As one of our guests you can enjoy the Royalty Experience that only the newly appointed Dynasty Lofts has to offer. This property is only two blocks from the San Diego Convention Center, Ralphs Grocery Store, Historic Gaslamp and Horton Plaza.There are only two units in this property. This loft suite is 1228 square feet of the best amenities available while being located seconds walk from the worlds famous Gaslamp Quarter, moments walk to the San Diego Convention Center, the Ralphs Grocery Store or Horton Plaza Shopping Center. The loft has an open N.Y. Loft feel with hardwood floors; diamond plate accents one queen bed, two twin beds and one lounge sleeper. A few of the amenities includes free linen service, free concierge service, forced heating and air conditioning, 42” Plasma TV, in room computer, printer, scanner, and free wireless internet. If you have an Apple “I” product such as IPod, ITouch, IPhone feel free to play it on the flat screen with our provided AV cables. We encourage you to “Go Green” and take one of our provided bicycles to Sea Port Village, The Famous San Diego Zoo, Balboa Park, The San Diego Bay, or the USS Midway. If your stay includes Sunday feel free to enjoy the stroll through the Farmers Market that is just around the corner on 3rd and Island.

For our Jewish clients we are next to Chabad of Downtown and Rabbi Zalman Carlebach will provide you with your kosher needs for your stay.

                        Clean,comfortable, boutique type loft with everything you need. Beds comfortable,shower nice,wifi great. Cons tv forget it...I love local news and being up to date. The TV has no local channels and really is a problem due to satellite network. I used my laptop to stream news and shows. This unit is good for families or a couple or group travel that does not require privacy as there are no walls except for toilet area. The owner is assessible and friendly. The available bikes need some work so bring your own or rent local. I ended up alone for several days here and felt very safe as single female. There are many homeless in this city. There is a Chabbot next door and the people are very friendly.

                        My husband and I are avid users of VRBO for vacationing. After reading the stellar reviews for this condo, we believed we had selected a great place in a great location with a great owner. I can safely report that the owner is, indeed, very nice. But it's misleading to say this is a 2-bedroom condo. This is a loft with no bedrooms at all, but rather 3 beds: one queen and two twins that are separated by a thin curtain hanging from the exposed-insulation ceiling, only a few feet apart. It's fine for two people, but definitely not for four adults who wish to have any degree of privacy from one another at any point in time. We had planned to be said four adults. Upon seeing the accommodations, the other couple opted to go get a hotel room instead. It's also worth noting that most of the window cranks were broken. This means that when you open the windows, you will not be able to get them completely closed again. This is primarily important because of the location: it's noisy! Also, I don't know what was going on with the tv, but all channels had a green hue, and many channels weren't available at all. Not a big deal on vacation, but it's just something to be aware of. You might want to bring your own hairdryer. The one provided is one of those cheap travel hairdryers that you can purchase for $5. Finally, the lock on the fence getting into the condo building is poorly installed. You will have to spend a few minutes figuring out how to pull the door up *just so* in order to get the thing to lock. On the plus side, this is a clean, comfortable, and spacious apartment. Location: yes, this condo is only steps away from a slew of good restaurants and bars. But unless you're specifically interested in eating and drinking through your whole vacation, it's best to split up your stay in San Diego into different areas and spend only two nights or so in the Gaslamp area. Better to stay closer to Balboa Park or in one of the suburbs near the beaches -- especially if you have a car. Which brings me to another point: your car will almost always be blocked in all morning and some afternoons by someone at Chabad. They will stay parked behind you until you go find them and ask them to move their vehicle. In the end, this was a decent place to stay, but it's not one we would choose again.

                        Owner response: These are fair comments and I appreciate the constructive comments. I have repaired the gate and adjusted the locking mechanisms to make it is easier to enter the property. As mentioned, the unit is a great open style loft that can be made to be visually private but not audibly private. The unit sleeps six guests easily with one queen bed, two twin beds, one lounge sleeper type sofa and one lounge sleeper. Finally, I have moved the fence work at the property to make it so no one can park behind one another to alleviate the parking issues. Just to be clear, I write in the move-in information sheet not to open the windows and to use the great air conditioning and forced air eat to prevent any outside noise or during the summer mosquitoes from entering into the unit.

