Villa Zivania - Spacious Private Villa in Quiet Cul-De-Sac near Tala Square

The villa is situated within a small leafy and peaceful cul de sac, only a few minutes walk from Tala Village Square, with its small yet diverse collection of bars, restaurants and tavernas. All 3 bedrooms have En-Suite or adjacent bathrooms and overlook the garden, pool and Sea.

The furnishings are not typical of a rental property; the owners have equipped the villa to a very high standard (thus the beds are orthopaedic and sofas are nice and comfy!).

The open plan ground floor features a fully equipped kitchen, benefiting from an electric oven and hob, fridge/freezer, microwave, and washing machine. The living area is stylishly furnished with a flatscreen TV (with satellite), DVD and CD player. The dining area is furnished with a dining table that comfortably seats 6. The first double bedroom with king-size bed is located on the ground floor and has patio doors that open directly on to the pool terrace. A separate shower room is located close by. Ideal for those who don't want to climb stairs to bed!

A bright and open white marble staircase, leads to the first floor where the spacious landing area (with picture window and seating) and remaining bedrooms are located. The spacious master bedroom features a king-size bed and has an en-suite shower-room.

Patio doors lead onto a large balcony with 'Rattan' sofa set affording a relaxing setting to enjoy the sunshine and views (maybe even with a glass of wine in hand). The final bedroom is a twin bedded room with adjacent shower room and a private balcony overlooking the swimming pool. All 3 Bedrooms benefit from ample cupboard and hanging space as well as shutters to keep them dark and cool as required. Air-conditioning (which is included in the price) is provided in all bedrooms, living area and kitchen. All bed linen and towels including those for by the pool are provided and changed weekly.

The 8m x 4m private pool is surrounded by a large sunbathing terrace equipped with sunbeds (6), parasols (3) and a poolside shower. A traditional stone built BBQ is provided along with table and chairs (2 sets) for alfresco dining at all times of day and on those warm summer evenings. The pool, gardens & terraces are all illuminated at night. The Privacy fencing to the front of the garden provides additional screening. The villa is alarmed for your peace of mind. There is ample parking in the small cul-de-sac outside the villa and there are no restrictions.

**The current IPTV system features most UK Sky channels (premium sports, documentaries, movies & music included) as well as many channels in German, Spanish and Russian. There is also an automatically updated Video Library with films, TV series and more**.

"The Villa was just perfect for our family and was ideal for my mum and dad with the bedroom downstairs. In a lovely condition, well kept with everything we needed.

The location was good in a quiet cul-de-sac and not too far from the Village Square if you wanted to walk.

We frequented the following bars and restaurants in Tala Square:-
Mario’s, Melitzia, Voukani, Stamna, Hazeli and Themoula’s all which served good food and drinks at reasonable prices.

Other restaurants we visited were the Sea Caves, Last Castle and Yiannis in Kathikas - all delicious.

We booked excursions on the Wavedancer at Paphos Harbour, BBQ Cruise and the Fireworks Cruise. We also hired a boat from Latchi Watersports which was a fantastic day.

Your service was fantastic and great to be sent all the instructions about the villa and what was on around the area and some discount vouchers. Nothing was too much trouble. Tandy was great locally. She cleaned the villa half way through the holiday and brought us and extra hairdryer. She also went above and beyond and posted two items of clothing back to us which had been mistakenly left in the villa. Couldn’t have asked for more.

Can’t think of anything to improve the current property or service. We holiday in Cyprus at least once every year so I would imagine we will be back next year. We tend to use hotels when visiting other countries and there are only two of us but as we know Cyprus pretty well we tend to go for a villa if there are a few of us. "

"we loved Villa Zivavia it was very clean and tidy throughout. It was nice to receive a welcome pack too. The pool was lovely and clean when we arrived. Hannah who was looking after the villa visited us on our first morning and was Informative and helpful. The location of the villa was quiet which was great and with the village only a 10 minute (uphill) walk it had everything we needed. The few bars and restaurants were all good and not too busy which was nice. I left a few cards in the info folder of restaurants we ate in. I have to mention Andreas, he was the most helpful lovely person who made taxi journeys enjoyable.. I have already recommended him to a friend who is over in paphos in a few weeks. We would definitely book this villa again maybe not for a year or so as already have plans and would book through yourselves again as have found communication between us was brilliant , responding to any questions I had right away. Villa Zivania is situated in the breathtaking hills of Tala, in Paphos. Its elevated position ensures sea views can be enjoyed from the landscaped garden, balconies, and from most rooms of the house. The surrounding area (although recently developed and improved) still retains a very Mediterranean feel and charm with plentiful greenery creating a most serene atmosphere.

Only a 10 minute drive from the Blue Flag beaches at Coral Bay and from the centre of Paphos, Tala is a popular location for visitors, ex-pat residents and holiday home owners alike.

Looking down on the main town of Paphos (out to the Med), and often labelled the 'Beverley Hills' of Cyprus, Tala offers a peaceful location with a good village heart (only 500m away) including a fine selection of bars, restaurants, traditional taverns and other eateries. Tala is home 'The Gallery' which is a very tranquil and upmarket bistro bar, in a private and leafy setting.

Golf: 4 Golf courses are within half an hours drive.

The local mini-market and Cava (great wine selection) is open 6am until 1am May-October and 6am until midnight in other periods
