Panama City Beach is currently proposing a city ordinance that would require all vacation rental guests to be 21 years of age or older, unless staying as part of a family. The primary renter and all guests must be 21+, with ID verification required prior to check-in. Hosts are required to enforce this policy and no exceptions can be made. No smoking inside the home. No events/parties allowed. No outside guests allowed at any time. Children must never be left unattended. Pets OK with fee (must be paid) but are not allowed in the home alone without being in a crate/kennel. Guests are expected to pick up messes from pets.
Rental Agreement Terms & Conditions
Introduction: This document outlines the terms and conditions applicable when booking and staying at our rental property. By proceeding with the booking, you acknowledge and agree to abide by these conditions, including all property-specific rules.
As an equal opportunity company, we firmly adhere to a policy of non-discrimination. Renter Requirements: - The primary renter must adhere to the age requirements as advertised on the booking platform at the time of booking. - The primary renter (named Guest) is responsible for all communications regarding the reservation, cancellation, and damage policies, and must by law be present the entirety of the stay. Other guests (invitees) are not party to these discussions.
Property Damage Protection Policy: - Damages must be reported to the property owner within 12 hours of occurrence to be covered by the Property Damage Waiver. All reservations are covered up to $1,500 in damage (read the Waivo disclaimer at the end of this document for more information). Please note: this is NOT trip insurance. All guests and travelers are advised to purchase a trip insurance policy.
Check-In & Check-Out: - Check-in: 4:00 PM local time on arrival date. - Check-out: 10:00 AM local time on departure date. - Early check-in requests are subject to availability and are never guaranteed.
Damages: - Immediate reporting of damages to the property during your stay is required. Photo and video documentation is provided to the property management company before and after each reservation to ensure fairness and honesty. - Guests are liable for repair/replacement costs exceeding deposit or Property Damage Waiver Fee.
Eviction Policy: - Unlawful activities, damage to the property, excessive noise, or breach of agreement terms can lead to eviction without refund or deposit return. Additional charges may apply for damages discovered post-eviction.
Lost Items: - The Owner is not responsible for lost, stolen, or left-behind items. Efforts will be made to return found items upon request, with shipping costs covered by the guest.
Maintenance: Report maintenance issues or discrepancies immediately. If any are found after arrival, they should be reported within 2 hours of arrival. Normal wear and tear are not considered maintenance issues. Please DO NOT spam the host or property manager with photos of items that are normal wear and tear. The management may enter the property for maintenance or inspection. After-hours emergencies should be reported via our business line.
Housekeeping/Cleaning: Report any cleaning issues or missing linens upon check-in, or within 2 hours of arrival. The home comes equipped with essentials for a starter pack; replenishing supplies is the guest`s responsibility. Promptly report any missing items in the property as soon as they are noticed, rather than waiting until the end of the stay. Failure to inform us in a timely manner is considered negligence on the part of the guest. Prompt reporting allows us to address and rectify any issues quickly, ensuring a pleasant and comfortable stay for all guests.
Cancellation Policy: The cancellation policy for your booking is determined by the platform through which you made your reservation. To provide you with peace of mind, we strongly recommend purchasing a separate trip insurance policy. This ensures coverage in the event that unforeseen circumstances require you to cancel your stay. Please review the specific cancellation policy on your booking platform for detailed information and remember that we uphold the cancellation policy in place at the time of booking.
Harassment Policy: We maintain a strict policy against harassment in any form. Abusive, threatening, harassing, violent, hostile, or inappropriate language towards our staff, servicers, vendors, or other guests is not tolerated under any circumstances. Failure to adhere to this policy may result in the immediate termination of your stay without a refund and is considered a breach of the rental agreement. We are committed to providing a safe, respectful environment for all guests and staff, and we appreciate your cooperation in upholding these standards.
WiFi/Internet/TV: - Internet services are provided subject to availability. - The WiFi password is available in your check-in instructions, your guest portal, and the Touch Stay Guide at all times.
Bunk Beds & Sleeper Sofas: Top bunk beds are for children under 100 pounds. Safety instructions for bunk bed use must be followed. Sleeper sofas sleep 2 people maximum.
Stairs: - Stairs are maintained regularly. Guests use stairs at their own risk.
No Smoking or Open Flames: Smoking and open flames are strictly prohibited inside the unit and on the balconies/breezeways (unless a fire pit has been placed there by owner/property manager). HOAs may require smoking to occur in parking lots; homes and townhomes require you to be a minimum of 10 feet away from all doors and windows. Messes must be picked up. Violations will incur charges. This policy encompasses all forms of smoking, vaping, and the use of e-cigarettes. In addition, while we recognize the legal use of medicinal marijuana, the following guidelines apply: Prohibited Areas: Smoking, vaping, and the use of e-cigarettes or medicinal marijuana are strictly forbidden inside the rental unit and on the balcony. Legal/Medicinal Marijuana Use: The use of legal or medicinal marijuana is permitted outside the rental unit in designated areas, in compliance with local regulations. Guests are required to dispose of all marijuana residue and paraphernalia before departure. Proof of a valid prescription may be requested, in line with Florida state law. Enforcement and Penalties: Violations, such as evidence of smoking or marijuana use inside the unit, will result in additional cleaning fees, forfeiture of the security deposit, and potential eviction. Guests are responsible for any costs associated with restoring the unit to a smoke-free condition.
By booking and staying at our property, guests agree to these terms, ensuring a clean and comfortable environment for all. We appreciate your cooperation and understanding.
Pet Policy: Our properties have specific guidelines regarding pets, and it`s essential to check the listing details to determine if pets are allowed, as this is subject to HOA policies or the owner`s preference. If pets are permitted:
- Pets must not be left alone in the property unless secured in a crate or kennel. - Pets are not allowed on beds or furniture. - All pet messes, both inside and outside the property, must be promptly cleaned up by the pet owner. The pet fee covers additional cleaning inside the property but does not extend to waste pickup. Failure to adhere to this may result in a damage protection policy claim for excessive pet waste cleanup. - Pets should never be left unattended outdoors. - There is a limit to the number of pets allowed per stay.

