Welcome to Ridge Roost, a cool and comfortable home set between quaint downtown Gahanna, convenient Hamilton Rd, and easily accessible freeways. This single-family brick range home built in 1961 maintains the mid-mod vibe of the era with bold design and chic furnishings, while also incorporating modern conveniences like newer appliances and extra living spaces for groups to both gather and enjoy their privacy.

Park in the private driveway and come home through the front door into the welcoming foyer with large coat closet. To your right is a large living room with a conversation area in front of the boldly decorated fireplace and a gathering area complete with a large comfy sectional with plenty of pillows, blankets, and tray tables to help you cozy up for movie nights or watching the game on the 50” smart TV.

Adjacent to the living room is a coffee bar and sitting nook, overlooked by a dining bar with two trendy dining stools. Behind the bar is a large, well-stocked kitchen with updated appliances, ample storage, and lots of counter space for preparing meals. The kitchen opens into a large dining room, complete with a 6-person table, a second decorative fireplace, and sliding glass doors that fill the space with natural light and provide access to the large, flat, fully fenced private backyard. For a peaceful retreat, the three-season reading room off the kitchen is ideal for quiet time or remote work, with access to the attached garage and backyard.
The private wing of the house features a full bathroom and three serene and comfortable bedrooms with blackout curtains, supportive mattresses, luxurious linens, warm blankets, plush pillows, and a laptop desk. The primary bedroom boasts a king-size bed, smart TV, large walk-in closet, and a second en-suite bathroom with a large shower. Both bathrooms are thoughtfully stocked with soft towels and washcloths and complimentary shampoo, conditioner, body soap, razors, and lotion, to elevate your stay and help you feel at home.


Taking the stairs down from dining room leads to the finished basement perfect for entertainment and relaxation. It features a sectional sofa, 50” Smart TV, table tennis, and a game area. A private office, a laundry area with a new washer and dryer, and a half bathroom add to the convenience of this bonus lower-level space.
Whether you’re in town for a few days or a few months, visiting for family, football, or a festival or for an extended traveling work contract, Ridge Roost is the perfect home for you. • Pets must be pre-approved. $35/night (up to $200) or $200 flat for 30+ nights. Unapproved pets = $1,000 fine and cancellation without refund.
• Treat the property with care. No tampering with smoke detectors or cameras.
• Any violation of these rules may result in immediate removal without refund, plus applicable fines.

GUEST CONDUCT AND NOISE
• Please treat the property as you would your own home.
• Quiet hours are 9:00 PM to 8:00 AM. Keep noise to a minimum indoors and outdoors.
• In multi-family buildings, keep sound levels low at all hours.
• No parties, events, or open invitations. Only registered guests are allowed unless pre-approved.
• The total number of people (including visitors) may not exceed the occupancy listed. Unapproved guests or over-occupancy may result in a $1,000 fine and cancellation.

NON-SMOKING POLICY
• No smoking or vaping of any kind is allowed on the property, inside or outside.
• Applies to cigarettes, cigars, marijuana, vapes, etc.
• Evidence of smoking (odor, ash, residue) will result in a $1,000 fine and immediate cancellation.
• Additional cleaning or repairs may be billed. These are not covered by the $1,000 smoking violation fine.
• Smoke detectors may be monitored remotely. Do not tamper with any safety device.

CLEANING AND CARE
• Please clean up after yourself. Wash dishes, wipe surfaces, take out trash.
• No candles, incense, or strong-smelling substances.
• Treat stains immediately with remover before laundering.
• For stays of 30+ nights, mid-stay professional cleanings are required every 30–45 days and will be billed separately.
• Excessive mess or damage may result in additional cleaning fees.

LONG-TERM STAYS
• 30+ night reservations require a signed lease agreement before check-in.
• Guests must agree to all lease terms sent in advance.
• If the property is in an HOA, guests must also sign and follow the HOA handbook.
• Lease terms may include limits on guest turnover and early termination rules.
• Violations may result in immediate cancellation with no refund.

PET POLICY
• No animals are allowed unless pre-approved in writing. This includes short visits.
• For short stays: $35/night pet fee (capped at $200).
• For long stays (30+ nights): $200 flat pet fee per pet.
• Emotional support animals are treated as pets and require approval and fees. Only registered service animals with proper documentation are exempt from the pet fee.
• All animals must be house-trained, non-destructive, and quiet. Dogs must be crated when in the property without a responsible adult in charge of their care.
• Pet waste must be picked up and properly disposed of. Litter boxes and pet food must not be left outside.
• No pets may be left outside without supervision.
• Unauthorized pets will result in a $1,000 fine, cancellation without refund, and removal.

SAFETY, SECURITY, AND BEHAVIOR
• Exterior cameras are in use at all entry points.
• Do not tamper with cameras, smoke detectors, or other safety devices.
• Do not share keys or entry codes with anyone not listed on the reservation.
• Illegal activity (drug use, theft, vandalism, harassment, etc.) will result in immediate eviction and may be reported.
• Do not remove or damage anything in the home. Guests will be billed for missing or broken items.

PERSONAL BELONGINGS
• Guests are responsible for their personal items. We are not liable for loss or theft.
• We do not forward mail or packages after departure. Please update your shipping address if needed.
• If your reservation is cancelled due to rule violations, you must remove all belonging from the property. Any vehicles left of the property after cancellation will be towed at the car owner`s expense.