                        Just across from the Horton Grand Hotel and up the road from the Convention Center. Easy walk to restuarants and bay. I stayed with a group of colleagues and attended a conference. Nice kitchen and super sitting area. We hosted a small reception for colleagues and had a lovely time. The ower both responsive and accomodating. The only limitation is the sleeping area, as just curtains separate you from your neighbor. Would be great for a family. My colleagues and I are all close friends, so we could handle the lack of privacy. This unit would not be good for groups of folks who don't know each other as well.

                        Great location in a great city. Very clean and spacious. Amenities in apartment were first class. One small negative was that the property was cold in the mornings and night. Otherwise i would highly recommend this to any people or families interested..

                        The best place to stay downtown San Diego in a very comfortable (!) condo with much privacy...even an own patio which we enjoyed a lot! Gaslamp Quarter, Seaport Village, Coronado ferries, Ralph's Grocery store -everything is in walking distance nearby..so we definitely will come back! Thanks Ira

                        The apartment is conveniently located in the center of everything. You can walk to USS midway museum in 15 minutes. Our family of 6 had a great time staying at this place.

                        If you are thinking about staying downtown the next time you visit S.D., this is the place to stay! The location couldn't be more perfect. One block over from the Gas Lamp. An easy walk to dozens of great bars and restaurants. One block from Ralphs. 2 Blocks fromt the Children's Museum. Walk to Seaport Villiage. 10 minute drive to Coronado for a day on the beach. It's a loft, so don't expect a lot of privacy from your travel companions but the ammenities are great. I brought my 3 kids and it worked out perfectly. The shower is small and there's no tub; but, you don't come to S.D. to soak in the tub, you come to be out in the beautiful weather and enjoy all the things the city has to offer. I was really impressed with how clean it is downtown as well! We definitely felt safe staying here. I would definitely go back with the family OR just with my lady OR with the guys. It really works well for any situtation. I honestly might not stay in OB, MB or PB ever again...

                        This condo is in the perfect San Diego location- right in the middle of the Gaslamp, just a couple of blocks waterfront and seaport village. The trolley stop to old Town, etc, is also only steps away. Coronado is a short 15 minute ride by car or ferry. There are three apartments at the Proto- upstairs, downstairs, and front. We stayed in the two bedroom, two bath front apartment. The condo was very comfortable and we had everything we needed. The beds were very comfortable, and we enjoyed having a living room to converse and watch movies on the flat screen tv. The condo is very nicely appointed and we appreciated that the owner provided us a good start with coffee, kitchen items and other basics. The owner, Ira, is easy to reach with any questions. The condo is first level and right on the street corner so you can see shadows of people passing by at night from the living room, but we did not hear any noise at night in the bedrooms, and did not feel privacy was an issue. The condo looks like a closed dry cleaners from the street, but you will be pleasantly surprised when you open the doors. A modern city retreat awaits you on the inside. We will definitely return.

                        Couldn't have found a better owner or condo for our stay- LOCATION was amazing! Meeting Ira was a wonderful treat to the weekend!                         These condos could not be in a better area. Unlike all of the surrounding buildings, these units actually have their own outdoor patios and on-site parking! The gamlamp is within walking distance. Ira couldnt be easier to work with. Cant wait to stay again! Made for a grrreat girls weekend!!

