The basement suite adds additional sleeping space, a second living area, and a full bathroom — ideal for guests who don’t mind a more compact, character-home environment.

Located within walking distance of the University of Saskatchewan, Royal University Hospital, Broadway cafés, river trails, and neighbourhood parks, this home is best suited for guests who appreciate heritage homes, clear expectations, and calm, respectful stays.

Parking & Seasonal Property Care
• Off-street parking is available at the back of the property for the whole home. In winter, access to a plug-in outlet for block heaters is available where applicable.
• Snow clearing: A professional crew attends after snowfalls and aims to clear walkways and parking access within 24 hours.
• Lawn care: In summer, a crew attends weekly (weather permitting) to mow and maintain the yard.

These exterior services help keep the property safe, tidy, and well cared for throughout the year.

House Rules & Fit (Important)
Whether you’re visiting for a festival weekend, family time, medical appointments, or a longer work stay, this Broadway home is designed to be easy, comfortable, and relaxed. A few simple ways to help us keep our homes calm, comfortable, and well cared for.
• Quiet Hours & No Parties: Please keep noise to a minimum between 10:00 PM and 7:00 AM out of respect for our neighbours. Our homes are intended for quiet enjoyment. Parties, events, and gatherings are not permitted.
• Registered Guests Only: The reservation must accurately reflect the total number of overnight guests, including adults, children, and infants. All adult overnight guests must be registered on the reservation. Overnight visitors who are not part of the reservation are not permitted. Day visitors require prior approval.
• Booking Guest Must Stay: The person making the reservation must be one of the registered overnight guests and may be asked to verify their identity before check-in. Reservations made on behalf of another person are not permitted, except when booked through an approved company or business travel profile supported by the booking platform. We reserve the right to decline check-in if the individuals arriving do not reasonably match the reservation details or if our booking requirements have not been met.
• Booking Verification: We reserve the right to request additional verification before confirming a reservation or providing check-in instructions. This may include confirming the identity of the booking guest, the purpose of the visit, the names of all registered adult guests, and acknowledgement of these house rules.
• Rental Agreement & Security Deposit: Reservations require a completed rental agreement and a refundable security deposit authorization of up to $300. The reservation, rental agreement, and security deposit authorization must all be in the name of the registered booking guest. Both must be completed before check-in instructions are provided.
• Additional Guest Fees: The reservation includes a base number of guests. Additional guests are subject to the applicable per-guest, per-night fee for the entire stay. Any changes to the guest count must be reflected on the reservation before arrival.
• Smoke-Free Home: Smoking and vaping are not permitted indoors.
• Pets: Pets are only permitted where explicitly stated in the listing. Where allowed, dogs only (no cats) are permitted with prior approval and must be included in the reservation. Please use the provided pet blanket on furniture and pick up and dispose of pet waste in the outdoor bins.
• Bike Storage: To help protect the home, bicycles are not permitted indoors.
• Furniture: Furniture is arranged for safety and cleaning efficiency. Please do not move furniture. Furniture not returned to its original location may result in additional cleaning or service fees.
• Amenities: Use of amenities such as hot tubs, pools, saunas, hammocks, and other outdoor features is at your own risk. Children must be supervised at all times. Pets are not permitted in pools, hot tubs, or saunas.
• Keys (Where Provided): Guests are responsible for lost or unreturned keys and any associated replacement or rekeying costs.
• Cleaning: Your reservation includes standard departure cleaning. Excessive cleaning beyond normal turnover standards may result in additional charges.
• Supplies: Starter supplies of towels, linens, toiletries, and paper products are provided based on the number of guests and length of stay. Additional supplies are available upon request. Extra replenishment or special service visits may be subject to a small fee.
• Illegal Activity: Illegal activity of any kind is strictly prohibited. By booking this property, guests agree that if we reasonably suspect illegal activity, we may immediately request cancellation of the reservation, deny or revoke access to the property, and contact law enforcement.

Very welcoming and relaxing

Enjoyed a six night stay at the VIP YXE University house. This beautiful old character home was a welcoming retreat for our family who were desperately needing to escape a start to a home renovation project. The home is conveniently located in a very central area of the city, within walking distance to the university, RUH hospital, 8th Street businesses, and even downtown is a beautiful walk on a warm sunny day! Our lovely hosts were very accommodating to the last minute booking and were very attentive to all our needs. The home was stocked with all the basic necessities required to enjoy dinner in or coffee and breakfast on the back deck. The beds were extremely comfortable and the bedrooms and bathroom well equipped. No detail was missed. One of the highlights was the peace and quiet of the neighbourhood. Strolling around at anytime of the day was relaxing and rewarding as this is an area of the city that fully comes alive in the summer with colourful gardens and beautiful old trees that shade the yards. The area is a mix of old and new architecture that delights the eye and invites you to explore what’s around the next corner. A short walk to the river to find the walking trails is very easy and perfect for strolling and sightseeing. We absolutely enjoyed our stay and would highly recommend this beautiful and charming home. Our sincere thanks to the best hosts, who made every effort to make being away from home feel just like a home!
