• Towels: Clean bath towels, pool/hottub towels & wash cloths (1 per guest) and hand towels in each bathroom.
• Fully Equipped Kitchen: Basic dishware/silverware/utensils, pots & pans, and kitchen appliances (microwave, kettle, standard electric coffee maker).
• Entertainment: 9 flat-screen smart TVs (streaming accounts needed), free Wi-Fi & high-speed internet.
• Convenience: Washer & dryer (2 sets), iron, ironing board, and hair dryers (in each bathroom) included.
• Limited Starter Supplies: Trash liners, dish soap, dishwasher detergent, paper towels, toilet paper, soap, shampoo & body wash, laundry pods, dryer sheets & disinfecting wipes.
• BBQ Gas Grill: Propane tank and BBQ tools provided for outdoor cooking.
• Included Utilities & Property Services: Power, Gas, Water, Sewer, Trash Service, High Speed Internet, Landscaping, Pest Control, Hot tub Service & Pool Service (if applicable).

~POOL & HOT TUB ACCESS: The non-heated swimming pool is only open from the last weekend of April – last weekend of September, while the hot tub is available year-round.

~PET POLICY: Pets are only allowed for reservations of 30+ nights (strictly not allowed for reservations of less than 30 nights): If you wish to bring a pet for your 30+ night reservation, please request this via writing so we can communicate the requirements and provide approval. Evidence of unapproved pets will result in removal and cancellation without a refund, along with a violation charge of $750.

~LOCATION:
Located in a quiet neighborhood in Decatur GA. This property is just around 25 minutes from the Hartsfield-Jackson Atlanta International Airport & only 20 minutes from Downtown & Midtown Atlanta, where you can find the Georgia Aquarium, World of Coca Cola, CNN Center, Georgia World Congress Center, & the Mercedes-Benz Stadium (all Downtown) & experience Atlanta’s finest restaurant & nightlife scene in Midtown. By being centrally located near the airport & next to major highways, many of Atlanta’s attractions are within a short commute away (i.e. Six Flags Over Georgia, Stone Mountain Park, etc.).

*As preventative measure against parties and neighborhood complaints, and possible city fines, we have 3 outdoor security cameras: one on the front exterior wall facing the driveway/front door, and two on the back exterior walls facing the entire backyard, pool and hot tub. There are 2 NoiseAware sensor inside, and 1 outside by the back deck.

Please note – We strive to keep our property peaceful and safe for everyone. No parties, large gatherings, or loud groups are allowed. Visitors or extra guests (for stays under 30 nights) are only permitted if pre-approved and added to the reservation's total guest count. All guests—including children and any approved visitors—must be included in the reservation guest count at booking or added prior to check-in. Total occupancy—including visitors—cannot exceed 13 individuals.
*Limited visitor exceptions above the maximum occupancy may be requested and, if approved, are subject to a fee:
• For stays up to 3 nights: $60 per visitor.
• For stays of 4+ nights: $100 per visitor.
Fees must be paid before check-in, and full names of approved visitors are required.
Please note that sleeping arrangements, beds, bedding, towels, and other amenities remain limited to the property’s maximum occupancy.
Violations of these most critical house rules may result in a $750 penalty and immediate removal without refund. Quiet hours are 11 PM–7 AM and strictly enforced per county regulations.