Everything was excellent. The responsiveness and ease of communication with the host was exceptional. Location was convenient to restaurants and store, but not in the "thick of it all". Perfect for a family, with plenty to do at the house if you want chill time! Overall 10 out 10!!!
(Only quirk was someone has stored fresh seaford in the fridge and it definitely needed a box of baking soda)

Perfect stay for our family
We so enjoyed this home. The location was good for our family.Winn Dixie and Publix are within walking distance. You also have a gas station across the street but the home is still in a residential area. We had 3 familys stay here (5 Adults and 7 kids). They all enjoyed it with plenty of space for everyone. We traveled to the beach (Beach Access 2) which is only a 5 minute drive. The home itself was clean, check in was easy, and plenty of space for all. All rooms had a tv but one. They all had acess to Roku. The outdoor area was clean, spacious, and plenty of entertainment. The only downer for us is that we had to be extra careful with the water overflowing from the pool when the kids jumped in. It got very slippery on the cement around the pool. It also rained and water came down and gathered by the Ping Pong Table area where and also got super slippery. We just had to remind the kids to be extra careful and not run. Other than that we would absolutely come back.

Checked in around 6:00 pm on a Saturday looking forward to a relaxing Spring Break. First problem: the kitchen sink wouldn't drain. No worries, run the garbage disposal. That was broke too.We figured, fine, we'll deal with it tomorrow. We walked around the property and found (or rather our dog found) two piles of vomit in the landscaping. The garbage next to the gas grill was also still full of nasty trash.Again, we were willing to deal with that.So 1 hour in, we called the "emergency line" so someone could fix it the next morning.Went to take a shower and the drain was backing up.Exhausted from traveling we went to bed, just to realize some of the vertical blinds were missing and shining light in from the (very noisy!) street and the ceiling fan was not only making a loud grinding sound but there was no way to turn it off! The pull cord wasn't even connected.Same problem in my daughter's room. All the surfaces were so dirty, our socks were black after 2 hours. This place needed obvious repairs and cleaning.We left and stayed at a hotel at our own expense.The next day, I tried to be fair and be charged for one night and refund the rest and said I wouldn’t leave a negative review because I didn't want to harm them. They responded by accusing me of extortion and reported me to VRBO. Unreal.They'll likely respond saying things were fixed the next day. That doesn't change the fact that the house was in need of repair upon arrival. Horrible experience! Beware!

We had a good overall stay, but the first 24 hours were rough and worth noting.Upon arrival, several things were not ready or working:* The access code didn’t work, so we couldn’t initially get in* A back door was left unlocked, raising some concerns about pre-arrival checks* The pool heater (which we paid for) wasn’t on due to maintenance, making the pool unusable the first day* Wi-Fi was not working and required troubleshooting and a service visit* Several promised items were missing (umbrella, beach wagon, ping pong equipment, basic supplies, grill lighter)To the host’s credit, they were responsive and worked to resolve these issues quickly. Missing items were delivered, the pool heater was turned on later that day, and a small credit was offered for items we purchased.After the first day, the home was what we expected. Once heated, the outdoor area was the highlight — great pool, TV, and lounging space.Location was also a plus: close to a grocery store and about a 10-minute drive to the beach with easy parking.One note: refunds for the initial issues required multiple follow-ups after the stay and were not fully processed right away.Overall, nice property and responsive host, but better pre-arrival preparation and follow-through would improve the experience.

There were 7 of us ages 4 to adults and the pool and games were a hit with the kids. Plenty of room to relax. Only downside was the master bedroom was considerably hotter than the rest of the house.

It was so easy to check in and out of the property. It was so relaxing and laid back environment. My kids stayed in the pool most of the time. Having the game rooms was amazing especially when we had down time. The rooms and house were very clean when we arrived. We loved the house overall.
