This house truly has everything anyone could want in a vacation home - from the complimentary brand new (2023) 6-seater LSV/golf cart, 6 complimentary bikes, private pool with water fountain, ping pong table, multiple porches, gourmet open concept chef's kitchen with double ovens, plus the multiple, expansive living spaces inside and out - it is an absolute vacation dream home for a large family or groups! Situated right on Scenic Highway 30A in phase 1 of WaterColor, this house is in an ultra-prime location (you likely will not even use your car once)!

It is equipped with top-of-the-line appliances, gorgeous custom designer coastal decor, outdoor spaces perfect for entertaining, dining and relaxing, plus complimentary board games for the family's enjoyment - this home has everything to make memories that will last a lifetime! There are also complimentary beach chairs and umbrellas for guests' use (or you can arrange for beach chair setup through WaterColor).

This spacious (5,600sf+) home has a very open floor plan with plenty of separate (or combined) spaces for all ages to spread out comfortably. The home has marble counter tops throughout, a massive breakfast bar with seating and eat-in kitchen with four barstools, a large dining area and adjacent second living room with gas fireplace and doors that open to the outside pool area, a private pool, a detached carriage house, and more!

The main house has 6 bedrooms and 6.5 baths which includes 2 spacious master suites. The 3rd floor is a designated private floor for the main master suite. The carriage house has another king bedroom and full bathroom, plus its own living area, kitchenette, and outdoor seating area.

When taking a break from enjoying the wonderful WaterColor amenities, this house has a picturesque outdoor living space complete with a private swimming pool with water feature, Weber gas BBQ grill, and beautiful outdoor lounge seating.

This house comes with a maximum of 18 wristbands, which per the WaterColor HOA limits the number we accommodate even if there are sleeping arrangements in the home for more. -Children under 5 are not required to wear a wristband.

There is also a pack n' play kept in the home for guests' use.

Guest access

The WaterColor community is so desirable due to its exceptional community amenities. Guests will have inclusive access to the gulf-front WaterColor Beach Club and new Camp WaterColor facilities, in addition to 7 other beautiful swimming pools located throughout the community.

The Beach Club is literally steps from the home, making it a dream to not have to worry about parking! Camp WaterColor is about a 5-minute LSV/golf cart ride. The ultra-desirable and stunning Phase 1 Park District location of this home cannot be beat!!

The WaterColor Beach Club features a huge main pool and lounge area, an 'adults only' pool, additional pool deck with even more lounge seating, and third pool area with zero-entry (perfect for even the littlest kids!). It also has dining service available, and a sunset bar, Costa Chica. All of these amenities have beautiful views of the Gulf!

Camp WaterColor is geared towards kids and has its main butterfly pool with monarch slide for older kids, caterpillar pool (zero-entry + children's area with skipper slide for littler kids), lazy lizard pool (zero-entry + lazy river), lifeguards on duty, The Canteen restaurant + bar, basketball court, playing field, and playground.

The wristbands for access to these amenities are included in the nightly rate and are no additional charge to the guests.

Other things to note
-We also manage the two homes just two houses down on either side of this one, if you want to rent any 2 or 3 together to accommodate a larger group!
-Beach chairs through WaterColor Beach Club should be reserved in advance.
-In order to receive the proper number of amenity wristbands, you must enter the total number of people in your travel group when booking. Please bear in mind that the HOA will not be able to provide additional wristbands once you are here. Finally, the WaterColor HOA will charge $50 per wristband to replace any that are lost.
-Weddings and other similar events are not allowed at this home. Violation of any home rules may result in forfeiture of rental payments and deposits, as well as subject to HOA, community and management fines.
-Please note we provide a starter set of supplies such as toilet paper, paper towels, trash bags, dishwasher + laundry pods for your stay.
-Check in is 4:00pm & check out is 10:00am. These times are strict and late check out will be subject to another day's rental fees.
-Smoking is strictly prohibited.
-All renters must be over 25 years of age, or if under age 25 must be accompanied by a parent/legal guardian.
-The LSV/golf cart is not to be driven past the town of Seagrove to the East or the town of Grayton Beach to the West. Resolving any issue from the LSV/golf cart battery dying because of the renters not charging it will be charged to the renters.
-Pool heating must be for the full duration of your stay and must be requested 48 hours prior to check in and paid before the heater will be turned on. Pool heating cost is $50/night of your reservation and is available October 1 - April 30.
-Damage that occurs will be collected from the renters.
-Southern Holiday Homes can not be held liable for any damage or injury to any persons caused by LSV/golf cart, pool, bikes, or other amenities provided to guests.
