The Tudor Rose Manor is the ideal home for a large family reunion, birthday, corporate retreat or group of friends who want to enjoy the beach together. Sleeps 22 in 7 bedrooms and 4-full bathrooms. Downstairs has #1 Bdrm: 1-King, and #2 Bdrm: 1-Queen and the Living Room has 2-Queen innerspring futons in front of the fireplace.
Upstairs has #3 Bedroom: 1-Queen w/a pack and play crib, #4 Bedroom: 2-Twins - one being a Select Comfort bed, and #5 Bedroom: 2-Queen innerspring futons in front of the upstairs fireplace and #6 Bedroom: with 1-queen and a sunny private deck. In the Carriage House, is the #7 which has a Cal King and a 1-medium sized kids day bed. There are also 2 adult-sized folded cots that can be set up anywhere in the home. The Carriage House is a great place to put all the teenagers with their own private full bath, TV and music system.
Two Fully equipped kitchens and a large Dinning room that seats up to 22 with a warm GAS firestove. There are also three laundry areas. Two bathrooms have tubs with showers and there are two more full bathrooms with showers. There is also a hot & cold outdoor shower.
The yard features a nice gas BBQ and a small hot tub. Lots of room (7,000 sq. ft.) to play croquet in the front yard or just relax under the shady oaks in the backyard. The driveway can hold up to 5-cars and one more car can be parked in front of the home. There are also complimentary bicycles to enjoy the short 2-minute ride to the Seacliff State Beach Park to the north. The bicycle shed also has the croquet sets and a set of horseshoes.
It's just a 4-minute stroll to the Rio Del Mar beach with miles of sand and fire rings for bonfires. There are a variety of restaurants from the elegant Rio Cafe to casual delicatessens with outdoor dining also within walking distance. There is a convenience store for quick supplies or it's only a 5-minute drive to a large shopping center with Safeway, Rite Aid, a movie theater and lots of other shops and restaurants.

- Linens Provided : All regular beds are made and there are fresh sheets in the linen closets for guests use. Most beds have electric blankets. Extra beds ie: innerspring futons, and roll-away twin beds have full bedding available from mattress pads, electric blankets, sheets, comforters and several variety of pillows.
- Washer (3) : One in ground floor utility room, another in the additional upstairs kitchen, and the third off the ground floor of the carriage house bathroom.

12 adults and 10 kids. We had great fun with the extended family (a group of 6 families) Had long walks on the beach and kids had a blast building complicated sand structures on the beach and roaring fies at night. We enjoyed staying in this house wall its amentias as well and its close proximity to the beach. We had a fantastic time celebrating the 25th anniversary of members of our adopted family and made wonderful memories. We are about to leave but we already cannot wait for another chance to stay her. Families from San Francisco, Costa Mesa, Genview, Santa Rosa, and Kansas City Fun things we did: 50th wedding anniversary for mom and dad Maxwell - Dad BBQ'd, we had a bonfire on the beach, walked for miles down to New Brighton Sate Park Beach. Had great Pizza from the Pizza place at Center and State Park Drive. Took the bikes up to Aptos village and did a small part of Niseen Marks Park. ot some sushi to go. Had a wonderful time getting to know all the cousins, can we celebrate Mom & Dad's 51st at the Tudor Rose Manor too?

Every year we have a Ritzman Reunion. And it turns out here was a great place to have it. We fit the max 22 people. Everyone was here for about 3 days all together, but otherwise it was rather scrambled. Things we did: played foosball and knocked off 3 heads went to the beach ate too much food gave the family disabled person to participitation award to Mariah for participation with a broken arm chatted in hot tub played fisbee on the front lawn, and had beach and had FUN! Things we recommend: The Beach Bean, Going to the beach playing foozball, use a golfball This vacation home was perfect!

We had a large family group. Had non stop fun and thoroughly enjoyed being in this large family vacation home! We had many activities all over the Central Coast and this home was the perfect place to be based at. Things we did: a day at the Monterey Bay Aquarium & Dennis the Menace Golden Gate Bridge. rode cable car. a day at the history museum. Kids especially loved visiting the tidal pools. A day at Bi Basin Redwoods followed by Natural Bridges State Beadfh - great place for Kids! On Sunday, we went to Church. Then, went for Nicene Parks to walk through the redwood forest. A day at Santa Cruz beach and boardwalk. We flew kites on the beach. Ate a ton! played games until late every evening. We flew in and out of Oakland, and visited the beautiful Mormon temple grounds. Our family is scattered across the country. And we cherish our times together, as family is the most important thing to us. The Coles Clan.