                      Vacation Rental Agreement 1. AGREEMENT: 472 THIRD AVENUE, LLC , the owner of the property, and Guest agree as follows: Guest is an adult and will be an occupant of the unit during the entire reserved period. Other occupants will be family members, friends, responsible adults or children under direct adult supervision. Use of the premises will be denied to persons not falling within the foregoing categories and as a result they would have to vacate the property without any refund. Any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the rental agreement and forfeiture of the guest’s security deposit and rents. The following people will occupy the premises: 2. PAYMENT AND SECURITY DEPOSIT: Payment is preferred via Credit Card other means of payment are available upon request. 50% of the reservation is due at the time of booking and the balance is due 60 days prior to your arrival date. 472 THIRD AVENUE, LLC will take and hold Guest’s credit card information on file. Provided that real and personal property are in the same condition as when occupancy commenced and all terms of this agreement are met, Guest’s credit card will not be charged for the security deposit. Your security deposit (credit card) also secures your reservation. Please read the cancellation policy in section 3 below. Reservations made less than 30 days prior to check-in are not exempt from the cancellation policy! Some homes require additional cash deposits. Guest is liable for all replacements and repairs that are outside what is considered normal wear and tear and Guest hereby authorized 472 THIRD AVENUE, LLC to charge the Guest’s credit card to cover said costs. If cost of replacement or repairs exceeds the Guest’s credit limit, Guest agrees to pay the difference to 472 THIRD AVENUE, LLC . In the event of a dispute concerning a security deposit, arguments to be heard in the jurisdiction where the property exists. 3. CANCELLATION: RESERVATIONS ARE CONSIDERED BOOKED WHEN THE GUEST’S CREDIT CARD INFORMATION IS RECEIVED AND 50% OF THE PAYMENT IS MADE. To cancel this reservation, notice of cancellation MUST BE IN WRITING AND RECEIVED MORE THAN 60 DAYS PRIOR TO YOUR CHECK-IN DATE. 472 THIRD AVENUE, LLC will refund the sums you have paid, less a cancellation fee equal to 10% of the total rent amount. If your notice of cancellation is RECEIVED LESS THAN 60 DAYS PRIOR TO YOUR CHECK-IN DATE, Guest will forfeit all sums paid, except the security deposit, unless we are able to re-rent the property to someone else, at the same rate for the same period. In the event the property is re-rented for less than the original amount of rent, canceling Guest will receive the balance of his advance rental payment less an amount equal to 10% of the original rent and less any amount necessary to make full payment to the property owner. Guest hereby authorizes 472 THIRD AVENUE, LLC to charge Guest’s credit card for any outstanding balances for reservations cancelled less than 30 days prior to check-in date. Management reserves the right to refuse service to anyone. Management may cancel any reservation for any reason up to 30 days prior to your arrival. In the event the Owner is unable to deliver the property to Guest under the agreement prior to occupancy because of a fire, act of nature, double booking, delay in construction or any other reason whatsoever, Guest hereby agrees that Owner’s sole liability as a result of any of these conditions is a full refund of all consideration paid by Guest for the rental. Guest expressly acknowledges and understands that in no event shall Owner be held liable for any consequential or other damages. 4. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of any payment, deposit and/or rental money and the party will not be permitted to check-in. 5. RESTRICTION: 472 THIRD AVENUE, LLC does not rent to vacationing students or singles under the age of 22 years of age unless accompanied by an adult guardian or parent. 6. PETS: Pets are not allowed in, at, or around our rental properties. Some rentals are pet friendly, additional security deposits may apply. Those with pet allergies should notify us to verify if pets have been present at the property. Absolutely no cats, birds, or exotic animals. 7. PARTIES: At no time are parties, loud music, or other gatherings beyond eight (8) people allowed in the property. Doing so will result in additional charges for cleaning, damage, nuisance, and could result in deposit forfeiture, immediate eviction without refund, or both and at the sole discretion of owner/manager. 8. NO SMOKING: Smoking is not allowed in or around any of our rental properties. 9. CHECK-IN: Check in time is 3:00p.m. on your day of arrival. 10. CHECK-OUT: Check out time is 11:00a.m. on your day of departure. A $50.00 per item fee will be charged for each lost key, garage door opener or parking pass. 11. LOST, STOLEN or ABANDONED ARTICLES: Owner shall not be responsible for lost, stolen or abandoned items. There will be a fee of $20.00 plus shipping for all items returned. 