House sits on 17 private acres in the picturesque Catskill Mountains, Ashland, NY. The house offers four-season fun with nearby hiking, skiing, golf, kayaking, wedding venues, antiquing, wineries, and breweries. Or just hang out out the house and play pool, air hockey, ping pong, board games or sit in the theatre and watch a movie. Bring outside games or enjoy some that are at the house and enjoy the massive yard and drive a few balls on your very own private driving range.

Come and enjoy this spacious house with something for everyone. Kids can have their own space downstairs with an abundance of activities while the adults hang out upstairs or on the deck over looking the massive property. The house is visited by an abundance of wildlife daily, please just enjoy them and don’t feed or approach. The house can comfortably host 8 people; children are welcome. High-speed internet ensures you can stay as connected as you like. There’s plenty to do on the property, and you’re just a short ride away from the many attractions of the Catskill region.

Exterior:
The house sits on 17 private acres at the end of a quiet road . Instead of seeing neighbors, you’ll have a beautiful view each season

The home features a large deck with an outdoor dining table, gas fire pit and grill. Step off the deck to play some yard games roast marshmallows over 1 of the 2 wood burning fire pits and let the kids run till their hearts are content.

Private 200 yard driving range and ninja swings in the trees for the kids. Be sure to bring your own clubs.

Common Area:
Relax in the great room, which features a vaulted wood ceiling that evokes the warmth of a ski chalet. There is plenty of plush, comfortable seating and a wood stove (wood not provided). The great room opens to the dining room and kitchen.

Kitchen:
Bring home your bounty from the farmer’s market and enjoy whipping up the region’s fresh produce and meat in our fully equipped kitchen. There you’ll find a dishwasher, drip coffee maker, microwave, toaster, blender, mixer, and all the needed cooking equipment from pots, pans, utensils, cutting boards, measuring cups, etc.

Bedroom 1:
On the first floor, the master bedroom offers a king-size bed, an en suite bathroom with a tub, and a large dresser.

Bedroom 2:
On the main floor of the house you will find a second bedroom with a queen size bed.

Bedroom 3:
On the main floor of the house you will find a third bedroom with a queen size pull out bed a desk with a printer for your use.

Bedroom 4:
The forth bedroom is downstairs and features 3 sets of bunkbeds.

Bathrooms:
There are 3 full bathrooms, one downstairs an en-suite to the master on the main floor and another full size bathroom on the main floor in the hallway.

Work & Play:
High-speed internet makes the space great for remote working or watching a movie in the home theatre downstairs. Pool table, air hockey, ping pong, and a ton of board games.

Location:
We are a short 12 minute drive from Windham Mountain Ski Center and 24 minutes from Hunter Mountain Ski Center. BearPen Mountain Sports is a short 20 minute drive. Lots of restaurants in the area to choose from and the nearest grocery store is in Prattsville a short drive down the mountain. Horse back riding is available a mile from the house. The winery is approximately 2 miles from the house. Awesome location to so many great attractions but so many people have so much to do at the house they don’t even leave.

This home is located in Ashland NY. Google maps for some reason has the town wrong as the neighboring Town of Prattsville.

Guests have access to the entire property except the detached garage.

I am available by text and phone call for any emergencies the guest may have during their stay. I am just a short drive away.

5 minutes to Windham Manor Wedding Venue
1 mile to horseback riding.
Lots of restaurants in the area to choose from and the nearest grocery store is in Prattsville a short drive down the mountain.

Groups need to be 25 and older per owners discretion.
Dogs are allowed (No cats please due to severe allergies) however they must be registered at time of booking and a $75 pet cleaning fee must be paid before check in. No dogs are allowed on furniture or beds and they must be cleaned up after outside.
House Rules

□ Smoking is allowed outside only butts should be disposed of properly. Butt cans provided!!
□ People other than those in the guest party may not stay overnight on the property.
□ The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.
□ The homeowners are not responsible for the loss of personal belongings or valuables of the guest.
□ Please take your shoes off upon entering the house and leave wet items (skis, boots) outside or in the garage.
□ Keep the property and all furnishings in good order. Do Not move any furniture and if you do, return it before you leave.
□ Only use appliances for their intended uses.
□ Do not lay or stand on the pool table or air hockey table.
□ Please keep food and drinks to the kitchen and dining room area.
□ Housekeeping: There is no daily housekeeping service. While linens and bath towels are included with the cabin, we suggest you bring your own beach towels. We do not permit towels or linens to be taken from the cabin. A fee will be charged for any missing linens.
□ Wood burning stove: Please operate properly. NEVER USE LIGHTER FLUID!! Make sure the flu is open before starting the fire and make sure it is closed when you check-out. We ask that you do not remove the ashes. The cleaning staff will take care of it. If you are staying for an extended period, you may clean out the ashes only if you have not used the fireplace for more than 12 hours. Put ashes in the ash can and set it outside away from the house. Under no circumstances should any partially burned logs be removed from the wood stove.
□ Water & Septic: The house is on a well and septic system. The septic system is very effective; however, it will clog up if excessive amounts of toilet paper or improper material is flushed down the toilets or put down the sink. Do not flush anything other than toilet paper. No feminine products should be flushed at anytime, and no food or grease put down the drain in the kitchen sink. Please also be water conscious. It is a well and not meant to run non-stop.
□ Wood Burning Fire Pits: Make sure the fire is completely out before leaving it. Fire should be attended at all times.Do not remove used wood and put it back on the wood rack.
□ Gas Fire Pit: Please make sure the gas is turned off when done using and Do Not leave it unattended.
□ Gas Grill: Please turn the gas off after each use.
□ Garbage: Please make sure to recycle. Everything must be sorted and in bags. Do Not put loose garbage in the bin. Tie all bags. All Garbage is to be taken out to the blue steel trash bin at the end of the driveway. Make sure it is latched. ABSOLUTELY NO GARBAGE IS TO BE LEFT OUTSIDE FOR THE BEARS TO GET!!!
