The Space:

This charming 2BR cottage in desirable Maushop Village is the ideal home base for your Cape Cod adventure. Hit the links at New Seabury or take a scenic hike through nearby Waquoit Bay. Stroll down the boardwalk to a private beach, just 100 yards away. Enjoy a cookout and watch Cape Cod sunsets on the patio. The open living area, with vaulted ceilings and skylights, offers a great flow for entertaining. Compose postcards at the writing desk or watch favorite shows on the 32” TV with cable. A sofa offers comfy seating. Prepare your own home-cooked meals in the well-equipped kitchen, fully stocked with all the cookware and gadgets you might need, and dine in the sunlit dining area or breakfast bar. The cottage sleeps up to five guests between the two bedrooms. Sleep soundly on a luxe queen bed in the main bedroom. The guest bedroom is furnished with a twin-over-twin bunk bed with a trundle below. The bathroom is configured with a tub/shower combination. Barbecue burgers on the gas grill, then enjoy alfresco dining on the patio. Rinse off at the outdoor shower after a fun-filled beach day. Guest amenities include complimentary Wi-Fi, a washer/dryer, and reserved parking. Maushop Village is perched atop an oceanfront bluff where gentle Cape Cod breezes blow over lush gardens and quaint oyster shell walkways. The sandy private beach (100 yards away) is easily accessible via the boardwalk. Two championship golf courses await at nearby New Seabury (0.6 miles). Shop and rent kayaks or bikes at nearby Popponesset Marketplace (0.6 miles), which also hosts free outdoor concerts and family dances on weekend evenings. Waquoit Bay National Estuarine Research Reserve (three miles) features nearly 3,000 spectacular acres of natural beauty, perfect for hiking, boating, and fishing. Things to Know Check-in time: 4:00 PM Check-out time: 10:00 AM All guests shall abide byour good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10:00 PM to 8:00 AM No smoking is permitted anywhere on the premises. Although the cottage is not equipped with air conditioning, it is rarely needed with Mashpee’s mild summer weather.



Other Things to Note:

Please do not use the Mitsubishi mini split. It is broken and leaks water. 2 portable AC units were installed because the mini split can not be used.

Its ok for a couple nights. There are better places to stay for the money charged. House had a mothball smell. Flooring is all uneven. The bunk beds are spaced from this random shelf on the ceiling which is a serious fall hazard if you have curious kids. Parking is very tight. We had to use visitor parking around the corner because of the overgrown landscape. Aside from that- they have 3 beach chairs and umbrella with quick access to beach and popponnesett market- which is great. We’ve stayed in this little community before and there are better rentals for the same cost. We booked this one last minute- so in that regard we weren’t overly upset.

DO NOT STAY HERE…the home has been neglected, loose bricks on patio are a fall risk, the carpets and furniture are stained, no screen doors on doors to outside, in-adequate cooling system, holes in floor in bathroom, mini-splits do not work, installed improperly and pipes exposed with broken plastic. The bunk bed room windows nailed shut…huge fire hazard. Sky light windows fogged. Comforters filthy, I was bitten by bugs…if it rains the back door leaks water and the floor is stained from pooling water. You cannot sit on the patio chairs as they are frayed and falling apart. We left early due to the condition of the home. The little village is adorable, beach OK. Very, very disappointed.

Excellent location and convenience, which is what you're paying for here. It's not a professionally run VRBO though... little things like there being no instructions to access the wifi etc were notable. The AC and heat also seemed to run contemporaneously, despite me trying to figure out the thermostat. Overall condition of the cottage was consistent with other beach houses in the area - somewhat worn down but within reason. Access to the private beach was nice via 2 minute walk. Overall it was OK... but not great.

Didn’t look like the pictures at all. Big hole in the wall behind the toilet. Hole in the wall by bathroom sink. A huge air or heating unit on the Living Room wall with massive pipes running across the wall into the bedroom. Location was perfect but very misleading pictures of the actual init.

The location of the cottage is amazing. Walkable to the beach in a beautiful, family friendly community. The actual cottage could desperately use some maintaince and repairs prior to renting. There are drywall holes throughout the bathroom exposing the pipes and insulation. The kitchen counter top has tape holding down the corner. The rugs were dirty and bed pillows have yellowed over time. There are lots of windows that do not operate and no shade in the kids bedroom for privacy and sunlight. This could really be a great property just needs some TLC.
