The Space:

Our 2-bedroom apartment is situated in a prime location that is surrounded by some of the best restaurants and cafes in the area.



Inside the apartment, you'll find a comfortable living space with two bedrooms, perfect for families or friends. The apartment is tastefully decorated and fully equipped with modern amenities, including high-speed internet and cable TV. Whether you want to relax in the living room, cook a meal in the kitchen, or get a good night's sleep in one of the comfortable bedrooms, our apartment has everything you need for a comfortable stay.



With its prime location, proximity to public transportation, and comfortable living space, you'll be able to explore the city with ease and enjoy all the amazing restaurants and cafes that surround you



Please note: Being in a vibrant area, some city noise is possible. For your comfort, we provide complimentary earplugs if needed.

Electricity Management

Please be aware that utility interruptions are common throughout Puerto Rico. Since power grid failures are an island-wide issue beyond our control, our property cannot be held responsible for unexpected blackouts.

While we do not have a backup power system on-site, we recommend keeping your personal devices charged whenever power is available and exercising caution during any outages.



Water Supply

Water service interruptions can occur across the island without prior notice, often due to country-wide water rationing measures managed by local authorities. As these outages stem from municipal infrastructure and government rationing, they are entirely outside our responsibility as an accommodation.



Because our property does not have backup water tanks, we will provide bottled water for your stay, with the quantity determined based on the length of your stay and the number of guests.



Hurricane and Storm Policy

While we strive to provide a safe and comfortable stay, we cannot control nature or municipal utility failures.



Refunds: No refunds of any kind will be issued for weather-related causes or general utility outages in Puerto Rico.

Flexibility: In the event of a named atmospheric phenomenon, we offer the option to reschedule your stay, subject to calendar availability.



Guest Access:

Guests will access the entire apartment and public shared areas within the building.

Gaming area is found in the 1st floor.

The apartment is on the 2nd floor, with stairs leading to the entry door. Unfortunately, there are no passenger elevators in our building.



The Neighborhood:

Condado is an upscale, oceanfront, tree-lined, pedestrian-oriented community in San Juan. Condado is one of the forty neighborhoods of San Juan, Puerto Rico. In the north are the beaches of the Atlantic Ocean next to hotels and other attractions such as nightclubs, casinos, shops, and restaurants. Condado is one of the island's primary tourist destinations.



Getting Around:

Parking in Condado is limited (First-come, first-served). Therefore, we recommend that our guests do not rent cars unless planning to travel out of San Juan often. In addition to Condado being very walkable, taxicab service, Uber, and electric scooters are abundant and easy to hail.



Other Things to Note:

Guests must be at least 21 years of age to check-in. Check-in time is at 4P local time. Checkout time is at 11 AM local time. We want to provide a delightful experience to our incoming guests, so we need your help vacating your unit on time. Please be advised any unauthorized checkout past 11 AM will have an additional cost.



We offer several paid amenities as add-on services. After the reservation, these paid amenities can be ordered through the Marketplace tab in our Guidebook. We offer packages such as early check-in, late check-out, pack-n-play travel crib, air mattress, and birthday balloons.



Our Beach Essentials only include beach towels and beach chairs.



To make your stay even more enjoyable, we've included an Otium Starter Package in each of our properties. This package includes all the essentials you'll need to feel to get you started and feel right at home. You'll find 2 large bath towels, 1 beach towel, 1 washcloth per guest, along with a hand towel per bathroom. We've also included mouthwash and toothpaste in each bathroom for your convenience. To keep you feeling fresh and clean, you'll find shampoo, conditioner, and body wash provided. For your snacking pleasure, we've included 2 snacks per guest, along with water and 1 paper towel. We've also got you covered with 2 toilet papers, dish soap, and hand soap. So sit back, relax, and enjoy all the amenities that come with your stay. If you need more amenities you may purchase our Otium Replenish Package, Towel Replenish Package, and Blanket Replenish Package via our Marketplace.



Please be respectful of the home, as we like to keep it in good condition. No parties or events are allowed. The house rules here are very important. Parties, loud music or noise, and smoking are strictly prohibited. Quiet hours begin at 10 PM. Please be respectful of your noise level during quiet hours. Our neighbors live here full-time, and we work hard to maintain good relationships with them. Our home is equipped with NoiseAware, which measures sound levels and alerts us if things are too loud so we can give you a heads-up. NoiseAware does not record content; it only measures noise levels, so your privacy is 100% guaranteed.



For stays over 28 days, we require additional personal information and a signed License Agreement to accommodate the stay. All guests must verify their information, including a 3rd-party background check. This is to ensure your safety and the safety and well-being of our neighbors and homes. All information is confidential and will not be shared with anyone for any purposes outside of your reservation. Once all information is verified, we can confirm your reservation. However, we reserve the right to cancel a reservation if you fail to comply or have a failed background check. Please be aware that an additional deposit of up to $500 per reservation will be held during your stay and released within seven days after checkout to cover any incident at the property. Please reach out to our team for any questions or concerns.



To abide by all legal requirements and building security rules, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check.

Important note: The information is collected for screening and verification only and is not stored or used for any other purposes.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:

-You agree to be bound by our rental terms and conditions.

-You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.

-You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and the condition of the booking.

-You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.



Sensibo air units have been installed on the premises. Please refrain from disconnecting these devices, as they are specifically designed for remote control of the air conditioning and humidity management. The small white/black devices are strategically placed near the kitchen, bedrooms, and close to the mini-split A/C unit for optimal functionality.
