

We appreciate your review and we apologize that you were unhappy. We send information out to our guests 3 days prior to check in and although you were notified that there was a lockbox vs an electronic lock we send all guests an electronic lock code prior to arrival so that would have been emailed to you prior to check in regardless if you had contacted us for more information or not. On the check-in information email it does state that Sunrise offices close at 2pm on Sundays so that guests are aware but we do provide an emergency after hours phone number to reach someone if there are any issues. The rental agreement is provided at the time of booking and is required to be signed for your protection and ours in the event there are any issues or damages with the unit. At the time of booking you agree to pay for the fees that are included in the cost of the reservation which includes a damage protection policy of $59 which is a required insurance policy to cover any damages during your stay. Once you check-in the policy is purchased and is therefore non-refundable. The cleaning fee is included in your reservation as well and regardless if you stay in the unit for one hour or you stay until your departure date this fee is non-refundable. The cleaning fees are set by the housekeeping company and are at the standard comparable rate for a vacation rental company in the area. We also charge a $50 booking fee to pay for additional guest amenities and other costs associated with your stay. The hurricane mandatory evacuation was ordered after one night's stay like you stated and with our staff being evacuated as well, we were unable to process your refund in the amount of time that you preferred. We do apologize for this and any confusion that happened along with the refund that was owed to you but we did the best we could with the given situation and only one person on staff for almost a week. As soon as we realized there was a mistake with the refund amount we refunded the correct amount to you immediately and kept in contact with you to inform you of the steps we were taking to help you. We did not overcharge you, you were charged what was agreed upon booking. We appreciate your patience in this stressful time and we understand your frustrations but the end result of the situation is that we did refund you what you were owed in accordance with our rental agreement. This is true for many of the units with the old vertical blinds. We did not care for the "welcome" notes discussing charges we may incur ($50 for damaged bed covering and $25 for missing beach towels). Also, a $160 cleaning fee is automatically charged, so did not care for the tip envelope for the cleaning service.

Beautiful stay at Sunrise Resort

Reviewer Comments: I stayed in an apartment in the sunrise Resort on Gulf Blvd in St Pete Beach,Fl it was a beautiful apartment with updated kitchen and bathrooms. There were a few negatives (like a broken ironing board, and vertical blinds which did not fully close in the living room.) I also had a little trouble with the TV where the guide was not working, but there are three TVs in the apartment! However, the cleaning that was done before I came was superb, especially in light of an ongoing COVID pandemic. I especially enjoyed the balcony overlooking the canal and a view of the sunset on the beach which I could see from the front of the building. The heating and air conditioning unit was excellent making, for a very comfortable stay even as the weather changed from very cold to warm during my stay.
