*Reserving person must be over the age of 25 and will be an occupant of the unit during the entire reserved period.
*No parties, excessive noise, or any illegal activity shall take place at property.
*No smoking is allowed in the property.
*If any sign of smoking is discovered, Guest authorizes the Owner to charge the guest a minimum $500 cleaning fee.
*Quite hours are 9PM-9AM, please respect our neighbors.
*Cleaning: Each property will be cleaned and inspected after your departure. We ask you to help us enable the cleaning crews as much as possible. Simple things like leaving the property tidy and being mindful of energy costs.
*If excessive wear and tear is found on property, or additional cleaning is necessary due to stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Owner to bill them for additional fees.
*Dog Waste: PLEASE Pick-Up after your dog, if we find that there is waste left behind, we will charge an additional $300. Please help us out, as we want to continue offering a pet-friendly home!
*If at any time the maximum number of occupants is exceeded or if the Owner receives information about excessive noise, Owner has the right to evict Guest and all occupants immediately and to bill the guest a minimum service fee of $250.
*Travel Insurance is highly recommended for any stay.
*Guest will need to sign RA and provide government issued ID
*Pool/Spa Heat. Fee is $150/night to use Pool Heat - The pool/spa heater is a mechanical device and, like any appliance, is subject to occasional malfunction or failure. The Property Manager will make every reasonable effort to ensure the equipment is functioning properly prior to arrival and will act swiftly to dispatch a technician if a failure occurs. However, no refunds, discounts, or compensation of any kind will be issued for the malfunction, breakdown, or unavailability of the pool/spa heater due to mechanical failure, weather conditions, or servicing delays outside of the Manager`s control.
*Optional Pool/Spa Heat and Unauthorized Use. If it is discovered that the guest has activated the pool heat without authorization or payment, the guest agrees to an immediate, non-refundable penalty charge of $500, plus the standard daily pool heating fee for the entire duration of the reservation, retroactively applied. The guest authorizes the Property Manager to charge the credit card on file for any unauthorized use of pool heating or tampering penalties. In the event the guest initiates a credit card chargeback for these legitimate, agreed-upon charges, or if the payment method fails, the Property Manager reserves the right to pursue all available legal remedies to recover the funds. The guest agrees that if litigation or third-party collections become necessary to recover unpaid pool heating fees, tampering penalties, or fraudulent chargebacks, the guest shall be entirely responsible for all associated costs, including but not limited to attorneyâs fees, court costs, and collection agency fees.
