*Tahoe is a beautiful and fun place to visit, but occasionally this area can be affected by extreme weather events. While we never want things like icy roads, road closures, or smoke from wildfires to negatively impact our guests, it can happen. We ask travelers to plan their vacation appropriately for the rural mountain climate and encourage guests to research all travel insurance options, as Tahoe Moon Properties cannot provide refunds for things outside of our control.

Rocky Ridge Complex is situated above Lake Tahoe's north shore and the lake views from this complex are truly unrivaled. Not only are the vistas spectacular, but it is also surrounded by Burton Creek State Park, offering access to many trails nearby for cross country skiing, mountain biking and hiking. The forest actually protects the property from further development, guaranteeing the peace and serenity that distinguish this great neighborhood.

The main floor of this Tahoe City condo offers an open floor plan, an updated kitchen with new appliances and a cozy living room with gas fireplace. The living area opens up to a wrap around deck with patio seating and a gas grill, perfect for al fresco dining or casual BBQs. Down the hall, guests will find one of the two primary suites, which boasts vaulted ceilings and a master bath with walk-in shower.

Heading downstairs, two comfortable guests bedrooms share a hall full bath, and a spacious the second primary suite bedroom completes the space with a king-sized bed, ensuite bath, and sliding glass doors that access the lower deck and allow in plenty of natural light.

This opportunity doesn't come along often, this is your chance to spend the summer at an exclusive hilltop condo development at Rocky Ridge in Tahoe City. This summer ONLY (2022): rent for a month at $6,500/month for July or August, discounted rent if multiple months or off season months are leased.

OTHER THINGS TO NOTE:
-Important, this property does not have air conditioning. Air conditioners are extremely unusual in North Lake Tahoe.
--This is a dog friendly house but in order to bring a dog, you must pay a $100 dog fee per dog, 2 dog maximum.
- Rocky Ridge resort amenities include 2 seasonal swimming pools, hot tub, sauna, 2 tennis courts, basketball court, bocce ball court, playground, private clubhouse, barbecue area, volleyball courts, private pier and beach. Both pools and Hot Tub will be open as of July 1, 2024. As of June 1, 2024, only the lower pool and Hot Tub will be open. Access via an HOA card ($150 fee if lost or stolen).

IMPORTANT: On March 11th 2022, the county of Placer implemented a new Short Term Rental Ordinance which is very important for guests to abide by. Fines range from $1,500- 5,000 and can be issued to guests who are not in compliance. A full list of rules is attached as a photo in this listing. Some Highlights include:
•Quiet hours are from 9pm to 8am. No noise shall be heard across property lines. No outdoor speakers or amplified sound are to be used at any time.
•Dogs must be leashed at all times when outside of a property and all pet waste needs to be picked up.
•Parking is limited to the following number of spaces: _2_

POLICIES & DISCLOSURES
1. 2021 Update: Due to Extreme Fire Danger – The use of ANY outdoor firepit or fireplace is strictly prohibited at any of our rental properties. We appreciate your understanding and cooperation as we work to keep our community safe from wildfires.
2.As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
3.By local laws we have to charge a 12% occupancy tax (10% TOT tax + 2% TBID tax) with every booking. TBID, is placed on lodging, retail, restaurant and recreation businesses in North Lake Tahoe to raise money for visitor services, business support and advocacy, economic development, tourism mitigation and transportation services.

Great getaway stay close to the lake!

This is a great spot, especially for families with kids. Close to the lake and town, and plenty to do on the property with 2 swimming pools, a little playground, and some rec courts. House itself was very kid-friendly, clean, and well-stocked with the essentials.

Great location and accommodations!

Our family of 7 stayed here and found the house and the amenities to be excellent! There were plenty of beds and bathrooms for all of us, the kitchen was well stocked (I always appreciate coffee and filters) and we loved the private beach area and dock. We will be back!

This was a great location and we had a great family vacation. The pools, views and the gated community were amazing. We will definitely make a trip back, however hopefully not to this unit. As we were first to arrive, the living room area and bedrooms are carpet and were full of pet hair. We tried vacuuming only to find the hose clogged with confetti and pet hair. The furnace came on at night with a terrible whistling noise. The filter in the staircase definitely needs changed. The bathrooms shower/tubs need anti slip mats. We had one kid slip and hit their head and others that slipped. There is one moldy anti slip mat rolled up under the sink that needs thrown away. The unit does get fairly warm in the afternoons with no curtains upstairs anymore. Finally, there was mouse or two that came out of the rock fireplace every night to visit. So, after working on a vacuum to vacuum and Clorox wiping down the kitchen counters and dinner table we were certainly ready to enjoy our trip. We are not being cruel, just honest.

Had we known about the cleaning concerns, furnace noise, or any of the other issues during your stay, our local team would have been more than happy to come by, address the cleaning, fix or replace equipment, and make the home as comfortable as possible for you and your family. We also want to note that there has been an uptick in mice in the area this season, and while we’ve been taking preventative measures, it sounds like a few made an appearance, we have since had pest control out to mitigate the situation. We truly appreciate you being candid, as your feedback helps us work with our team and the homeowner to make improvements. We’re glad you were still able to enjoy your family trip and hope we can host you again in the future under better conditions.