To celebrate my parents 50th wedding anniversary my Dad arranged for the family to stay here for 10 nights. We total 20 when we are all present, so we thought there would be extra room. Instead, the house looked as though it was rarely cleaned, the carriage house stank of dead rats in the walls, there was no way all of us could eat in the same room-we barely fit in the living room as a family! The furniture was broken (the futons the kids were supposed to sleep on), the circuit for the kitchen blew, we were left with less than half a tank of propane for the grill, and the plumber had to be called several times. When the property manager was told about the stench in the carriage house, she didn't do a thing. Instead she gave us an air freshener insert refill for something that didn't exist. That lovely stench...decaying rats! Clearly, the pics on the site were from prior to the first rental. None of the amenities were remotely as advertised. 7K sq.ft must include the backyard, clearly this is not the actual space in the house-even if including the carriage house. The bicycles had flat tires and only one had a seat. Linens were someones ancient cast offs.The kitchen was barely large enough for one person to cook in, and really, a small fridge upstairs and another in the kitchen for 22 people???? clearly not, thank goodness we bought utensils, plates, bowls and cups, and didn't bring our food with us until we knew the major space limitations. If the beds were made with fresh linens and the house was cleaned, I wonder how Dad was bitten while he slept by a poisonous insect that resulted in him contracting a bacteria that had to be reported to the State Department! The hammock?? Oh, that's in a tangled mess on the storage shed that has seen better days. The backyard is clearly unfinished, bricks strewn and stacked, it's ungraded, so anyone with "mobility issues" will have serious difficulty, likewise if you have more than four people, since all the other beds are upstairs! We have stayed at the ocean in many places, this is by far the least comfortable and least accommodating. I would never, ever recommend this place to anyone.

Our groups of graduates from Narimisu High School 1967-68 have had many wonderful reunions all over the US, and this one at the Tudor Rose Manor was definitely one of the BEST! This wonderful home provided a large backyard with several different areas for various group reminiscing, plus cozy inside nooks and patios for private heart-to-heart talks with long time friends. There was so much to see and do. We all attended the Capitola Art Fair and marveled at the unique and varied handmade items - and carried some of them home. We also enjoyed a group sail on the "Chardonnay" passed the Santa Cruz Boardwalk, and the Wharf with the groups of sea lions entertaining us tourists. We had two catered meal where a wonderful local chef name Jewlia created a fabulous BBQ and the next day a stunning brunch! We also had fun creating our own meals combining many different & favorite recipes. One of the best featured hand-caught, carved and cooked Abalone - a first time delight for many of us. The impromptu croquet game created a lot of hilarity too. Three days was just too short for all the fun that was to be had, and I can’t wait for another stay soon! Thanks again for all the organizers - you are the Best!

There were 21 of us plus 9 locals who stayed in this perfect warm comfortable home. We walked to the beach with the group and sat at the bonfire. We found out 5 things we learned about each other and at least 3 things we all have in common. We ate, laughed, sang, drank some tea, and played in the hot tub as well as bicycled and had fun! Were a group of young Russian, Canadian and American ladies who have come to learn abut each other and our selves. We had a wonderful time at a beautiful home. Can’t wait to come back next year! This place was even better the second time! Lots of improvements like new hardwood floors, larger patio area with many picnic tables, foosball table, HiDef TV in the upstairs Great Room and another new king size bed! We all loved getting together again with Dad and Mom and all the cousins and Aunts & Uncles! The beach has been improved too with a new bathroom! We came from all over for a memorial service celebrating the life of our dear grandfather. He passed away in September and we all came together to celebrate and remember him. We came to this same house in 2005 to celebrate grandpa and grandma's 60th wedding anniversary. This home holds special memories for us and was the perfect place to honor our adored and much loved grandfather. We had 4 generations here and grandma was surrounded by all her children, grand kids and great grand kids. We had a wonderful time and thank you for allowing us together during this special time.

Our mom (aka Nonnie, Granny, Mary) loves any reason to gather her far-flung family, and no one could say “no” to her 75th birthday celebration. So her 4 children, their 4 spouses and her 7 grandchildren came to Aptos for a week of fun. We had a great time at the beach, running and walking on the cliff drive, seeing the redwoods, the Mystery spot and the Monterey Aquarium. The Boardwalk in Santa Cruz was a blast and the garlic fires and clam chowder are a must. We also ate plenty of Marianne’s home made ice cream (72 flavors) and sampled legendary baked goods at Gayle’s Bakery in Capitola. Don’t miss the terrific produce at any farm stand or flea market you come upon. We ate 30 lbs of peaches plus loads of strawberries. So HAPPY BIRTHDAY MOM! Thanks for all the good food, scrabble games and TLC “WE LOVE YOU”!
