GROUND FLOOR RESIDENCE

LIVING & DINING AREAS:
The ground-floor residence features a welcoming ocean-view living space with a sofa set, gas fireplace, and TV in an open floor plan that connects directly to the kitchen and front patio through La Cantina accordion glass doors. High-end finishes throughout include Carrera marble surfaces, custom tile work, hardwood flooring, premium fixtures, smart toilets, and central heating and air conditioning for year-round comfort.

KITCHEN & AMENITIES:
Both residences feature fully stocked kitchens with high-end dishes, utensils, cookware, bakeware, and various small appliances. The ground floor residence also includes a large central island with barstool seating and a deep sink, a step-in pantry, and Carrera marble and unpolished soapstone counters. Major appliances in each kitchen include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have exclusive and private access to both homes on this property. This includes all interior rooms, as well as the private outdoor spaces associated with each residence: the ocean-view front patio, the rear outdoor deck, the front ocean-view balcony, and the expansive rooftop deck with private hot tub.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Beachview Bundle: By booking this combined listing, you're eligible to receive our exclusive complimentary package upon request, which includes upgraded beach accessories (umbrella, chairs, cooler, and cart) and the potential for early check-in and late check-out, based on availability.

Pets: This home welcomes a maximum of two pets (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat, best suited for children, is provided. Twin rollaway beds can be rented instead of the mat by making advance arrangements with our office.

Laundry: A stacked washer and dryer are located inside the home, with complimentary laundry supplies provided.

Parking: Two carport spaces are provided and accommodate most vehicles, with access via the rear alley. Additional metered and unmetered street parking is also available throughout the neighborhood.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

This property was great for our family. The grandparents were able to stay in one unit, and the younger families were able to stay in the other unit. It was very convenient being close to the sand and boardwalk for the kids.
