GUEST REQUIREMENTS - The primary guest MUST be 30 years of age or older with valid ID and occupy the ENTIRETY of the stay. The primary guest will also be required to digitally sign a rental agreement, holding the primary guest responsible for all actions taken during the stay for all guests occupying the property. Guests of ALL AGES are counted as occupying guests and absolutely NO UNDERAGE SPRING BREAK GROUPS ARE ALLOWED. The total amount of the guests listed at booking will be the allotted number of guests allowed during the stay with no exceptions.

REGISTRATION/ENTRY & PARKING - Early entry is NOT available from May 15th to August 15th. Outside of this timeframe, guests will be contacted the day of their stay if any type of early entry is possible. Parking is limited to only 3 vehicles at any time. We recommend only 2 vehicles max, as parking is tight.

NOTICE - The top bunk bed is intended for younger guests weighing less than 200lbs. Pets of any kind are NOT ALLOWED.

EXTENDED STAYS - Please inquire with us about monthly stay discounts. Extended stays will require an additional deposit and/or cleaning fee. Monthly stays are not available from May thru August.

ACCIDENTAL DAMAGE INSURANCE - The required damage waiver is non-refundable and only covers accidental damage up to the policy amount for your stay. The damage insurance does not cover outdoor items, intentional/cleaning damages, bath/bed linen, missing items or other broken agreement terms. These items will be charged to the payment method on file.

CANCELLATION POLICY - Cancellations that are made up to 60 days in advance of check-in date will receive a full refund, minus $100 cancellation fee. Cancellations less than 60 days in advance of check-in will forfeit entire amount paid. There shall be no refunds of rent, fees, security deposit, etc., due to shortened stays or ruined expectations due to work or family emergencies or other situations. Cancellations Regarding COVID-19 made less than 60 days, with proof of rental closure, travel ban or testing positive for COVID-19, will receive an option to reschedule their stay at comparable nightly rates, or, a full refund minus 10% of the amount paid towards the reservation.

We loved the home. The only thing i wish we could have the option for the pool to be heated. Would have payed extra fee for that option otherwise the place was perfect

Good location. The house has some repairs needed. The bedroom on the ground floor was hot there is no ceiling fan in there. The bed had no boxsprings the mattress was on a sheet of plywood supported by 2x4s with a bed frame around it. The half bath does not have an air vent. The laundry room is in the downstairs bedroom and it does not have a vent. The ceiling is peeling in the guest bathroom upstairs .The master bedroom bed frame is wobbly and appears to be missing bolts.The hot tub was nice but the cover is deteriorating and coming apart. The pool was clean and nice.The grill was not clean and had a lot of grease build up on it. They ask that you do not put the air below 70 we stayed when it was raining and overcast and the bedrooms stayed warm/hot most nights. The property manager was amazing though and was very quick to respond to messages.

Thank you for the feedback on cosmetic items that may need attention. Please allow me to provide some feedback as we weren't aware anything was an issue during your stay... There is no ceiling fan in the downstairs bedroom, however, there are portable fans throughout the home. The downstairs bed is a platform bed which does not require box springs for the mattress the owner has chosen. We're sorry if the materials used weren't satisfactory. We recently painted the bathroom upstairs which has caused some of the ceiling "popcorn" to pull from the drywall. I checked the primary bed today and found that the frame is not loose at all, however the footrail that is not part of the frame was a little loose. Unfortunately the previous guest lost the new hot tub cover and decided to break into the shed to retrieve the old hot tub cover. We are working with the owner on another cover, so appreciate the reminder. I inspected the grill before and after your stay and did not find the grill to be dirty, but did find lots of burnt food and fresh food inside and on the grill rack at departure. If 70 degrees was not comfortable, we certainly wouldn't have minded if you bumped it down a few degrees. We hope the service, cleanliness, amenities, and early check-in helped alleviate any issues you may have had.
