Pocono Bliss is nestled within Penn Estates, one of the Poconos' premier private gated communities — surrounded by lush woods and the natural beauty of the mountains. It's the kind of neighborhood where you can take an evening walk under the trees, breathe in fresh mountain air, and genuinely feel a world away.

Within the community, the primary lake with its sandy beach is a 10-minute walk from the house — perfect for swimming, sunbathing, and a lazy afternoon on the paddleboards. Two pools, tennis and pickleball courts, basketball and volleyball courts, playgrounds, picnic areas, and a baseball field mean there's something for every member of the group.

Beyond the gates, the Poconos deliver. Camelback Mountain is 12 minutes away for skiing, snowboarding, and waterpark thrills. Kalahari Resort is 20 minutes out. Downtown Stroudsburg offers charming shops, wine tasting, and a local craft brewery. Delaware Water Gap, Bushkill Falls, and Pocono Raceway are all within easy reach — as are local vineyards, hiking and biking trails, horseback riding, fishing, paintball, and ATVing.

Pocono Bliss is located within Penn Estates, a private gated community with strict HOA rules and township regulations that apply to all guests. Please read the following carefully before booking. By reserving this property you are agreeing to comply with all rules and policies outlined below.

*Access Codes & Entry*: Access codes for both property entry points will be distributed prior to arrival.

*HOA Guest Registration — Required Prior to Arrival*: Guest registration is a mandatory HOA requirement for all short-term rentals within Penn Estates. The Guest Registration Form will request the first and last name of every guest in the party, along with the driver's name and vehicle details for each car requiring community access. Please note that a valid driver's license is required at the gate to obtain entry. This form must be completed no later than 4 days prior to arrival, or same-day for reservations made within 72 hours of check-in. Failure to complete the form within the required timeframe may result in reservation cancellation or an additional fee of $45. The owner cannot be held responsible if community access is denied due to failure to adhere to this requirement.

*Rental Agreement & ID Verification*: A Rental Agreement is required for all reservations and is intended to ensure all guests are fully informed of Penn Estates community rules and expectations prior to arrival — setting everyone up for a smooth, seamless, and enjoyable stay. The agreement must be signed within 48 hours of booking. For reservations made less than 48 hours before check-in, the agreement must be signed within 4 hours. Check-in instructions will not be released until the Rental Agreement is signed. ID verification is required and handled via Truvi.

*Occupancy Limit — Maximum 12 Occupants Total Throughout Entire Stay*: Occupancy is strictly regulated by both the township and the HOA. The maximum is 12 occupants total for the entire duration of the stay — not just at one time. An occupant is defined as any adult, child, or infant who stays overnight, visits for part of the stay, or accesses the property in any capacity, including day visitors, short-term visitors, and professional service providers such as private chefs, masseuses, and photographers. Infants are included in the occupancy count per township rules. Please contact the owner prior to booking if you have any questions regarding occupancy limits.

*Vehicle Limit — Maximum 5 Vehicles Total Throughout Entire Stay*: The HOA enforces a strict limit of 5 vehicles per reservation for the entire duration of the stay — not just at one time. Vehicles cannot be swapped or substituted once the reservation begins.

*Ride Share & Deliveries*: Please notify the owner in advance of any expected ride-share pickups or drop-offs (Uber/Lyft), deliveries, or service providers requiring community entry. Late night requests may not be accommodatable, in which case guests will be required to meet at the front gate. We respond to messages quickly but ask for flexibility in response times.

*Community Amenities — Seasonal & Subject to Change*: Community amenities including lakes, pools, courts, and playgrounds are available Memorial Day through Labor Day. Pool hours are 11:00am–7:00pm, subject to weather and lifeguard staffing. Tennis, pickleball, and basketball courts are currently being resurfaced with a tentative reopening date of June 15th. Community amenities are managed by the HOA and availability cannot be guaranteed. Refunds will not be issued for amenity closures or limitations due to weather, maintenance, staffing, or any other factors outside of the owner's control. Please inquire with the owner prior to booking with any questions regarding amenity availability.

*HOA Fines & Guest Responsibility*: Penn Estates actively enforces its community rules and issues fines for violations. Any fines levied against the owner as a result of guest behavior will be passed directly to the guest. Violations that carry fines include but are not limited to:

Noise violations — quiet hours are strictly enforced from 10pm to 8am
Street parking — all vehicles must be parked in the driveway at all times
Unattended fires — fires are permitted in the designated fire pit only and must never be left unattended
Exceeding the maximum occupancy of 12 guests
Exceeding the maximum vehicle limit of 5 vehicles

Specific fine amounts are outlined in the Rental Agreement, which must be signed prior to check-in.

A car is essential for getting to and from the house and exploring the area — rideshare availability in the Poconos is limited, so plan accordingly. Once you're settled in, Penn Estates is a lovely neighborhood to explore on foot, though keep in mind the terrain is hilly in places.

The primary community lake with its sandy beach is a 10-12-minute walk from the house (0.6 miles), as are the pool and playground.

For longer trips, Pocono Bliss is conveniently located near major highways, putting New York City, Philadelphia, and New Jersey all within comfortable driving distance — making it an easy escape from the city no matter where your group is coming from.
