By booking and occupying this property, you agree to comply with the following House Rules. Failure to comply may result in additional fees, loss of deposit, or termination of the reservation without refund.

Occupancy
Only registered guests listed on the reservation are permitted to stay overnight.
Maximum occupancy limits must be followed at all times. Exceeding occupancy or misrepresentation of guest count may result in immediate termination without refund.

Minimum Age & Age-Restricted Communities
The primary renter must be at least 18 years old.
Some properties are located in HOA-governed or age-restricted communities, including 55+ communities. In these cases:
All guests, occupants, and visitors must meet HOA age requirements
Age restrictions may apply to primary renters and additional occupants
HOA approval or age verification may be required
Failure to comply may result in denied access, termination of the stay, or HOA fines. These situations are not grounds for a refund.

Check-In: 4:00 PM
Check-Out: 11:00 AM
Early check-in or late check-out is not guaranteed and requires prior approval. Unauthorized late check-outs may result in additional charges.

Pets are allowed only in approved pet-friendly properties with prior written approval and applicable fees paid.

Pets must be leashed outdoors
Guests must clean up after pets immediately
Pets may not disturb neighbors or damage the property
Unauthorized pets may result in additional fees or termination.

Pool & Hot Tub (If Applicable)
Use at your own risk.
No diving, running, or horseplay
Children must be supervised at all times
No glass in pool or lanai areas
Guests may not adjust pool equipment, heaters, timers, or valves
Service calls or damage due to misuse will be charged to the guest.

Parking
Parking rules vary by property and may be governed by HOA or community regulations.
Park only in approved or assigned spaces
No parking on lawns, sidewalks, fire lanes, or unassigned areas
Boats, trailers, RVs, commercial vehicles, motorcycles, or oversized vehicles are not permitted unless approved in writing
Towing, fines, or HOA penalties due to parking violations are the guest’s responsibility.

Cleaning & Trash
Guests are responsible for maintaining reasonable cleanliness.
Trash must be bagged and placed in designated bins
Follow posted recycling rules
All trash and personal items must be removed at check-out
Excessive mess or improper disposal may result in additional cleaning charges.

Appliances, Utilities & AC Use
Use appliances and systems as instructed.
Do not set AC below reasonable temperatures
Turn off lights and appliances when not in use
Do not tamper with thermostats, electrical panels, or equipment
Damage caused by misuse will be charged to the guest.

Maintenance & Property Access
Report any damage or maintenance issues immediately.
Do not attempt repairs
Management may enter the property for emergencies, safety concerns, or HOA compliance
Failure to report issues promptly may increase guest liability.

Behavior & Legal Compliance
Guests must behave respectfully and comply with all laws.
No illegal substances or illegal activities
No unsafe or disruptive behavior
Violations may result in immediate termination without refund.

Security, Cameras & Safety
Lock doors and windows when leaving
Do not share access codes or keys
Tampering with security systems is prohibited
Exterior security cameras and noise-monitoring devices may be in use where permitted by law. No interior cameras are installed in private spaces.

Liability
Guests assume all risk for injuries, accidents, or loss during the stay.
The owner and management are not responsible for personal injury or loss of personal belongings.
Damage, Theft & Missing Items
Guests are financially responsible for damage, theft, or missing items.
Costs may be charged to the card on file
All damage must be reported immediately

Visitors
Visitors are not permitted without prior approval.
Unauthorized guests or visitors may result in additional fees or termination.
Cancellations & Early Departure
Guests are responsible for understanding the cancellation policy.
Early departure, late arrival, or weather-related interruptions do not qualify for refunds
Rule violations may void refund eligibility

Force Majeure
Management is not responsible for disruptions caused by weather, natural disasters, utility outages, governmental actions, or events beyond reasonable control.

Do Not Stay Here

My family and I rented a home in Charlotte County and my husband and son decided they wanted to stay longer. The rest of the family flew home and I booked this property for the two of them. Check in was an easy process. Once inside my husband and son were walking in from the heat into heat with an intense smell of something fishy. The refrigerator was unplugged and pulled away from the wall. There were clothes on hangers in the closet and a garage full of construction items. The bikes were in the middle of the yard with flat tires. The bed was like a rock-however, it didn’t matter because the a/c unit never went below 78. My husband hang blankets to try to keep the temperature down to sleep. The refrigerator did work once plugged in but by the time it cooled down the food they already had from the previous rental was no good. My husband bought bleach and dumped it down the drain in an attempt to solve the terrible smell but there was no change. Air fresheners masked the smell
something else we were forced to pay for. He asked for help from the property manager but received what appeared to be an automated response and there was no offer to help. We had the property manager business card from the previous rental and when my husband called he was scolded for not communicating through the app. My husband and son were yelled at for walking through to the beach with the directions that were given by the property manager as well. I am irritated. I feel we deserve a partial refund.

Not as listed.

Upon arrival we were pleased with overall cleanliness of the house. However, the house was 86 degrees, and not at all what the listing made it seem. During the summer in FL, trying to cool an entire house with two portable ac units is not ideal. The 2nd “bedroom” was incredibly musky and HOT. no air circulation at all. We also were not made aware this was a shared unit. The listing does not include that information. We would have never booked. Especially with kids. The split door to the upper unit was not able to be closed all the way and a gap was present you could see and hear every conversation being had upstairs. It’s also in a “bedroom.” That’s not appropriate and should have definitely been communicated. The 2nd bedroom was not usable, considering there was no AC, no air circulation at all and had the access to the upper unit. We absolutely did not feel comfortable letting our kids sleep there. The listing described 2BD 2BA and there was only 1 bathroom. The bathroom was also hard to use, it was hot, muggy and had no circulation. You couldn’t shut the door to shower without it being miserable and leaving the door open caused the whole house to be muggy. The dishwasher had mold and standing water in the bottom. Overall we were very displeased with the house all around. It was not at all as advertised. Communication with the host was as expected. She helped us navigate the issues with the door keypad upon arrival and was able to quickly give us access to the house.

Englewood Beach trip.

Cleanliness of the inside living quarters very clean, outside messing and really not able to use the back yard. Laundry area very messy but washer and dryer clean. Very disappointed in the air conditioning system
. not sufficient for that size of living unit!! Dishwasher didn’t work. The location is very close to the beach but not as short of walk as advertised without walking thru other private properties that was not okay with us walking thru. The rental company is aware of all of the concerns and apologized but no discount was offered. For the price we expected the unit to be 100% and it was not. Call before you book the place to make sure everything is working properly!!
