The condo was very centrally located for our group. The unit had everything we needed for our stay. The management were very helpful on check in and other questions. The grounds were kept up nicely. We had a great stay. Thanks.

Spring Break

My husband, me and 2 granddaughters. The stairs were difficult. I didn’t realize there was no elevator. Our sliding glass door would not lock. I was uneasy about that. I also wish there was a hairdryer. Other than that, we had a great time!!

Nice place minus a few problems

None of the tv’s worked, microwave handle was broke and the sliding glass door was hard to open and close. That was all the bad we had while we were there, the view was great, very nice condo, in a perfect location, very pleased with our stay

Galveston Beach Stop

Property itself is beautiful, but the condos themselves need maintenance done. No elevators is a headache when the condo is on the 3rd Floor. Our condo smelled wet and moldy and the air would not cool the condo below 78 which is ridiculous. Galveston beach is dirty and not a good vacation spot.

Patio door stuck shut. No response to fix even though I called 3 times. Mildew in shower, on rug under window, and some window frames. Wrong size coffee pot. Did not depress valve to allow coffee to drip into pot. Stairs and landing filthy.

Dawn 631--not what is advertised

The Dawn is a great property, however, this condo is not how it is pictured in this ad. During a previous trip to Galveston, we stayed in another condo at The Dawn and it was great. When we picked up our key at the Ryson office, the front office staff were nice and helpful. When we got to the condo, it smelled like a cat litter box. The master bed has leather on the headboard and it was completely scratched with what may have been cat scratches? The chair in the second bedroom was the same way. In the master bedroom there were cracks in the walls. In the second bathroom, there wasn't a cover over the vent. There also wasn't a liner in the shower. On our first morning, we had an issue with the hot water. I was able to take a shower but an hour later, my husband didn't have hot water. I called the ryson office line and she transferred me to another number. She took my phone number and said she would call the maintenance guy and call me back. I never heard back from her and we left so I'm not sure if a maintenance guy came after that. I was able to take a shower that night with hot water so I'm guessing either they fixed it or we only get a small amount of hot water? When we turned in our key, I turned in the survey they provided us at check in. I also filled out the review that Ryson sent to my email. I've since searched Ryson review online and they are not great.

Really nice with great view. Some kind of little bugs all over the kitchen table but we ate out. Needs a little maintenance. Read the fine print about paying for parking and pool passes

Super Clean Condo but extremely hard to locate

The office to check in was extremely hard to find. We had to ask several people and even then it took forever to locate. There are no signs that say "office this way". There is also no elevator, so pack wisely. The condo was extremely clean and was exactly as described. However, several of the outlets did not work, and the beds are extremely hard and uncomfortable. The kitchen has everything you will need. Bathrooms were stocked with towels and extras. The refrigerator has an ice maker in the front, which was super nice and very clean. Would not recommend staying on the 3rd floor though, that is a lot of steps to climb and I don't remember reading that in the property description.

It was a lovely property however next time I would probably opt for a spot that did not face the ocean. It was too windy for us to use the deck and noisy due to the proximity to the sea wall. The unit was very nicely set up.

Very pretty property

The condo was very nice & clean and had all we need for our stay. Just didn't read that there was not an elevator which was my fault, we are late 60's & 70' so it was a chore for us getting our luggage up & down the stairs. Thank you for the stay....

During a tropical storm

We realized that there would be a tropical storm and we had no problem with that because it would be fast moving. Even when it turned to a Cat 1 we still would weather the storm. Then the lights went out..still not a problem. When the water started coming into the living room I called the property emergency line and they said they would be there FIRST thing in the morning with towels because we used them to soak up the water. In the morning we surveyed the damage. Living room soaked, area rug drenched and probably ruined, water coming thru two bedroom windows which soaked that carpet, water coming thru the ceiling fixture and one toilet leaking. At 11:30am we decided to pack up and leave and no one had come to help. When we were a couple of hours out of Galveston I got a call that they were on their way with towels. Not once did they mention moving us to a different condo that was not damaged. The one thing that the rental agent did was to refund us most of our money. I was also pleased with the on site people that shut off the breakers for when the electricity came back on. I was not happy with Ryson rent agents and won't be using them again.

The days leading up to, the day of & days proceeding, we were "all hands on deck" and many team members had issues they had to handle at their own homes, which made us a little short staffed, and did not allow for us to have much for availability of other units. We understand you may not have wanted to leave early, and due to the inconveniences experienced, we were hoping the refund would at least make up for it. We apologize if things did not go as expected. Please let us know if there's anything else we could have done.

Weekend getaway

We loved the condo. The parking is far away and you have to go up 2 flights of stairs so be aware of that. We tried to get our door code all day the day of check in. Check in was at 3 still no code. At 6pm I called, left voicemail and sent emails. Finally got the code!! Other than that we really enjoyed our stay. The condo is huge and very well maintained- bedrooms have carpet, that’s odd to me but hey it was clean! The master bath toilet ran the whole time but we just kept the door closed. Overall I would stay here again, would appreciate better communication though!

Perfect Location and Beautiful Views

This was a birthday gift for my father who was turning 75 and loves visiting Galveston. My parents had a lovely time. They had breakfast and dinner on the patio. Only suggestion, directions of where to pick up pool tags and parking pass could be improved. Otherwise, a fantastic time!

Enjoyed our time in Galveston

We had a great time staying at this place. The condo was welcoming, comfortable, clean and had everything we needed to enjoy our 4-day stay. We would definitely come back to this same location.

Fun trip in great complex! Will stay again!

We loved the location of this property and our stay was quiet, comfortable and fun! We rented through a vacation management company and they had their process down efficiently and easy to follow. We were arriving late and they reached out on my cell to make sure we had instructions and key pickup after hours. Very proactive! The complex was a bit older but clean, well managed and friendly staff. The pool areas were well equipped, clean and resort like. Our unit was described perfectly and we were pleased. We were ocean front, 3rd floor, and loved that. The floor to ceiling windows and view in the master were perfect for lazy mornings. Never heard noise or disruptions from other guests. We will stay in the same unit again if it’s available. Thanks Ryson!