12. CLEANING: Each property will be inspected, sanitized and cleaned after your departure. The rental amount you have paid will provide for normal cleaning so that you can enjoy your vacation up to the last moment. YOU ARE REQUIRED to leave the property in the same general condition that you received it by making sure dishes are washed and put away, the used towels are put in the hamper and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit at a rate of $50.00 per hour. REMEMBER: THIS IS A NO SMOKING AND NO ILLEGAL DRUG USE UNIT. Evidence of smoking or illegal drug use in the unit will result in an automatic $500.00 deep cleaning charge and immediate termination of occupancy! 13. DSL INTERNET: 472 THIRD AVENUE, LLC also provides DSL internet service in each unit at no additional fee. NO TECHNICAL SUPPORT IS PROVIDED. THE NETWORK IS PROVIDED "AS-IS" WITHOUT ANY WARRANTY WHATSOEVER. YOU ASSUME ALL RISKS AND RESPONSIBILITIES FOR USE OF THE NETWORK. OWNER MAKES NO WARRANTY THAT THE NETWORK WILL BE ERROR FREE OR FREE FROM INTERRUPTION OR FAILURE, OR THAT IT IS COMPATIBLE WITH ANY PARTICULAR HARDWARE OR SOFTWARE. TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, THE OWNER DISCLAIMS ALL WARRANTIES, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES, FITNESS FOR A PARTICULAR PURPOSE. 14. WHAT WE SUPPLY: The property is, unless otherwise noted on our website, equipped and set up as a fully furnished property that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings. Paper products are supplied, but will not be replaced if consumed. Staples (salt, pepper, foils, wraps, etc) are stocked by the owner of the property. Guest is responsible for replacing stocked items as they are consumed. We may not have all the items you may be accustomed to having in your home. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Occupancy is based on sleeping capacity: each home may not have ample dining/living room seating to match bed capacity. You should bring personal items such as bath soap, shampoo, and toiletries. Extra towels are always recommended for homes with hot tubs. 15. WEATHER: 472 THIRD AVENUE, LLC does not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will 472 THIRD AVENUE, LLC accept liability for any loss or damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. 16. HOT TUB: Guest hereby acknowledges that if the property they have reserved includes a hot tub, the undersigned is fully aware that the hot tub and surrounding patio/deck can be dangerous; that the deck/patio can be slippery when wet and that injury is likely to occur to anyone who is not careful. Guest should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the hot tub and deck/patio areas. 17. MAINTENANCE: 472 THIRD AVENUE, LLC will diligently attempt to address maintenance issues as they occur. There is an associated risk of renting a single family residence or condo. There are no rebates or refunds issued to Guest for any reason as every good faith effort is made to insure the property is maintained to highest standards. 18. HOME OWNER ASSOCIATIONS: 472 THIRD AVENUE, LLC can not warranty amenities provided through home owner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic and beach facilities. 19. EXPRESS INDEMNITY: The undersigned, for himself/herself, his/hers heirs, assignors, executors and administrators, fully releases and discharges 472 THIRD AVENUE, LLC from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold 472 THIRD AVENUE, LLC free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs. 20. SALE CONTINGENCY: In the event the home that you have reserved is for sale, and/or a party enters into contract to exchange title, 472 THIRD AVENUE, LLC reserves the right to provide the Guest with a comparable property at no additional cost to the Guest. Showings during occupancy are by appointment only at the Guest’s approval. 21. ENTIRE CONTRACT: Time is of the essence. All prior agreements between owner and Guest are incorporated in this Agreement, which constitutes the entire contract. It is intended as a final expression of the parties’ agreement, and may not be contradicted by evidence of any prior agreement or contemporaneous oral agreement. The parties further intend that this Agreement constitutes the complete and exclusive statement of it terms, and that no extrinsic evidence whatsoever may be introduced in any judicial or other proceeding, if any, involving this Agreement. Any provision of this Agreement that is held to be invalid shall not affect the validity of enforceability of any other provision in this Agreement. The waiver of any breach shall not be construed as a continuing waiver of the same or any subsequent breach. The Agreement shall be governed and construed in accordance with the laws of the State of California. California shall have personal jurisdiction over the parties and the county in which the Premises are located shall be the forum for any legal action brought to this Agreement.
