Excellent rental for Dreams Park, events at The Otesaga, and anyone looking to experience our charming small town. This 6 bedroom, 3 bath home sits on 1 acre, backed up by a lightly wooded area. Separate 840 sq ft game room, extensive ground level deck and fire pit! Baseball attendees even report ease with splitting this rental between a few families!

*Prior to booking, please see the schedule below for "Baseball Season". We follow the Cooperstown Dreams Park schedule from end of May-August which requires bookings to follow their specific 6-night schedule. Outside of that window we only require a 2-night stay. Also note that we do not use instant booking. Be sure to respond to our message to secure your booking! Otherwise, the request will automatically expire per VRBO guidelines.

The original part of the house was a 1-room schoolhouse built in the 1800's. This home now features an open floor concept that marries vintage details with modern amenities. Character exudes the home including original hardwood floors (ground level), blackboards, light fixtures, working water fountain and a claw foot tub. The downstairs has 15ft ceilings which make the space feel grand.
Upon entry, the open living/dining is immediately to your left. The Livingroom features a large flat-screen TV, sectional sofa and queen pull-out couch. A farmhouse table seats 8-10, plus outdoor seating available in warmer weather.
Our well-stocked kitchen is located to the back of the living/dining area and provides everything needed to make cozy home-cooked meals.
On the first floor there are 2 bedrooms off the living/dining - 1 with a king bed and one with a double bed (size up from twin). Please note that the double room downstairs technically accommodates two individuals, but for comfort is likely more suitable for a single adult. A bathroom off the hallway has a clawfoot tub with shower converter.
There is a full set of stairs to the second floor.
On the second floor, there are four bedrooms. One king bedroom with a small (single) futon and en-suite bathroom with stand-up shower (one step up to enter). There are also 2 queen bedrooms, and a twin bedroom. There is a 2nd floor bath off the hallway with a stand-up shower (one step up to enter). An outdoor shower is also available seasonally.
The main living area and all bedrooms have window AC units in the summer, with exception of the twin bedroom upstairs, which boasts an industrial fan. In colder months there is baseboard heating which reaches a maximum of 75 degrees.
For family fun and entertainment, there is a game room in a separate 840 square foot building, complete with lounge area, TV/DVD player, pool table, ping pong, Foosball, air hockey and outdoor basketball hoop. You will also find board games, puzzles and a variety of lawn games here as well. The Gameroom does not have heat or AC.
There is an extensive ground-level deck area with gas grill, picnic table for 6 and seating area. The outdoor shower is located just off the deck. Also available seasonally and in compliance with local burn laws, is a solo stove and Adirondack seating. In the winter outdoor furniture/firepit are placed in storage and the outdoor shower is turned off prior to the first freeze.
*MAXIMUM property occupancy is 12--we do not allow any parties or events to be held. Please note this is *strictly enforced* and any additional guests will be asked to leave in order for us to remain compliant with our local ordinance.
*MAXIMUM of 4 vehicles allowed. The garage pictured in the photos is the converted Gameroom and is not available for parking. One exterior security camera is located on the Gameroom, monitoring the driveway/entry.
Lawn Maintenace: All efforts are made for any lawn care to be completed prior to your stay. However there are times when this cannot be accommodated (usually due to weather). We will notify you if we are required to complete lawn care at a time during your stay, while attempting to do this at a time most convenient to you.
Snow Removal: The driveway is approximately 100 feet long. If you are staying with us at a time when snow is expected, please watch for falling snow on the metal roof. A shovel and salt is provided for guests to clear the walkway as needed. Plow services vary dependent upon their schedule and will not be provided for anything less than 2 inches. We suggest 4WD or AWD vehicles for this area at anytime snow is expected.

This home was built in the 1800's and may contain lead paint. Please keep in mind you are in the country surrounded by farmland. While all efforts are made to keep bugs and rodents at bay, we cannot control this 100%. Of note the large ceiling fan and pellet stove in the living room are not operational at this time.
