Summary:
Welcome to our charming 3 bedroom, 2 bathroom house located on Lake Greenwood in South Carolina! This house is perfect for families or couples looking for a relaxing or fun-filled vacation.

Lake access is right on our property, so you can easily swim, fish, boat, paddle using provided kayaks, or just enjoy the picturesque view. Additionally, our home features a private pool which is open from mid-May through mid-September.

End your evening relaxing around our fire pit roasting marshmallows, or sit on the deck overlooking the lake.

The Space:
The 1600 square foot home has an open great room with areas for TV watching on our 55" 4K Roku smart TV, dinning/game table, cozy arm chairs in front of the gas fireplace, and sitting room overlooking the lake views.

If you decide to prepare meals while on vacation, you'll love our fully stocked kitchen that is located in the great room along with everything else. We have a gas range and the oven features an air fryer option. The fridge has cold, filtered water and crushed ice. You'll also have access to the washer and dryer during your stay.

The King bedroom features spectacular views of the lake and has its own ensuite bathroom. There are plenty of dressers you can use for storage. We especially enjoy the great water pressure in the shower which features multiple spray patterns from massage to rain.

The Queen bedroom has been decorated with antiques to give it extra charm. It also has a 32" Roku smart TV. The shared bathroom is right next door.

The Twin bedroom is quirky and fun and features a desk.

No matter where you sleep, you'll enjoy the highly rated Zinus memory foam mattresses.

Guest Access:
You'll have access to the entire house except for the owner's closet in the Twin room and the basement.

Getting Around:
Free on-site parking in driveway.

If you are brining your own boat or renting one, you are welcome to moor your boat at our dock.

There will be a roll of toilet paper per day of stay in each bathroom , a roll of paper towels, and a trash bag for each day of your stay. We also provide a small bar of soap and liquid hand soap in each bathroom, as well as a couple detergents for dishes.

Beware: The are no barriers to the pool or lake. Please follow instruction when lighting and using the patio heater.

Interaction with Guests:
We will not be on property unless there is a need to resolve an emergency. However, we are just a phone call or text away and will respond promptly.

To ensure a comfortable stay for all guests and maintain the quality of our home, please follow these important rules:

Visitors & Guests
The home is reserved for registered guests only, but we understand that sometimes friends or family may want to stop by. If you’d like to have any visitors, please contact us in advance—approval is required in all cases. We're generally fine with short visits when the.total number of people (guests + visitors) stays within our max occupancy.

That said, large gatherings, celebrations, or family events that bring the total number above 6-8 people are not permitted. Our goal is to maintain a peaceful environment for both the property and our neighbors.

Each situation is unique, so if you’re unsure, feel free to reach out—we’re happy to discuss your plans.

- Visits are limited to 5 hours and must end by 10 PM.
- Guests are responsible for the behavior of their visitors.
- Approved visitors may be subject to a $25 per person, per day fee to cover additional wear and amenity usage.
- Unapproved visitors or gatherings may result in cancellation of your stay without
refund.

Toilets and Septic System
It is very important that you only flush toilet paper!
We have a septic tank and items like "flushable" wipes do not break down and can clog the system.
If it fails, the toilets stop working. Nobody wants that!

Let Us Know If Something Breaks, Isn’t Working, or Gets Stained
We know accidents happen—just let us know so we can fix it or prepare for the next
guests. No judgment!

Pets
The backyard is fenced (other than the lakefront).
And don’t forget to scoop the poop so the yard stays clean and enjoyable for everyone.

No Smoking Inside
This includes cigarettes, cigars, vaping, and cannabis. If you smoke outside, please
dispose of cigarette butts properly. Our cleaners charge extra to clean up butts left around the yard, and we’ll need to pass that surcharge along.

Dishes
Please wash used pots and pans and start the dishwasher before you leave.
If dishes are left unwashed, our cleaners charge extra for the additional work, and we’ll need to pass that fee along.

Grill
If you used the grill, please clean it before you leave. This helps keep it in great shape for the next guests. If it’s left dirty, we’ll charge a $25 fee to cover our cleaner’s extra time.
